Top 7 cash investors in El Paso, TX
-
Understand your options: El Paso has a moderate pool of vetted cash buyers. 11 local operators and 57 statewide Texas companies are vetted and matched to your search — 68 vetted options in total. Of the 151 companies we identified, only about 54% cleared our credibility bar at all — and that's just the visible market. About 11% of El Paso-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in El Paso: The top-ranked companies carry ratings above 4.6, backed by 47–369 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 71 reviews — a real gap in how much you can learn before committing. Only about 27% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 68 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median El Paso home sells for about $275,950 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (99% sale-to-list) in a median of 53 days with 3 months of supply. A cash investor might offer $140,000–$195,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: El Paso has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in El Paso isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. House Buyers Houston
CASH INVESTOR
Based in Houston, TXUNVERIFIEDExpert take: House Buyers Houston is our top pick in El Paso — a solid lead, built on the fundamentals we score. Their overall score is actually in the top 10% compared to cash investors nationwide. The customer record backs it up: a 5.0 average across 103 reviews — a lot of people saying the same good thing. 50 reviews came in over the past 6 months — roughly 2.9x their lifetime pace, a high level of verified recent activity. Worth knowing: their verified review history only goes back 3 years — a young record for a market leader. No BBB record to point to. We count it as missing context, not a strike. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 10% in TXBBB Status UnverifiedActive Since 2023Lifetime Avg Rating 5.0Total Review Count 103Recent Avg Rating 5.0Recent Review Count 50Rating Breakdown5★ 1034★ 03★ 02★ 01★ 0Pros

2. Level Cash Home Offers
CASH INVESTOR
Via HermosaBBB LISTEDExpert take: Level Cash Home Offers's record reads the same wherever you sample it: a big review pool holding high marks throughout. They hold a 4.9 average across 210 customer reviews — strong marks with serious volume behind them. 17 reviews in the past 6 months — real, current review volume on top of the history. The record spans 6 years of verified activity — established, and still growing. They're BBB-rated A+, though not accredited; the website, though, is light on transparency. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. They passed the same vetting as every company we feature — the depth of the record is what sets them apart. A proven operation that's still moving — get their offer early in your search. What stands outReview Score Top 25% in TXBBB Status Not accredited, A+Active Since 2020Lifetime Avg Rating 4.9Total Review Count 210Recent Avg Rating 4.9Recent Review Count 17Rating Breakdown5★ 1924★ 123★ 42★ 01★ 2Pros

3. Southern Hills Home Buyers
CASH INVESTOR
Active since 2020UNVERIFIEDExpert take: No one on this page has more customer reviews on file than Southern Hills Home Buyers — when it comes to customer feedback, theirs is the biggest sample we evaluated here. Their record: 369 reviews averaging 4.9 — and at that volume, the consistency itself is the story. The past 6 months alone brought 33 reviews — the current pace is heavy. All of it sits on 6 years of verified review activity — steady accumulation over time, not a short burst. There's no BBB profile on record for them — worth knowing, nothing more. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. The depth is proven and the activity is current — a solid offer to collect early in your comparison. What stands outReview Score Top 25% in TXBBB Status UnverifiedActive Since 2020Lifetime Avg Rating 4.9Total Review Count 369Recent Avg Rating 4.6Recent Review Count 33Rating Breakdown5★ 3554★ 23★ 12★ 01★ 11Read reviews: GooglePros

4. Inspired Buyers
CASH INVESTOR
Based in San Antonio, TXUNVERIFIEDExpert take: Inspired Buyers is one of the more active cash investors we track in El Paso right now, on top of an established record. Recent volume backs the framing: 26 reviews in the past 6 months and counting. Their record holds a 4.9 average over 73 reviews — consistent feedback, decent volume. The pace comes with a caveat — recent feedback averages 4.7, below their long-run 4.9. Verified history spans just 2 years, so the momentum is most of the record. The credential picture is light: no BBB profile to check. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. They cleared the same vetting as every featured company — the current activity is what earns the extra attention. Current volume plus a fair record makes them an easy inclusion in your offer round. What stands outReview Score Top 25% in TXBBB Status UnverifiedActive Since 2024Lifetime Avg Rating 4.9Total Review Count 73Recent Avg Rating 4.7Recent Review Count 26Rating Breakdown5★ 714★ 03★ 02★ 01★ 2Pros

5. Border City Home Buyers
VERIFIED CASH INVESTOR
East SideACCREDITEDVERIFIEDExpert take: Border City Home Buyers is the quietly consistent type: established history, current activity, nothing flashy. The numbers are strong at scale: a 4.9 customer rating held across 140 reviews. 3 reviews over the past 6 months — the pace is steady, not surging. They've logged 6 years of verified review activity along the way, which grounds the volume. Enhanced screening is done here too: the company confirmed key details about the operation with our team. Customer record and credibility both clear our strong bar — recent activity is the one thing this profile is missing. Screening for legitimacy came before any ranking here; the volume of feedback is their distinguishing feature. Proven volume and a steady present — include them as you gather offers and compare what comes back. What stands outReview Score Top 25% in TXBBB Status Accredited, A+Active Since 2012Lifetime Avg Rating 4.9Total Review Count 140Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 1364★ 23★ 12★ 01★ 1Pros

6. Sell House Cash
CASH INVESTOR
Based in Texas City, TXUNVERIFIEDExpert take: Sell House Cash runs smaller than the volume leaders here, and the feedback they do get lands reliably on the positive side. The numbers hold up: a 5.0 customer rating across 47 reviews — enough consistent feedback to mean something. Recent months show modest activity: 5 reviews in the trailing 6 months — not a surge, not a stall. Behind that sits 4 years of verified review activity — an established operation, not a newcomer. One gap: no BBB record to point to, so third-party validation is thinner than we'd like. The customer record carries the scoring — the activity and credential signals around it are quieter. As with every featured company, they passed our vetting before any ranking — the differences on this list are about evidence and scores, not legitimacy. The record says quality over quantity. Worth including in your comparisons to see what they actually offer. What stands outReview Score Average in TXBBB Status UnverifiedActive Since 2022Lifetime Avg Rating 5.0Total Review Count 47Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 474★ 03★ 02★ 01★ 0Pros

7. Duke Real Estate & Asset Management
CASH INVESTOR
Active since 2019ACCREDITEDExpert take: Don't read too much into last place here — Duke Real Estate & Asset Management scored just a few points behind the spot above. Customers rate them 4.6 over 71 reviews — most had a good experience, though the feedback isn't uniform. Recent activity is modest — 3 reviews in the past 6 months, consistent with their usual pace. They've got 4 years of verified activity, so this isn't a snapshot. They're BBB accredited with an A+ rating, though the website is light on transparency. Nothing makes it over our strong bar; customer record is the nearest miss, and not by much. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. Realistically, this rank could be a spot or two higher — worth an offer alongside the rest of the list. What stands outReview Score Average in TXBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.6Total Review Count 71Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 634★ 13★ 02★ 01★ 7Pros

What to know before selling to a cash home buyer company in El Paso, TX
Overview: the cash investor landscape in El Paso
El Paso has a large, competitive cash buyer market — but most of the 151 companies here don't have verifiable track records, and while renovation flips still lead the activity, the distress-driven side is climbing fast.
We identified 151 cash buyer companies in the El Paso area. 82 have enough of a verifiable track record to evaluate. The other 69 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 11 credible local buyers — the cap is a display limit, not a quality cutoff. All 11 passed our evaluation standards. Another 57 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. House Buyers Houston, our #1 pick, carries a 5.0 rating across 103 verified reviews and has ramped its recent pace to roughly 2.9x its lifetime average. Level Cash Home Offers, ranked #2, holds a 4.9 rating across 210 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 82 credible companies out of 151 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in El Paso runs above the national average. About 11.3% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting El Paso above average (top 30%) on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 0.6% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 18% year-over-year, while sales involving financially distressed sellers are up about 50%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
El Paso is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how El Paso compares to national benchmarks right now:
- 53 days median time on market vs. 50 nationally [1]
- 3 months of housing supply vs. 3 nationally
- 10% of listings have taken a price cut vs. 17% nationally
- 99% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in El Paso right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in El Paso: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do El Paso cash home buyers actually pay?
Cash investors in El Paso, TX typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $276,000 (median sale price in El Paso, TX [1]), cash investor offers would likely be in the range of $160k–$200k. In other words, you're trading somewhere between $75k–$120k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $276,000 | $276,000 |
| Repair costs | −$30,000 | −$55,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$40,000 |
| Your offer | ~$201,000 (73% ARV) | ~$156,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. El Paso, TX has a moderate pool of vetted cash buyers — 11 local operators plus 57 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in El Paso?
Selling to a cash investor is the fastest way to close in El Paso, but it comes at a steep cost even with this market's longer selling timeline. On a $275,950 home, cash offers land $81k–$136k below the median sale price. Even with homes sitting roughly 53 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent before committing.
El Paso is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $275,950 home, cash offers typically land between $140k–$195k — a $81k–$136k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, a home tied up in probate, major repairs, or a deadline you can't move.
-
List on the open market if you can absorb the timeline. El Paso's numbers: 53 days on market, 3 months of supply, and about 10% of listings taking a price cut [1]. Commissions run ~$15k, and carrying costs add ~$700/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. El Paso has iBuyer and bridge-loan programs. With 11 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 151 companies making cash offers in the El Paso area, 69 (close to half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. Distrust of real estate investors is widespread, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Texas Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Texas, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 156 cash home buyer companies in El Paso. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 151 cash property investors we identified in El Paso, 82 had enough data to get scored by our model. The other 69 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
