Top 7 cash investors in Louisiana
-
Understand your options: Louisiana has a thin pool of vetted cash buyers. 7 statewide operators are vetted and active in Louisiana, giving you 7 vetted options to work with. Of the 28 companies we identified, only about 25% cleared our credibility bar at all — and that's just the visible market. About 7% of Louisiana home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. In a market this thin, the bigger risk isn't picking the wrong vetted company — it's going outside the vetted list entirely. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Louisiana: The top-ranked companies carry ratings above 4.5, backed by 20–3190 verified reviews and recent buying activity that shows they're still actively buying. The 7 featured companies are the full vetted statewide pool — there's no drop-off to navigate, so you can realistically evaluate all of them rather than filter. 4 of the 7 carry BBB profiles, which is unusually strong for a market this size. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 7 vetted buyers between the statewide and nationwide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Louisiana home sells for about $269,000 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (97% sale-to-list) in a median of 55 days with 3 months of supply. A cash investor might offer $135,000–$190,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Louisiana has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good' or "bad"
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Louisiana isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. We Buy Ugly Houses
CASH INVESTOR
Active since 1996ACCREDITEDExpert take: We Buy Ugly Houses is the clear #1 in Louisiana — and not because the list is weak: several companies here score in the national top 10%, and We Buy Ugly Houses still leads by a wide margin. Their overall score is actually in the top 5% compared to cash investors nationwide — not just the best option locally. A 4.6 average across 3190 reviews — good, with some variation in there. They're very active right now — 184 reviews in the past 6 months, about 1.5x their usual pace. The company says they've been in business 30 years; we can verify 13 years of review activity. Both point the same way. Credentials are split — BBB accredited with an A+ rating, but the website doesn't disclose much. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 1% in LABBB Status Accredited, A+Active Since 1996Lifetime Avg Rating 4.6Total Review Count 3,190Recent Avg Rating 4.7Recent Review Count 184Rating Breakdown5★ 28154★ 703★ 192★ 111★ 275Pros

2. Cedar Cash Home Buyers
CASH INVESTOR
Lafayette, LAACCREDITEDExpert take: What stands out about Cedar Cash Home Buyers isn't just the size of the review pool — it's how consistent the marks stay across it. The numbers are strong at scale: a 4.8 customer rating held across 142 reviews. The last 6 months brought 15 more reviews, so the volume isn't just historical — it's current. They've logged 4 years of verified review activity along the way, which grounds the volume. They're BBB accredited with an A rating; the website, though, is light on transparency. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. There's not much to argue with here — a deep record, current activity, and an offer worth having on your list. What stands outReview Score Top 10% in LABBB Status Accredited, AActive Since 2022Lifetime Avg Rating 4.8Total Review Count 142Recent Avg Rating 4.9Recent Review Count 15Rating Breakdown5★ 1344★ 33★ 02★ 01★ 5Pros

3. Mr.Buyer
VERIFIED CASH INVESTOR
Based in Miami, FLACCREDITEDVERIFIEDExpert take: Mr.Buyer has stronger credentials than most smaller buyers — what they don't have yet is review volume. The average is excellent — 5.0 across 50 reviews — but at that volume we treat it as a strong signal, not a settled fact. They've been quiet on review platforms lately (1 review in 6 months), which limits what the newest data can tell us. They've got 6 years of verified activity on the books — real tenure that puts the lower review count in context. They completed enhanced screening with our team, verifying additional business details with us directly. The credentials are the standout in the scoring — the customer and activity data are lighter. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Bottom 50% in LABBB Status Accredited, A+Active Since 1999Lifetime Avg Rating 5.0Total Review Count 50Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 504★ 03★ 02★ 01★ 0Pros

4. Max Home Cash
CASH INVESTOR
Based in Las Vegas, NVBBB LISTEDExpert take: Early days for Max Home Cash in our data — a handful of reviews so far, and all of them pointing the same direction. Customers so far rate them 5.0 across 20 reviews — promising, though the base is young. 3 reviews came in over the past 6 months — the review count keeps growing. More reviews will settle the read — early signals this clean are worth tracking. Credibility signals are mixed: BBB-rated A+, though not accredited, but limited transparency on the company's website. Nothing in the profile clears our strong bar, but that's mostly a volume story — there isn't enough data yet for anything to score high. Promising early returns on a small sample — worth an offer, weighed against the more established options here. What stands outReview Score Bottom 50% in LABBB Status Not accredited, A+Active Since 2023Lifetime Avg Rating 5.0Total Review Count 20Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 204★ 03★ 02★ 01★ 0Pros

5. Better House Buyers
CASH INVESTOR
Active since 2014BBB LISTEDExpert take: Longevity and credentials are Better House Buyers's strengths; fresh review activity is what the file is short on lately. Customers rate them 4.9 across 32 reviews — high marks, on a smallish sample. Just 1 review came in over the past 6 months — not proof of a slowdown, but not much of a signal either. They're BBB-rated A+, though not accredited, though the website offers less transparency than we'd like to see. The scores run modest across the board — that reflects how few reviews there are, more than the quality of the work. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. Quality isn't the concern here; recency is. Get offers from the more active companies first, and include Better House Buyers if you're casting a wider net. What stands outReview Score Bottom 25% in LABBB Status Not accredited, A+Active Since 2014Lifetime Avg Rating 4.9Total Review Count 32Recent Avg Rating 1.0Recent Review Count 1Rating Breakdown5★ 314★ 03★ 02★ 01★ 1Pros

6. Fire Cash Buyers
CASH INVESTOR
Active since 2022ACCREDITEDExpert take: Fire Cash Buyers doesn't lead any category here, but the fundamentals are in place: years of verified activity and a consistent customer record. Their customer marks run high — 5.0 over 25 reviews — though a sample this size can still move. No reviews in the past 6 months. That could be a real slowdown or just a quiet stretch on review platforms — companies sometimes go quiet online without going quiet in their buying. Behind that sits 4 years of verified review activity — an established operation, not a newcomer. On credentials, they're BBB accredited with an A+ rating — solid third-party footing. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. A solid if unspectacular option — worth an offer even if they don't lead your list.Review Score Bottom 25% in LABBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 25Recent Avg Rating 0.0Rating Breakdown5★ 254★ 03★ 02★ 01★ 0Pros

7. We Buy Homes 365
CASH INVESTOR
Based in Louisville, KYUNVERIFIEDExpert take: Don't read too much into last place here — We Buy Homes 365 scored just a few points behind the spot above. The customer rating is the soft spot: 4.5 across 64 reviews, below what most featured companies carry. Recent scores trail the lifetime record — 3.3 over the past 6 months versus 4.5 overall. They've got 4 years of verified activity, so this isn't a snapshot. There's no BBB profile on record — a gap, not an alarm. The scores are even and unremarkable — no red flags, no standouts — and the ranking mostly reflects that evenness. They were screened for legitimacy like everyone here — the rank is about the scored profile, nothing more. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Bottom 25% in LABBB Status UnverifiedActive Since 2022Lifetime Avg Rating 4.5Total Review Count 64Recent Avg Rating 3.3Recent Review Count 7Rating Breakdown5★ 534★ 43★ 12★ 01★ 6Pros

Alternative ways to sell your house fast in Louisiana
Louisiana has 1 iBuyer program and 2 bridge loan options. iBuyers make near-instant offers closer to market value but charge service fees and are selective about condition. Bridge loans let you buy your next home before selling — removing the timeline pressure that pushes many sellers toward a cash discount. Both are worth comparing alongside traditional cash offers. What to know before selling to a cash home buyer company in Louisiana
Overview: the cash investor landscape in Louisiana
Louisiana has one of the highest rates of distress-driven cash buyer activity in the country, but only 7 of the 28 statewide companies here have enough of a public track record to evaluate. That disconnect — a lot of activity, few accountable companies — is the defining feature of this market.
We identified 28 cash buyer companies that operate statewide in Louisiana. 7 have enough of a verifiable track record to evaluate. The other 21 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the statewide operators. All 7 on our featured list are the full credible statewide pool — there's no overflow here, and all of them passed our evaluation standards.
-
The top companies are strong and actively competing. We Buy Ugly Houses, our #1 pick, carries a 4.6 rating across 3190 verified reviews and has ramped its recent pace to roughly 1.5x its lifetime average. Cedar Cash Home Buyers, ranked #2, holds a 4.8 rating across 142 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 7 credible companies out of 28 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Louisiana runs below the national average. About 6.8% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Louisiana lower than about 4 out of 5 markets on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
The character of activity here is different from a market built on renovation flips. About 4.5% of home sales involve a seller under financial pressure, about 2x the national rate, and bank-owned sales run at 6.0%. Distressed and bank-owned properties cycling to new buyers — not renovation margins — drive most of the cash buying.
-
The more telling signal is the direction. Overall flip volume is down about 6% year-over-year, while sales involving financially distressed sellers are up about 35%, and bank-owned sales are up about 50%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Louisiana is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how Louisiana compares to national benchmarks right now:
- 55 days median time on market vs. 50 nationally [1]
- 3 months of housing supply vs. 3 nationally
- 18% of listings have taken a price cut vs. 17% nationally
- 97% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Louisiana right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
Your options in Louisiana are narrower than in a larger market, but the vetted buyers on this page are worth a look — and the real question is whether a cash sale fits your situation in the first place.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. If you do go this route, get more than one offer where you can, even in a thinner market.
How much do Louisiana cash home buyer companies actually pay?
Cash investors in Louisiana typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $269,000 (median sale price in Louisiana [1]), cash investor offers would likely be in the range of $150k–$200k. In other words, you're trading somewhere between $65k–$120k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $269,000 | $269,000 |
| Repair costs | −$25,000 | −$55,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$25,000 | −$40,000 |
| Your offer | ~$204,000 (76% ARV) | ~$149,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Louisiana has a limited pool of vetted cash buyers — just 7 credible operators — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a Louisiana we buy houses for cash company?
Selling to a cash investor is the fastest way to close in Louisiana, but it comes at a steep cost even with this market's longer selling timeline. On a $269,000 home, cash offers land $79k–$134k below the median sale price. Even with homes sitting roughly 55 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Louisiana is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $269,000 home, cash offers typically land between $135k–$190k — a $79k–$134k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Louisiana's numbers: 55 days on market, 3 months of supply, and about 18% of listings taking a price cut [1]. Commissions run ~$15k, and carrying costs add ~$650/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Louisiana has iBuyer and bridge-loan programs. With 7 vetted statewide buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 28 companies buying homes for cash in Louisiana, 21 don't have a verifiable track record. That's three out of four. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. With only 7 vetted statewide buyers, the pool is thin — distrust of real estate investors is understandable, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Louisiana Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Louisiana, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 31 cash home buyer companies in Louisiana. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 28 cash property investors we identified in Louisiana, 7 had enough data to get scored by our model. The other 21 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
