Top 7 cash investors in Tulsa, OK
-
Understand your options: Tulsa has a moderate pool of vetted cash buyers. 11 local operators and 3 statewide Oklahoma companies are vetted and matched to your search — 14 vetted options in total. Of the 68 companies we identified, only about 47% cleared our credibility bar at all — and that's just the visible market. About 10% of Tulsa-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Tulsa: The top-ranked companies carry ratings above 4.8, backed by 21–124 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 26 reviews — a real gap in how much you can learn before committing. Only about 27% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 14 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Tulsa home sells for about $290,000 on the open market [1] — and right now it's a balanced market. Homes are selling close to asking (98% sale-to-list) in a median of 31 days with 2 months of supply. A cash investor might offer $145,000–$205,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Tulsa has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Tulsa isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Oklahoma Cash Buy
CASH INVESTOR
Active since 2020UNVERIFIEDExpert take: Oklahoma Cash Buy is the top-ranked cash investor in Tulsa — and it's not really close. Nationally they land in the top 25% — the local lead isn't a fluke of a weak field. Customers rate them 5.0 across 124 reviews — strong feedback, at enough volume to trust it. They're active now, too — 28 reviews in the past 6 months. They've been at it for 4 years of verified review history in this market. No BBB record to point to. We count it as missing context, not a strike. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. Put simply: start here. 2. Tulsa's Fastest Home Buyers
CASH INVESTOR
Downtown TulsaACCREDITEDExpert take: Tulsa's Fastest Home Buyers's record reads the same wherever you sample it: a big review pool holding high marks throughout. Their record: 117 reviews averaging 5.0 — and at that volume, the consistency itself is the story. Recent pace is moderate: 5 reviews in the past 6 months — a steady, ongoing clip. All that volume came fast — just 3 years of verified review activity. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. The customer record carries the scoring — the activity and credential signals around it are quieter. Screening for legitimacy came before any ranking here; the volume of feedback is their distinguishing feature. Proven volume and a steady present — include them as you gather offers and compare what comes back. What stands outReview Score Top 25% in OKBBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 117Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 1164★ 03★ 02★ 01★ 1Pros

3. OKC Property Buyers
VERIFIED CASH INVESTOR
Based in Oklahoma City, OKACCREDITEDVERIFIEDExpert take: OKC Property Buyers is well documented but lightly reviewed — the credentials run ahead of the review count. Customers rate them 4.8 across 45 reviews — high marks, on a smallish sample. Recent reviews are nearly nonexistent — 2 reviews in 6 months — so their current pace is an open question. The verified record covers 4 years — a sustained operation, not a recent arrival. They took the extra step of enhanced screening, which means key business details were confirmed to us firsthand. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. They cleared the same screening as every company we feature; from there, the ranking just reflects the scored profile. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Top 25% in OKBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.8Total Review Count 45Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 434★ 03★ 02★ 01★ 2Pros

4. Remedy Home Buyers
IN-NETWORK CASH INVESTOR
Based in Oklahoma City, OKBBB LISTEDVERIFIEDIN-NETWORKExpert take: Remedy Home Buyers is a vetted network partner — screened by our team directly, and held to standards to stay in the network. The public record is good: 5.0 across 21 reviews, on a modest sample. Recent public activity is thin: 1 review in 6 months — we report the public data as-is. The verified record runs 4 years — established footing under the network membership. Outside validation matches what our screening found: listed with the BBB, though not accredited. The credentials are the standout in the scoring — the customer and activity data are lighter. Every company here passed our eligibility checks; network partners go through an additional layer of direct screening. A vetted partner worth an offer — and as always, worth comparing against the rest of your list. What stands outReview Score Average in OKBBB Status Not accredited, NRActive Since 2016Lifetime Avg Rating 5.0Total Review Count 21Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 214★ 03★ 02★ 01★ 0Pros

5. Green Country Home Buyers
CASH INVESTOR
Shadow RidgeUNVERIFIEDExpert take: Steady is the word for Green Country Home Buyers: a long record accumulating slowly and evenly. Their customer marks run high — 5.0 over 61 reviews — though a sample this size can still move. Recent activity is modest but real: 3 reviews over the past 6 months, at their usual pace. They've been at this a while: 9 years of verified review activity, plus 21 years in business by their own account. There's no BBB profile on record — a gap worth knowing about, not an alarm. Nothing makes it over our strong bar; customer record is the nearest miss, and not by much. One piece of context: featured means vetted — every company on this page passed the same eligibility checks. A fair middle-of-the-road read — and one more real offer makes the comparison better. What stands outReview Score Average in OKBBB Status UnverifiedActive Since 2005Lifetime Avg Rating 5.0Total Review Count 61Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 614★ 03★ 02★ 01★ 0Pros

6. Petit Home Solution
CASH INVESTOR
Oakbrook VillageBBB LISTEDExpert take: Petit Home Solution is a steady, established cash buyer — the track record holds up even if nothing in it stands out. What's on file is good: 22 reviews at a 5.0 average — a smaller sample than the big operators carry, so we weight it accordingly. Just 2 reviews came in over the past 6 months — not proof of a slowdown, but not much of a signal either. They've got 7 years of verified activity on the books — real tenure that puts the lower review count in context. On credentials, they're BBB-rated A+, though not accredited — solid third-party footing. The scores run modest across the board — that reflects how few reviews there are, more than the quality of the work. A solid if unspectacular option — worth an offer even if they don't lead your list. What stands outReview Score Average in OKBBB Status Not accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 22Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 224★ 03★ 02★ 01★ 0Pros

7. Indigo Investment Group
CASH INVESTOR
Active since 2018BBB LISTEDExpert take: Don't read too much into last place here — Indigo Investment Group scored just a few points behind the spot above. They hold a 4.8 average over 42 reviews: good marks, on fewer reviews than the leaders carry. The recent trend helps their case: 5 reviews in the past 6 months at a 5.0 average, above their lifetime mark. There are 6 years of verified review activity behind the numbers. On credentials: listed with the BBB, though not accredited. Standard, not a differentiator. The scores stop just shy of strong — customer record is closest to the line. Worth remembering: everyone on this list already passed our screening. A low rank is a comparison, not a warning. Given how small the gap is, don't put much weight on the last-place rank — they belong in the same offer conversation as the companies just above them. What stands outReview Score Bottom 50% in OKBBB Status Not accredited, NRActive Since 2018Lifetime Avg Rating 4.8Total Review Count 42Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 394★ 03★ 12★ 01★ 2Pros

Tulsa has 1 iBuyer program and 2 bridge loan options. iBuyers make near-instant offers closer to market value but charge service fees and are selective about condition. What to know before selling to a cash home buyer company in Tulsa, OK
Overview: the cash investor landscape in Tulsa
Tulsa has 68 cash buyer companies, but only 32 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 68 cash buyer companies in the Tulsa area. 32 have enough of a verifiable track record to evaluate. The other 36 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 11 credible local buyers — the cap is a display limit, not a quality cutoff. All 11 passed our evaluation standards. Another 3 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Oklahoma Cash Buy, our #1 pick, carries a 5.0 rating across 124 verified reviews and has ramped its recent pace to roughly 1.8x its lifetime average. Tulsa's Fastest Home Buyers, ranked #2, holds a 5.0 rating across 117 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 32 credible companies out of 68 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Tulsa runs close to the national average. About 9.7% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Tulsa about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.8% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is up about 2% year-over-year, while sales involving financially distressed sellers are up about 21%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Tulsa's housing market lands close to the national average — some measures favor sellers, some favor buyers, and the traditional sale path is a realistic option for most.
-
Homes sell in a median of 31 days (vs. 50 nationally) [1], there's about 2 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 19% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Tulsa right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in Tulsa: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Tulsa cash home buyers actually pay?
Cash investors in Tulsa, OK typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $290,000 (median sale price in Tulsa, OK [1]), cash investor offers would likely be in the range of $160k–$220k. In other words, you're trading somewhere between $75k–$130k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $290,000 | $290,000 |
| Repair costs | −$30,000 | −$60,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$45,000 |
| Your offer | ~$215,000 (74% ARV) | ~$160,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Tulsa, OK has a moderate pool of vetted cash buyers — 11 local operators plus 3 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Tulsa?
Selling to a cash investor is the fastest exit in Tulsa — but the discount is steep even in a slower market. On a $290,000 home, cash offers land $85k–$145k below the median sale price. Listing isn't painless either — homes sit about roughly 31 days and price cuts happen — but most sellers still come out ahead. Get a professional read before you decide.
Tulsa sits in the middle, so the decision comes down to your timeline and priorities. The gap between cash and listing is real, but listing costs are worth weighing before you take a discount.
-
Sell to a cash investor if speed or certainty matters more than price. On a $290,000 home, cash offers typically land between $145k–$205k — a $85k–$145k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Tulsa's numbers: 31 days on market, 2 months of supply, and about 19% of listings taking a price cut [1]. Commissions run ~$16k, and carrying costs add ~$700/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Tulsa has iBuyer and bridge-loan programs. With 11 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 68 companies buying homes for cash in Tulsa, 36 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own research online has very little to work with. 1 in 3 Americans already distrust real estate investors, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Oklahoma Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Oklahoma, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 71 cash home buyer companies in Tulsa. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 68 cash property investors we identified in Tulsa, 32 had enough data to get scored by our model. The other 36 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
