Top 7 cash investors in Phoenix, AZ
-
Understand your options: The top tier of cash buyers in Phoenix is strong, but quality drops off fast. 21 local operators and 3 statewide Arizona companies are vetted and matched to your search — 24 vetted options in total. Of the 96 companies we identified, only about 42% cleared our credibility bar at all — and that's just the visible market. About 9% of Phoenix-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Phoenix: The top-ranked companies carry ratings above 4.6, backed by 31–105 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 65 reviews — a real gap in how much you can learn before committing. Only about 48% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Phoenix home sells for about $461,457 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 66 days with 3 months of supply. A cash investor might offer $230,000–$325,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Phoenix has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Phoenix isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. We Buy Houses Arizona
CASH INVESTOR
Active since 1999ACCREDITEDExpert take: We Buy Houses Arizona is the clear #1 in Phoenix — no one else we evaluated scored close. Their score holds up nationally too — the top 10% of all the cash investors we track. Customers rate them 4.7 over 65 reviews. Most had a good experience; a few didn't. They're very active right now — 28 reviews in the past 6 months, about 6x their usual pace. They've got 7 years of verified review activity behind them — enough history to trust the pattern. They're BBB accredited with an A+ rating, though their website is lighter on transparency than we'd like. Nothing lags in the scoring: customer record, activity, and credibility all clear our strong bar. It's the strongest overall profile we evaluated in Phoenix. 2. Mrs. Property Solutions
CASH INVESTOR
Based in Redondo Beach, CAACCREDITEDExpert take: Mrs. Property Solutions comes in just behind our top pick — close enough to take seriously in any offer round. Their 4.9 average across 57 reviews is the strongest thing on file — customer satisfaction with real volume behind it. The freshest signal is good — 5 recent reviews at a 5.0 average, above their lifetime mark. 8 years of verified review history give the profile its foundation. Their credentials hold up — BBB accredited with an A+ rating — independent, third-party validation. Two of the three things we score — customer record and credibility — are strong here, with recent activity running thinner. The natural move: line up an offer from Mrs. Property Solutions next to our top pick and compare what each puts on the table. What stands outReview Score Top 5% in AZBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.9Total Review Count 57Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 564★ 03★ 02★ 01★ 1Pros

3. Arizona Home Offer
CASH INVESTOR
Deer ValleyBBB LISTEDExpert take: With Arizona Home Offer, the reviews and the credentials agree — the customer side and the third-party side of the profile both hold up. A 5.0 customer rating over 31 reviews anchors the profile — strong marks with real evidence behind them. The recent pace is steady: 11 reviews in the past 6 months, nothing unusual either way. They've got 5 years of verified activity on the books — real tenure that puts the lower review count in context. They're BBB-rated A+, though not accredited, though the website offers less transparency than we'd like to see. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. The takeaway: sellers who chose them were glad they did — there just aren't many on record yet. A quality-first option for your Phoenix offer round. What stands outReview Score Top 10% in AZBBB Status Not accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 31Recent Avg Rating 5.0Recent Review Count 11Rating Breakdown5★ 314★ 03★ 02★ 01★ 0Pros

4. Phoenix Mobile Home
CASH INVESTOR
Active since 2020UNVERIFIEDExpert take: Phoenix Mobile Home is an established presence that hasn't gone anywhere — reviews still arrive at their usual pace. The numbers hold up: a 5.0 customer rating across 84 reviews — enough consistent feedback to mean something. Recent activity is modest but real: 10 reviews over the past 6 months, at their usual pace. Their verified review history runs 6 years deep, which makes the lower review count easier to read fairly. No BBB profile on file — missing context, not a mark against them. The customer record carries the scoring — the activity and credential signals around it are quieter. The scores around this part of the list run close together — a rank here is a rounding difference, not a tier. A well-reviewed smaller operator — worth an offer when you're comparing options. What stands outReview Score Top 25% in AZBBB Status UnverifiedActive Since 2020Lifetime Avg Rating 5.0Total Review Count 84Recent Avg Rating 5.0Recent Review Count 10Rating Breakdown5★ 844★ 03★ 02★ 01★ 0Pros

5. Tarek Buys Houses
VERIFIED CASH INVESTOR
Based in Anaheim, CAACCREDITEDVERIFIEDExpert take: Tarek Buys Houses has serious history — a large review pool built over years — though the freshest signals are thin. Their customer rating is 4.6 across 104 reviews — solid at that volume, if not spotless. Just 2 reviews came in over the past 6 months, which is the one soft spot here. All of it sits on 7 years of verified review activity — steady accumulation over time, not a short burst. They've completed enhanced screening with us as well — additional business details, verified directly. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. 21 cash investors were evaluated for this page, which makes every featured position here genuinely competitive. The depth is real and the current pace is unclear — an offer request will answer that question quickly. What stands outReview Score Average in AZBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.6Total Review Count 104Recent Avg Rating 3.0Recent Review Count 2Rating Breakdown5★ 914★ 23★ 12★ 01★ 10Pros

6. House Buyers USA
CASH INVESTOR
Active since 2018ACCREDITEDExpert take: House Buyers USA's record is deep, and the newest reviews are the strongest part of it. A 4.6 average over 105 reviews: at this much volume, some variation is normal — the overall read is positive. Recent months run above their average: 5.0 over 5 reviews. The record spans 5 years of verified activity — established, and still growing. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. The credentials are the standout in the scoring — the customer and activity data are lighter. Worth knowing: only a small scoring margin separates them from the spot above. Proven volume and a steady present — include them as you gather offers and compare what comes back. What stands outReview Score Average in AZBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.6Total Review Count 105Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 924★ 33★ 02★ 01★ 9Pros

7. The Trusted Home Buyer
CASH INVESTOR
Peoria, AZACCREDITEDExpert take: Don't read too much into last place here — The Trusted Home Buyer scored just a few points behind the spot above. Their customer record is genuinely solid: a 4.8 average across 93 reviews. Recent activity is modest — 4 reviews in the past 6 months, consistent with their usual pace. The operation isn't new: 9 years of verified review activity, and 18 years in business by their own account. They're BBB accredited with an A+ rating, though the website is light on transparency. The profile is two-thirds complete — customer satisfaction and credibility score strong, while recent activity runs thin. This market is deep — 21 cash investors evaluated — so the ranking reflects finer distinctions than in thinner markets. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Average in AZBBB Status Accredited, A+Active Since 2008Lifetime Avg Rating 4.8Total Review Count 93Recent Avg Rating 5.0Recent Review Count 4Rating Breakdown5★ 874★ 13★ 02★ 01★ 5Pros

What to know before selling to a cash home buyer company in Phoenix, AZ
Overview: the cash investor landscape in Phoenix
Phoenix has 96 cash buyer companies, but only 40 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 96 cash buyer companies in the Phoenix area. 40 have enough of a verifiable track record to evaluate. The other 56 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 21 credible local buyers — the cap is a display limit, not a quality cutoff. All 21 passed our evaluation standards. Another 3 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. We Buy Houses Arizona, our #1 pick, carries a 4.7 rating across 65 verified reviews and has ramped its recent pace to roughly 6.0x its lifetime average. Mrs. Property Solutions, ranked #2, holds a 4.9 rating across 57 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 40 credible companies out of 96 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Phoenix runs close to the national average. About 9.0% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Phoenix about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.5% of sales involve a financially pressured seller and 3.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 2% year-over-year, while sales involving financially distressed sellers are up about 180%, and bank-owned sales are up about 200%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Phoenix is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 66 days (vs. 50 nationally) [1], there's about 3 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 28% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Phoenix right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Phoenix: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Phoenix cash home buyers actually pay?
Cash investors in Phoenix, AZ typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $461,000 (median sale price in Phoenix, AZ [1]), cash investor offers would likely be in the range of $260k–$340k. In other words, you're trading somewhere between $120k–$205k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $461,000 | $461,000 |
| Repair costs | −$45,000 | −$90,000 |
| Holding costs | −$10,000 | −$20,000 |
| Transaction costs | −$20,000 | −$25,000 |
| Investor profit margin | −$45,000 | −$70,000 |
| Your offer | ~$341,000 (74% ARV) | ~$256,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Phoenix, AZ has one of the deepest pools of vetted cash buyers we track — 21 local operators plus 3 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Phoenix?
Selling to a cash investor is the fastest way to close in Phoenix, but it comes at a steep cost even with this market's longer selling timeline. On a $461,457 home, cash offers land $136k–$231k below the median sale price. Even with homes sitting roughly 66 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent before committing.
Phoenix is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $461,457 home, cash offers typically land between $230k–$325k — a $136k–$231k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Phoenix's numbers: 66 days on market, 3 months of supply, and about 28% of listings taking a price cut [1]. Commissions run ~$25k, and carrying costs add ~$1,150/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Phoenix has iBuyer and bridge-loan programs. With 21 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 96 companies making cash offers on homes in Phoenix, 56 don't have a verifiable track record. That's more than half. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. Distrust of real estate investors is understandable, and the warning signs below become your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Arizona Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Arizona, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. Phoenix has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 101 cash home buyer companies in Phoenix. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 96 cash property investors we identified in Phoenix, 40 had enough data to get scored by our model. The other 56 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
