Top 8 cash investors in Oklahoma City, OK
-
Understand your options: Oklahoma City has 19 local cash home buyers in our comparison. Another 1 statewide companies appear in the separate broader-area list. Featured companies are a selection from that comparison, not a separate quality tier. Check each company's coverage and property requirements before requesting offers.
-
Know what "good" looks like in Oklahoma City: The 8 featured companies have customer ratings of 4.7 or higher. Their review counts range from 21 to 124. 8 of the 8 have reviews from the past six months. 3 of the 8 are BBB accredited. Weigh customer feedback alongside company credentials, and ask each buyer about its current availability.
-
Take steps to get the best outcome: With 20 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Oklahoma City home sells for about $274,999 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 33 days with 3 months of supply. A cash investor might offer $140,000–$190,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Oklahoma City has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Oklahoma City isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. House Buyers OKC
CASH INVESTOR
Meridian Avenue CorridorBBB LISTEDExpert take: House Buyers OKC is our top pick in Oklahoma City — a solid lead, built on the fundamentals we score. Their overall score is above the national average for cash investors we track — the local lead has real substance. The customer record backs it up: a 4.8 average across 92 reviews — a lot of people saying the same good thing. The trend is up — 10 reviews in the past 6 months averaging 5.0, above their lifetime mark. 8 years of verified activity sit behind the numbers. They're BBB-rated A+, though not accredited, which rounds out the credential side of the profile. Customer satisfaction is what this profile runs on — it clears our strong bar while activity and credibility sit mid-range. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 5% in OKBBB Status Not accredited, A+Active Since 2018Lifetime Avg Rating 4.8Total Review Count 92Recent Avg Rating 5.0Recent Review Count 10Rating Breakdown5★ 874★ 13★ 02★ 01★ 4Pros

2. Local Guy Buys Houses
CASH INVESTOR
Edmond, OKACCREDITEDExpert take: Local Guy Buys Houses comes in just behind our top pick — close enough to take seriously in any offer round. A 4.7 average over 73 reviews: dependable, not spotless. Most customers came away happy. Recent months look better than the lifetime line: 6 reviews averaging 5.0 — a small but real improvement. The verified record covers 7 years — a sustained operation, not a recent arrival. Independent credentials are in order: BBB accredited with an A+ rating. The scoring splits two to one: customer record and credibility clear our bar, recent activity doesn't. With 19 companies evaluated, the cut for a featured spot here is higher than in most markets we cover. A strong option to compare with our top pick — get offers from both and see which comes in higher. What stands outReview Score Top 10% in OKBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 4.7Total Review Count 73Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 664★ 13★ 02★ 21★ 4Pros

3. McKinnon Home Buyers
VERIFIED CASH INVESTOR
MayfairACCREDITEDVERIFIEDExpert take: McKinnon Home Buyers stays on this list the unglamorous way: an established record and a steady trickle of new reviews. The record shows a 4.7 customer rating across 73 reviews — comfortably positive, not perfect. Recent activity is modest but real: 3 reviews over the past 6 months, at their usual pace. They've got 7 years of verified activity on the books — real tenure that puts the lower review count in context. They completed enhanced screening with our team, verifying additional business details with us directly. The credentials are the standout in the scoring — the customer and activity data are lighter. The scores around this part of the list run close together — a rank here is a rounding difference, not a tier. Their verification runs ahead of their review count — include them when you collect offers and see what they come back with. What stands outReview Score Top 10% in OKBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.7Total Review Count 73Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 664★ 33★ 02★ 01★ 4Pros

4. OKC Property Buyers
VERIFIED CASH INVESTOR
MayfairACCREDITEDVERIFIEDExpert take: Paperwork first, reviews second — that's OKC Property Buyers's profile: the verification is in order while the customer record stays small. Customers rate them 4.8 across 46 reviews — high marks, on a smallish sample. 3 reviews in the past 6 months — they're active now, just not at high volume. Their verified review history runs 4 years deep, which makes the lower review count easier to read fairly. They've been through our enhanced screening — sharing and confirming extra details about the operation firsthand. Credibility is the strength here — the verification runs deeper than the customer and activity data. Their overall score sits just behind the next company up — closer than the rank order makes it look. The credentials are strong and the record is thin — mostly a matter of volume catching up. A legitimate company to include as you gather Oklahoma City offers. What stands outReview Score Top 10% in OKBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.8Total Review Count 46Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 444★ 03★ 02★ 01★ 2Pros

5. Oklahoma Cash Buy
CASH INVESTOR
Active since 2020UNVERIFIEDExpert take: The story with Oklahoma Cash Buy is consistency at volume — a deep review record that holds its rating. They hold a 5.0 average across 124 customer reviews — strong marks with serious volume behind them. Current activity is steady: 12 reviews in 6 months, right around their norm. The record spans 4 years of verified activity — established, and still growing. We couldn't find a BBB profile — missing context, not an alarm. The customer record carries the scoring — the activity and credential signals around it are quieter. The gap to the next spot up is small; rank order in this stretch of the list is a fine distinction, not a gulf. A well-established operation at a measured pace — a sensible offer to include. What stands outReview Score Top 25% in OKBBB Status UnverifiedActive Since 2020Lifetime Avg Rating 5.0Total Review Count 124Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 1234★ 03★ 02★ 01★ 1Read reviews: GooglePros

6. Green Country Home Buyers
CASH INVESTOR
Based in Tulsa, OKUNVERIFIEDExpert take: Green Country Home Buyers has kept the same quiet rhythm for years — reviews arriving at a modest, regular pace. Their 5.0 average across 66 reviews is the strongest thing on file — customer satisfaction with real volume behind it. The recent pace is steady: 8 reviews in the past 6 months, nothing unusual either way. The company says they've been in business 21 years; we can verify 9 years of review activity — both point the same way. We didn't turn up a BBB profile — missing context, not a mark against them. The customer record is the clear strength here; pace and credentials sit closer to the middle. Strong feedback, low review count. That earns them a real place in your offer round, next to the deeper-record picks. What stands outReview Score Top 25% in OKBBB Status UnverifiedActive Since 2005Lifetime Avg Rating 5.0Total Review Count 66Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 664★ 03★ 02★ 01★ 0Pros

7. TAG Homes
VERIFIED CASH INVESTOR
Lincoln TerraceBBB LISTEDVERIFIEDExpert take: Short history, real activity — TAG Homes is new to our data, but the reviews are arriving steadily. 55 reviews at 4.8 — a good early signal from a small sample. One note: recent reviews average 4.3, below their 4.8 early mark. At this pace the review count won't stay small for long — we'll keep watching as the reviews come in. Enhanced screening is on file: key details about the operation confirmed to us firsthand. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. They scored within a couple of points of the company ranked just above them — the middle of this list is tightly packed. A reasonable pick for the current pace — just weigh the offer knowing the record is young. What stands outReview Score Average in OKBBB Status Not accredited, A+Active Since 2020Lifetime Avg Rating 4.8Total Review Count 55Recent Avg Rating 4.3Recent Review Count 7Rating Breakdown5★ 514★ 23★ 02★ 01★ 2Pros

8. Remedy Home Buyers
IN-NETWORK CASH INVESTOR
MayfairBBB LISTEDVERIFIEDIN-NETWORKExpert take: Don't read too much into last place here — Remedy Home Buyers scored just a few points behind the spot above. They hold a 5.0 average over 21 reviews: good marks, on fewer reviews than the leaders carry. Recent volume is thin — 1 review in the past 6 months — too little to judge their current pace. There are 4 years of verified review activity behind the numbers. They're in our vetted investor network, which means deep screening by our team and continuing standards on service. Their one real strength in the scoring is credibility; everything else sits behind it. This is one of the deeper markets we cover — 19 cash investors evaluated — so a featured spot took more than clearing the bar. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Average in OKBBB Status Not accredited, NRActive Since 2016Lifetime Avg Rating 5.0Total Review Count 21Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 214★ 03★ 02★ 01★ 0Pros

What to know before selling to a cash home buyer company in Oklahoma City, OK
Overview: the cash investor landscape in Oklahoma City
The rankings are a starting point for comparing cash home buyers in Oklahoma City, OK. Below, we explain the company research, investor activity, and local selling conditions.
We compared 19 local cash home buyers. Clever Offers identified 90 cash investors for Oklahoma City, OK, including buyers that serve larger areas. We had enough information to compare 19 of them. House Buyers OKC has an edge over Local Guy Buys Houses in customer feedback. Local Guy Buys Houses has stronger company credentials. A company missing from the rankings may simply have too little public information for us to compare it.
Check how much feedback is behind the stars. The 8 featured companies have 21–124 reviews each: Remedy Home Buyers has 21, while Oklahoma Cash Buy has 124. A larger review count doesn't automatically mean a higher ranking. We also weigh recent feedback and company credentials.
Look for recent customer experiences. 8 of the 8 companies on our shortlist have reviews from the past six months. 3 of the 8 are BBB-accredited. These are separate signals, not guarantees of an offer or a smooth sale. Confirm service area, fees, repair deductions, and closing terms before signing.
Clever Offers analysis generated October 22, 2026 from available company records. How we research and rank cash home buyers.
Our analysis of 20,334 single-family home sales in Oklahoma City, OK over the 24 months ending October 22, 2026 identified investor buyers in 4.8% of transactions. For homes rated in poor condition, that share was 11.3%.
In May 2026, single-family homes in Oklahoma City, OK spent a median of 33 days on the market, according to Redfin. For condos, the median was 42 days. Allow additional time to close after accepting an offer. Compare that timeline with a cash home buyer’s written closing terms.
Use the rankings to decide which cash home buyers to contact, then compare written offers. Check the amount you'll receive after fees and repair deductions, any inspection or cancellation terms, and the closing date. A higher ranking doesn't guarantee the best offer for your home. Compare an as-is listing estimate too, especially if you have flexibility on timing.
How much do Oklahoma City cash home buyers actually pay?
Cash investors in Oklahoma City, OK typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $275,000 (median sale price in Oklahoma City, OK [1]), cash investor offers would likely be in the range of $160k–$200k. In other words, you're trading somewhere between $75k–$120k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $275,000 | $275,000 |
| Repair costs | −$30,000 | −$55,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$40,000 |
| Your offer | ~$200,000 (73% ARV) | ~$155,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Oklahoma City, OK has a moderate pool of vetted cash buyers — 19 local operators plus 1 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Oklahoma City?
Selling to a cash investor is the fastest way to close in Oklahoma City, but it comes at a steep cost even with this market's longer selling timeline. On a $274,999 home, cash offers land $85k–$135k below the median sale price. Even with homes sitting roughly 33 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Oklahoma City is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $274,999 home, cash offers typically land between $140k–$190k — a $85k–$135k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home tied up in probate, major repairs, or a deadline you can't move.
-
List on the open market if you can absorb the timeline. Oklahoma City's numbers: 33 days on market, 3 months of supply, and about 19% of listings taking a price cut [1]. Commissions run ~$15k, and carrying costs add ~$700/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Oklahoma City has iBuyer and bridge-loan programs. With 19 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 90 companies buying homes for cash in the Oklahoma City area, 48 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. Distrust of real estate investors is widespread, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Oklahoma Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Oklahoma, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 93 cash home buyer companies in Oklahoma City. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 90 cash property investors we identified in Oklahoma City, 42 had enough data to get scored by our model. The other 48 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
