Top 7 cash investors in Wilmington, NC
-
Understand your options: Wilmington has 8 local cash home buyers in our comparison. Another 26 statewide companies appear in the separate broader-area list. Featured companies are a selection from that comparison, not a separate quality tier. Check each company's coverage and property requirements before requesting offers.
-
Know what "good" looks like in Wilmington: The 7 featured companies have customer ratings of 4.8 or higher. Their review counts range from 20 to 140. 7 of the 7 have reviews from the past six months. 4 of the 7 are BBB accredited. Weigh customer feedback alongside company credentials, and ask each buyer about its current availability.
-
Take steps to get the best outcome: With 34 vetted buyers between the local and statewide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Wilmington home sells for about $479,750 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 60 days with 3 months of supply. A cash investor might offer $240,000–$335,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Wilmington has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Wilmington isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Harmony Home Buyers
CASH INVESTOR
Based in Charlotte, NCACCREDITEDExpert take: Harmony Home Buyers ranked #1 of the 8 cash investors we evaluated in Wilmington, with a comfortable margin over the runner-up. Nationally they land in the top 25% — the local lead isn't a fluke of a weak field. The customer record backs it up: a 5.0 average across 71 reviews — a lot of people saying the same good thing. They're very active right now — 13 reviews in the past 6 months, about 2.2x their usual pace. They've been at it for 6 years of verified review history in this market. On credibility, they're BBB accredited with an A+ rating — real third-party validation. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. Put simply: start here. Harmony Home Buyers is the natural first call in Wilmington — then get another offer or two to compare. What stands outReview Score Top 25% in NCBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 5.0Total Review Count 71Recent Avg Rating 5.0Recent Review Count 13Rating Breakdown5★ 714★ 03★ 02★ 01★ 0Pros

2. John Buys Your House
CASH INVESTOR
Based in Charlotte, NCACCREDITEDExpert take: John Buys Your House ranked #2 of the 8 cash investors we evaluated in Wilmington — in a smaller pool, it's worth getting offers from both of the top two picks. Customers rate them 5.0 across 81 reviews — a sample big enough for the consistency to be real. The recent pace is steady: 6 reviews in the past 6 months, nothing unusual either way. They've got 4 years of verified activity on the books — real tenure that puts the lower review count in context. They're BBB accredited with an A+ rating, which rounds out the credibility side. Everything but the pace checks out: strong customer record, strong credibility, and not much recent volume to point to. A strong option to compare with our top pick — get offers from both and see which comes in higher. What stands outReview Score Top 25% in NCBBB Status Accredited, A+Active Since 2015Lifetime Avg Rating 5.0Total Review Count 81Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 814★ 03★ 02★ 01★ 0Pros

3. Dan Buys Houses
CASH INVESTOR
Active since 2015BBB LISTEDExpert take: With Dan Buys Houses, the reviews and the credentials agree — the customer side and the third-party side of the profile both hold up. The numbers hold up: a 4.9 customer rating across 62 reviews — enough consistent feedback to mean something. Recent feedback has cooled: 4.5 over the past 6 months, below their long-run 4.9. Behind that sits 6 years of verified review activity — an established operation, not a newcomer. They're BBB-rated A+, though not accredited, though the website offers less transparency than we'd like to see. The customer record carries the scoring — the activity and credential signals around it are quieter. They cleared the same screening as every company we feature; from there, the ranking just reflects the scored profile. Strong feedback, low review count. That earns them a real place in your offer round, next to the deeper-record picks. What stands outReview Score Average in NCBBB Status Not accredited, A+Active Since 2015Lifetime Avg Rating 4.9Total Review Count 62Recent Avg Rating 4.5Recent Review Count 8Rating Breakdown5★ 614★ 03★ 02★ 01★ 1Pros

4. Wake County Home Buyers
CASH INVESTOR
Based in Garner, NCACCREDITEDExpert take: Wake County Home Buyers has kept the same quiet rhythm for years — reviews arriving at a modest, regular pace. A 4.9 across 39 reviews is a solid record, with the caveat of a smaller sample. 3 reviews in the past 6 months — they're active now, just not at high volume. They've been at this a while: 9 years of verified review activity, plus 14 years in business by their own account. Independent credentials are in order: BBB accredited with an A+ rating. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. Their overall score sits just behind the next company up — closer than the rank order makes it look. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Average in NCBBB Status Accredited, A+Active Since 2012Lifetime Avg Rating 4.9Total Review Count 39Recent Avg Rating 3.7Recent Review Count 3Rating Breakdown5★ 374★ 13★ 02★ 01★ 1Pros

5. Myrtle Beach Home Buyers
CASH INVESTOR
Active since 2019UNVERIFIEDExpert take: What stands out about Myrtle Beach Home Buyers isn't just the size of the review pool — it's how consistent the marks stay across it. The numbers are strong at scale: a 4.8 customer rating held across 140 reviews. Recent pace is moderate: 4 reviews in the past 6 months — a steady, ongoing clip. The record spans 7 years of verified activity — established, and still growing. One blank on the credential side: no BBB profile we could find. The customer record is the clear strength here; pace and credentials sit closer to the middle. Every featured company passed the same checks — what sets this one apart is the size of the review pool. Proven volume and a steady present — include them as you gather offers and compare what comes back. What stands outReview Score Bottom 50% in NCBBB Status UnverifiedActive Since 2019Lifetime Avg Rating 4.8Total Review Count 140Recent Avg Rating 5.0Recent Review Count 4Rating Breakdown5★ 1314★ 13★ 02★ 11★ 7Read reviews: GooglePros

6. Cardinal Home Buyers
CASH INVESTOR
Based in Raleigh, NCACCREDITEDExpert take: Cardinal Home Buyers stays on this list the unglamorous way: an established record and a steady trickle of new reviews. Their customer marks run high — 5.0 over 20 reviews — though a sample this size can still move. Reviews are still coming in — 3 in the past 6 months, right in line with their history. Their verified review history runs 4 years deep, which makes the lower review count easier to read fairly. The credibility picture is split — BBB accredited with an A+ rating on one hand, a website that doesn't disclose much on the other. The scores run modest across the board — that reflects how few reviews there are, more than the quality of the work. Bottom line: a dependable option, and another data point worth having when you collect Wilmington offers. What stands outReview Score Bottom 50% in NCBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 5.0Total Review Count 20Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 204★ 03★ 02★ 01★ 0Pros

7. NC Cash Home Buyers
CASH INVESTOR
Based in Cary, NCUNVERIFIEDExpert take: NC Cash Home Buyers takes the last spot in the rankings — still vetted, just ranked below the rest. They hold a 4.8 average over 32 reviews: good marks, on fewer reviews than the leaders carry. Recent volume is thin — 2 reviews in the past 6 months — too little to judge their current pace. They've been doing this for a while: verified review activity going back 8 years. We couldn't find a BBB profile — a gap, not an alarm. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. Worth remembering: everyone on this list already passed our screening. A low rank is a comparison, not a warning. Everyone on this list cleared the same vetting — the rank is relative, and one more offer rarely hurts the comparison. What stands outReview Score Bottom 50% in NCBBB Status UnverifiedActive Since 2018Lifetime Avg Rating 4.8Total Review Count 32Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 304★ 03★ 02★ 01★ 2Pros

What to know before selling to a cash home buyer company in Wilmington, NC
Overview: the cash investor landscape in Wilmington
The rankings are a starting point for comparing cash home buyers in Wilmington, NC. Below, we explain the company research, investor activity, and local selling conditions.
We compared 8 local cash home buyers. Clever Offers identified 107 cash investors for Wilmington, NC, including buyers that serve larger areas. We had enough information to compare 8 of them. Harmony Home Buyers has an edge over John Buys Your House in customer feedback. John Buys Your House has stronger company credentials. A company missing from the rankings may simply have too little public information for us to compare it.
Check how much feedback is behind the stars. The 7 featured companies have 20–140 reviews each: Cardinal Home Buyers has 20, while Myrtle Beach Home Buyers has 140. A larger review count doesn't automatically mean a higher ranking. We also weigh recent feedback and company credentials.
Look for recent customer experiences. 7 of the 7 companies on our shortlist have reviews from the past six months. 4 of the 7 are BBB-accredited. These are separate signals, not guarantees of an offer or a smooth sale. Confirm service area, fees, repair deductions, and closing terms before signing.
Clever Offers analysis generated October 16, 2026 from available company records. How we research and rank cash home buyers.
Cash buyer activity in Wilmington runs below the national average. About 6.8% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Wilmington lower than about 4 out of 5 markets on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.0% of sales involve a financially pressured seller and 1.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 13% year-over-year, while sales involving financially distressed sellers are down about 21%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
In May 2026, single-family homes in Wilmington, NC spent a median of 54 days on the market, according to Redfin. For condos, the median was 69 days. Allow additional time to close after accepting an offer. Compare that timeline with a cash home buyer’s written closing terms.
Use the rankings to decide which cash home buyers to contact, then compare written offers. Check the amount you'll receive after fees and repair deductions, any inspection or cancellation terms, and the closing date. A higher ranking doesn't guarantee the best offer for your home. Compare an as-is listing estimate too, especially if you have flexibility on timing.
How much do Wilmington cash home buyers actually pay?
Cash investors in Wilmington, NC typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $480,000 (median sale price in Wilmington, NC [1]), cash investor offers would likely be in the range of $270k–$350k. In other words, you're trading somewhere between $130k–$210k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $480,000 | $480,000 |
| Repair costs | −$50,000 | −$95,000 |
| Holding costs | −$10,000 | −$20,000 |
| Transaction costs | −$20,000 | −$25,000 |
| Investor profit margin | −$50,000 | −$70,000 |
| Your offer | ~$350,000 (73% ARV) | ~$270,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Wilmington, NC has a limited pool of vetted cash buyers — 8 local operators plus 26 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Wilmington?
Selling to a cash investor is the fastest way to close in Wilmington, but it comes at a steep cost even with this market's longer selling timeline. On a $479,750 home, cash offers land $145k–$240k below the median sale price. Even with homes sitting roughly 60 days, open-market sales still net most sellers significantly more than a cash discount. Get a professional read before you decide.
Wilmington is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $479,750 home, cash offers typically land between $240k–$335k — a $145k–$240k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Wilmington's numbers: 60 days on market, 3 months of supply, and about 20% of listings taking a price cut [1]. Commissions run ~$26k, and carrying costs add ~$1,200/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Wilmington has iBuyer and bridge-loan programs. With 8 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 107 companies making cash offers in Wilmington, close to half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. With only 8 vetted local buyers, the pool is thin — caution toward cash investors is common for good reason, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the North Carolina Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in North Carolina, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 110 cash home buyer companies in Wilmington. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 107 cash property investors we identified in Wilmington, 51 had enough data to get scored by our model. The other 56 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
