Top 7 cash investors in Oklahoma
-
Understand your options: Oklahoma has a moderate pool of vetted cash buyers. 12 statewide operators are vetted and active in Oklahoma, plus 7 nationwide companies — 19 vetted options in total. Of the 45 companies we identified, only about 42% cleared our credibility bar at all — and that's just the visible market. About 10% of Oklahoma home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Oklahoma: The top-ranked companies carry ratings above 4.7, backed by 21–124 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 44 reviews — a real gap in how much you can learn before committing. Only about 25% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 19 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Oklahoma home sells for about $264,600 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 39 days with 3 months of supply. A cash investor might offer $130,000–$185,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Oklahoma has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good' or "bad"
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Oklahoma isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Oklahoma Cash Buy
CASH INVESTOR
Active since 2020UNVERIFIEDExpert take: Oklahoma Cash Buy ranked #1 of the 12 cash investors we evaluated in Oklahoma, with a comfortable margin over the runner-up. Nationally they land in the top 25% — the local lead isn't a fluke of a weak field. They've earned a 5.0 customer rating across 124 reviews — deep, consistent, and hard to fake. And the reviews keep coming — 28 in the past 6 months. They've got 4 years of verified review activity behind them — enough history to trust the pattern. The one credential gap: no BBB profile on file. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. It's the strongest overall profile we evaluated in Oklahoma. Get their offer first, and compare it against one or two others. What stands outReview Score Top 1% in OKBBB Status UnverifiedActive Since 2020Lifetime Avg Rating 5.0Total Review Count 124Recent Avg Rating 5.0Recent Review Count 28Rating Breakdown5★ 1234★ 03★ 02★ 01★ 1Read reviews: GooglePros

2. McKinnon Home Buyers
VERIFIED CASH INVESTOR
Oklahoma City, OKACCREDITEDVERIFIEDExpert take: McKinnon Home Buyers ranked #2 of the 12 cash investors we evaluated in Oklahoma — in a smaller pool, it's worth getting offers from both of the top two picks. At 4.7 across 72 reviews, the customer record is good rather than exceptional. What's come in lately is strong: 7 reviews at 5.0, a notch above their long-run average. Their verified review history runs 7 years deep, which makes the lower review count easier to read fairly. They've been through our enhanced screening — sharing and confirming extra details about the operation firsthand. Two of the three things we score — customer record and credibility — are strong here, with recent activity running thinner. A credible runner-up — worth an offer as you work through the list, and a natural comparison for the top pick. What stands outReview Score Top 10% in OKBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.7Total Review Count 72Recent Avg Rating 5.0Recent Review Count 7Rating Breakdown5★ 654★ 33★ 02★ 01★ 4Pros

3. House Buyers OKC
CASH INVESTOR
Oklahoma City, OKBBB LISTEDExpert take: House Buyers OKC pairs a positive customer record with credentials that check out independently — the profile holds up from both angles. Customers rate them 4.8 across 86 reviews — a sample big enough for the consistency to be real. Recent months look better than the lifetime line: 6 reviews averaging 5.0 — a small but real improvement. The history is real: 8 years of verified review activity on record. On credentials, they're BBB-rated A+, though not accredited — solid third-party footing. The customer record is the clear strength here; pace and credentials sit closer to the middle. As with every featured company, they passed our vetting before any ranking — the differences on this list are about evidence and scores, not legitimacy. The record says quality over quantity. Worth including in your comparisons to see what they actually offer. What stands outReview Score Top 25% in OKBBB Status Not accredited, A+Active Since 2018Lifetime Avg Rating 4.8Total Review Count 86Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 814★ 13★ 02★ 01★ 4Pros

4. OKC Property Buyers
VERIFIED CASH INVESTOR
Oklahoma City, OKACCREDITEDVERIFIEDExpert take: OKC Property Buyers is one of the most credentialed cash investors on our Oklahoma list — strong verification, a smaller review count. A 4.8 across 45 reviews is a solid record, with the caveat of a smaller sample. Recent reviews are nearly nonexistent — 2 reviews in 6 months — so their current pace is an open question. Behind that sits 4 years of verified review activity — an established operation, not a newcomer. Enhanced screening is on file here: the company provided additional information and we verified it directly. Credibility is the strength here — the verification runs deeper than the customer and activity data. Worth knowing: only a small scoring margin separates them from the spot above. Bottom line: the company checks out; the record is just smaller than the credentials. A fair pick for your comparisons. What stands outReview Score Top 25% in OKBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.8Total Review Count 45Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 434★ 03★ 02★ 01★ 2Pros

5. Remedy Home Buyers
IN-NETWORK CASH INVESTOR
Oklahoma City, OKBBB LISTEDVERIFIEDIN-NETWORKExpert take: Remedy Home Buyers is a vetted network partner — screened by our team directly, and held to standards to stay in the network. They hold a 5.0 average across 21 reviews — a solid record still building volume. Just 1 review came in publicly over the past 6 months. They bring 4 years of verified review activity. Outside validation matches what our screening found: listed with the BBB, though not accredited. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. Every company here passed our eligibility checks; network partners go through an additional layer of direct screening. The network vetting runs deeper than our standard checks — collect their offer along with a couple of others and compare. What stands outReview Score Average in OKBBB Status Not accredited, NRActive Since 2016Lifetime Avg Rating 5.0Total Review Count 21Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 214★ 03★ 02★ 01★ 0Pros

6. Green Country Home Buyers
CASH INVESTOR
Tulsa, OKUNVERIFIEDExpert take: Steady is the word for Green Country Home Buyers: a long record accumulating slowly and evenly. Customers rate them 5.0 across 61 reviews — high marks, on a smallish sample. The recent pace is steady: 3 reviews in the past 6 months, nothing unusual either way. They've been at this a while: 9 years of verified review activity, plus 21 years in business by their own account. One gap: no BBB record to point to, so third-party validation is thinner than we'd like. Nothing quite clears our strong bar, though customer record comes close — a profile just short of a clear strength. Being featured means they passed our screening; the rank beyond that reflects the strength of the record. A stable profile without a headline stat — still worth including, especially if you're collecting several offers. What stands outReview Score Average in OKBBB Status UnverifiedActive Since 2005Lifetime Avg Rating 5.0Total Review Count 61Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 614★ 03★ 02★ 01★ 0Pros

7. Petit Home Solution
CASH INVESTOR
Tulsa, OKBBB LISTEDExpert take: Don't read too much into last place here — Petit Home Solution scored just a few points behind the spot above. They hold a 5.0 average over 22 reviews: good marks, on fewer reviews than the leaders carry. Only 2 reviews came in over the past 6 months, so it's hard to tell how active they are now. They've got 7 years of verified activity, so this isn't a snapshot. They're BBB-rated A+, though not accredited, which gives the profile independent footing. The scores run modest across the board — that reflects how few reviews there are, more than the quality of the work. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Average in OKBBB Status Not accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 22Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 224★ 03★ 02★ 01★ 0Pros

What to know before selling to a cash home buyer company in Oklahoma
Overview: the cash investor landscape in Oklahoma
Oklahoma has 45 cash buyer companies that operate statewide, but only 19 have enough of a track record to evaluate. Competition among the vetted statewide buyers works in your favor; the rest of the market is harder to see.
We identified 45 cash buyer companies that operate statewide in Oklahoma. 19 have enough of a verifiable track record to evaluate. The other 26 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the statewide operators. The 7 on our featured list are the highest-ranked of the 12 credible statewide buyers — the cap is a display limit, not a quality cutoff. All 12 passed our evaluation standards. Another 7 nationwide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Oklahoma Cash Buy, our #1 pick, carries a 5.0 rating across 124 verified reviews and has ramped its recent pace to roughly 1.8x its lifetime average. McKinnon Home Buyers, ranked #2, holds a 4.7 rating across 72 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 19 credible companies out of 45 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Oklahoma runs above the national average. About 10.5% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Oklahoma slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 2.0% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is up about 8% year-over-year, while sales involving financially distressed sellers are up about 1%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Oklahoma is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 39 days (vs. 50 nationally) [1], there's about 3 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 18% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Oklahoma right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Oklahoma: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Oklahoma cash home buyer companies actually pay?
Cash investors in Oklahoma typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $265,000 (median sale price in Oklahoma [1]), cash investor offers would likely be in the range of $140k–$200k. In other words, you're trading somewhere between $65k–$120k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $265,000 | $265,000 |
| Repair costs | −$25,000 | −$55,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$25,000 | −$40,000 |
| Your offer | ~$200,000 (75% ARV) | ~$145,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Oklahoma has a moderate pool of vetted cash buyers — 12 statewide operators plus 7 nationwide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a Oklahoma we buy houses for cash company?
Selling to a cash investor is the fastest way to close in Oklahoma, but it comes at a steep cost even with this market's longer selling timeline. On a $264,600 home, cash offers land $80k–$135k below the median sale price. Even with homes sitting roughly 39 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Oklahoma is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $264,600 home, cash offers typically land between $130k–$185k — a $80k–$135k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Oklahoma's numbers: 39 days on market, 3 months of supply, and about 18% of listings taking a price cut [1]. Commissions run ~$15k, and carrying costs add ~$650/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Oklahoma has iBuyer and bridge-loan programs. With 12 vetted statewide buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 45 companies marketing cash offers in Oklahoma, more than half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. Distrust of real estate investors is widespread, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Oklahoma Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Oklahoma, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 48 cash home buyer companies in Oklahoma. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 45 cash property investors we identified in Oklahoma, 19 had enough data to get scored by our model. The other 26 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
