Top 7 cash investors in Fort Myers, FL
-
Understand your options: Fort Myers has 8 local cash home buyers in our comparison. Another 68 statewide companies appear in the separate broader-area list. Featured companies are a selection from that comparison, not a separate quality tier. Check each company's coverage and property requirements before requesting offers.
-
Know what "good" looks like in Fort Myers: The 7 featured companies have customer ratings of 4.7 or higher. Their review counts range from 24 to 317. 6 of the 7 have reviews from the past six months. 3 of the 7 are BBB accredited. Weigh customer feedback alongside company credentials, and ask each buyer about its current availability.
-
Take steps to get the best outcome: With 76 vetted buyers between the local and statewide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Fort Myers home sells for about $403,604 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (96% sale-to-list) in a median of 67 days with 4 months of supply. A cash investor might offer $200,000–$285,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Fort Myers has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Fort Myers isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. FL Cash Home Buyers
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: FL Cash Home Buyers is the clear #1 in Fort Myers — no one else we evaluated scored close. Their score holds up nationally too — the top 10% of all the cash investors we track. Their customer rating is 4.7 across 317 reviews — solid, not perfect. And the reviews keep coming — 21 in the past 6 months. The company says they've been in business 15 years; we can verify 10 years of review activity. Both point the same way. They're BBB accredited with an A+ rating, which rounds out the credential side of the profile. They score strong on all three things we measure — customer record, recent activity, and credibility. That breadth is what the top rank reflects. Put simply: start here. FL Cash Home Buyers is the natural first call in Fort Myers — then get another offer or two to compare. What stands outReview Score Top 5% in FLBBB Status Accredited, A+Active Since 2011Lifetime Avg Rating 4.7Total Review Count 317Recent Avg Rating 4.8Recent Review Count 21Rating Breakdown5★ 2824★ 133★ 22★ 21★ 18Pros

2. The Building Buyer
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: The Building Buyer's record reads the same wherever you sample it: a big review pool holding high marks throughout. Their record: 101 reviews averaging 4.9 — and at that volume, the consistency itself is the story. Recent reviews have actually improved on the long-run line: a 5.0 average across the last 9. The depth comes with tenure: 8 years of verified review history behind it. The credentials match the record: BBB accredited with an A+ rating — independent footing under the volume. The strength is in customer record and credibility, with recent activity trailing behind them. Screening for legitimacy came before any ranking here; the volume of feedback is their distinguishing feature. Depth like this earns a spot in your comparison — collect their offer and see where it lands. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 4.9Total Review Count 101Recent Avg Rating 5.0Recent Review Count 9Rating Breakdown5★ 984★ 23★ 02★ 01★ 1Pros

3. Blue Chip Home Solutions
CASH INVESTOR
Cape Coral, FLBBB LISTEDExpert take: With Blue Chip Home Solutions, the reviews and the credentials agree — the customer side and the third-party side of the profile both hold up. Customers rate them 4.8 across 42 reviews — a sample big enough for the consistency to be real. Recent months look better than the lifetime line: 12 reviews averaging 5.0 — a small but real improvement. Their verified review history runs 5 years deep, which makes the lower review count easier to read fairly. They're BBB-rated A, though not accredited, though the website offers less transparency than we'd like to see. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. Strong feedback, low review count. That earns them a real place in your offer round, next to the deeper-record picks. What stands outReview Score Average in FLBBB Status Not accredited, AActive Since 2021Lifetime Avg Rating 4.8Total Review Count 42Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 404★ 03★ 02★ 01★ 2Pros

4. Sell Florida House Now
IN-NETWORK CASH INVESTOR
Based in Labelle, FLVERIFIEDIN-NETWORKExpert take: Sell Florida House Now is one of our vetted network partners in Fort Myers: we've screened the operation directly, and they're held to ongoing standards on service quality. They hold a 5.0 average across 24 reviews — a solid record still building volume. Reviews are arriving at their usual pace — 4 over the past 6 months. They bring 6 years of verified review activity. Outside credentials are thin — we couldn't find a BBB profile — though the network screening covers similar ground directly. The credentials are the standout in the scoring — the customer and activity data are lighter. The gap to the next spot up is small; rank order in this stretch of the list is a fine distinction, not a gulf. The network vetting runs deeper than our standard checks — collect their offer along with a couple of others and compare. What stands outReview Score Average in FLBBB Status UnverifiedActive Since 2020Lifetime Avg Rating 5.0Total Review Count 24Recent Avg Rating 5.0Recent Review Count 4Rating Breakdown5★ 244★ 03★ 02★ 01★ 0Pros

5. Cash Home Buyer Florida
CASH INVESTOR
Based in Miami, FLACCREDITEDExpert take: Nothing about Cash Home Buyer Florida demands a headline — and that's fine: verified tenure, steady feedback, a record that simply holds up. Their customer marks run high — 4.9 over 43 reviews — though a sample this size can still move. They've been quiet on review platforms lately (2 reviews in 6 months), which limits what the newest data can tell us. They've got 6 years of verified activity on the books — real tenure that puts the lower review count in context. The credibility picture is split — BBB accredited with an A+ rating on one hand, a website that doesn't disclose much on the other. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. All told, a steady profile — a sensible one to include as you gather offers and compare. What stands outReview Score Average in FLBBB Status Accredited, A+Active Since 2011Lifetime Avg Rating 4.9Total Review Count 43Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 404★ 23★ 02★ 01★ 1Pros

6. Florida Sell Now
CASH INVESTOR
Based in Naples, FLBBB LISTEDExpert take: Florida Sell Now has been buying here long enough to build a real track record, and it holds up. A 5.0 across 51 reviews is a solid record, with the caveat of a smaller sample. Recent reviews are nearly nonexistent — 2 reviews in 6 months — so their current pace is an open question. Behind that sits 4 years of verified review activity — an established operation, not a newcomer. Credibility signals are mixed: BBB-rated A+, though not accredited, but limited transparency on the company's website. The scores stop just shy of strong — customer record is closest to the line. The scores around this part of the list run close together — a rank here is a rounding difference, not a tier. Bottom line: a dependable option, and another data point worth having when you collect Fort Myers offers. What stands outReview Score Average in FLBBB Status Not accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 51Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 514★ 03★ 02★ 01★ 0Pros

7. Creating Real Estate Solutions
CASH INVESTOR
Bonita Springs, FLBBB LISTEDExpert take: Creating Real Estate Solutions takes the last spot in the rankings — still vetted, just ranked below the rest. Their reviews average 5.0 across 35 on file — good numbers; not a lot of them. Nothing new on the review front in 6 months — worth knowing as you weigh the profile. They've only got 3 years of verified history — limited evidence is part of the story here. The credentials cut both ways — BBB-rated A+, though not accredited, but a website that doesn't disclose much. Nothing in the profile clears our strong bar, but that's mostly a volume story — there isn't enough data yet for anything to score high. Worth remembering: everyone on this list already passed our screening. A low rank is a comparison, not a warning. They're at the bottom of a vetted field — a fair inclusion in a broad offer round. What stands outReview Score Bottom 50% in FLBBB Status Not accredited, A+Active Since 2004Lifetime Avg Rating 5.0Total Review Count 35Recent Avg Rating 0.0Rating Breakdown5★ 354★ 03★ 02★ 01★ 0Pros

What to know before selling to a cash home buyer company in Fort Myers, FL
Overview: the cash investor landscape in Fort Myers
The rankings are a starting point for comparing cash home buyers in Fort Myers, FL. Below, we explain the company research, investor activity, and local selling conditions.
We compared 8 local cash home buyers. Clever Offers identified 179 cash investors for Fort Myers, FL, including buyers that serve larger areas. We had enough information to compare 8 of them. FL Cash Home Buyers has an edge over The Building Buyer in customer feedback and recent review activity. A company missing from the rankings may simply have too little public information for us to compare it.
Check how much feedback is behind the stars. The 7 featured companies have 24–317 reviews each: Sell Florida House Now has 24, while FL Cash Home Buyers has 317. A larger review count doesn't automatically mean a higher ranking. We also weigh recent feedback and company credentials.
Look for recent customer experiences. 6 of the 7 companies on our shortlist have reviews from the past six months. 3 of the 7 are BBB-accredited. These are separate signals, not guarantees of an offer or a smooth sale. Confirm service area, fees, repair deductions, and closing terms before signing.
Clever Offers analysis generated October 16, 2026 from available company records. How we research and rank cash home buyers.
Cash buyer activity in Fort Myers runs close to the national average. About 10.0% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Fort Myers slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.6% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 30% year-over-year, while sales involving financially distressed sellers are up about 127%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
In May 2026, single-family homes in Fort Myers, FL spent a median of 61 days on the market, according to Redfin. For condos, the median was 96 days. Allow additional time to close after accepting an offer. Compare that timeline with a cash home buyer’s written closing terms.
Use the rankings to decide which cash home buyers to contact, then compare written offers. Check the amount you'll receive after fees and repair deductions, any inspection or cancellation terms, and the closing date. A higher ranking doesn't guarantee the best offer for your home. Compare an as-is listing estimate too, especially if you have flexibility on timing.
How much do Fort Myers cash home buyers actually pay?
Cash investors in Fort Myers, FL typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $404,000 (median sale price in Fort Myers, FL [1]), cash investor offers would likely be in the range of $230k–$300k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $404,000 | $404,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$299,000 (74% ARV) | ~$229,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Fort Myers, FL has a limited pool of vetted cash buyers — 8 local operators plus 68 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Fort Myers?
Selling to a cash investor is the fastest way to close in Fort Myers, but it comes at a steep cost even with this market's longer selling timeline. On a $403,604 home, cash offers land $119k–$204k below the median sale price. Even with homes sitting roughly 67 days, open-market sales still net most sellers significantly more than a cash discount. Get a professional read before you decide.
Fort Myers is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $403,604 home, cash offers typically land between $200k–$285k — a $119k–$204k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Fort Myers's numbers: 67 days on market, 4 months of supply, and about 22% of listings taking a price cut [1]. Commissions run ~$22k, and carrying costs add ~$1,000/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Fort Myers has iBuyer and bridge-loan programs. With 8 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 179 companies marketing cash offers in Fort Myers, close to half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. With only 8 vetted local buyers, the pool is thin — a significant share of Americans already distrust real estate investors, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Florida Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Florida, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 184 cash home buyer companies in Fort Myers. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 179 cash property investors we identified in Fort Myers, 93 had enough data to get scored by our model. The other 86 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
