Top 7 cash investors in Clarksville, TN
-
Understand your options: Clarksville has a moderate pool of vetted cash buyers: 10 local investors met our credibility standards, with another 10 statewide Tennessee operators also active in this market. That gives you about 20 vetted options between the local and statewide lists. Of the 60 companies we identified marketing cash buying services in Clarksville, only about 42% met that credibility bar, and that's just the visible market. About 7.8% of Clarksville home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking and never show up in a Google search. Stick to companies with verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Clarksville: The top-ranked companies carry ratings above 4.5 backed by 66 to 500+ verified reviews, with the top buyer running at nearly 3x its historical review pace. The peer pool median sits at 58 reviews. About 70% of credible companies carry a BBB profile, which is a solid rate. Use review depth and recent activity as your quick filters: companies actively working deals will have fresh reviews from the last 6 to 12 months.
-
Take steps to get the best outcome: With 10 local vetted buyers and 10 statewide operators, you have enough options to generate real competition. Reach out to at least 2 to 3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you cast a wider net and compare offers in one place, including from buyers you wouldn't find in a local search. Don't commit on the spot. Any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Clarksville home sells for about $325,000 on the open market [1]. A cash investor might offer $160,000 to $230,000 for the same home (they typically target 70% of after-repair value, minus repair costs). That's the cost of speed, certainty, and selling in any condition. Before you commit, investigate alternatives: Clarksville has iBuyer and bridge loan options that may work better depending on your home's condition and your timeline, and you can always talk to a local agent about what your home would realistically fetch, no obligation.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Clarksville isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.

1. TN HomeBuyers
VERIFIED CASH INVESTOR
Based in Nashville, TNACCREDITEDVERIFIEDExpert take: TN HomeBuyers is the #1 cash investor in Clarksville out of 10 we evaluated, and the data backs the ranking at every level. A 4.5 average rating across 502 reviews over 24 years of verified activity gives them the largest customer track record on this page by a wide margin. Recent ratings have climbed to 4.7, and the pace is accelerating: 70 reviews in the past 6 months, roughly 2.8x their lifetime average, which makes them the most active buyer in the market right now. The credibility picture is just as strong: BBB accredited with an A+ rating, excellent website transparency, and enhanced screening with our team. They told us they specialize in title issues, foreclosures, and probate situations, and they offer both cash deals and creative financing. 2. My TN Home Solution
IN-NETWORK CASH INVESTOR
Based in Hendersonville, TNACCREDITEDVERIFIEDIN-NETWORKExpert take: My TN Home Solution is part of our vetted investor network, which means they've passed through in-depth screening and are expected to uphold high service quality standards to remain in the network. The customer data backs that up: a 4.9 average rating across 233 reviews over 5 years of verified activity, well above the local median in both volume and quality. Recent ratings have dipped slightly to 4.7, which is still strong but a step below their lifetime mark. Activity is steady at 24 reviews in the past 6 months, roughly in line with their lifetime pace. BBB accredited with an A+ rating. They told us they specialize in inherited properties and probate situations. The overall profile is solid: strong ratings, verified credentials, and consistent activity. The slight ratings dip is worth tracking, but the in-network vetting and deep review base carry more weight here. What stands outReview Score Top 25% in TNBBB Status Accredited, A+Active Since 2021Lifetime Avg Rating 4.9Total Review Count 233Recent Avg Rating 4.7Recent Review Count 24Rating Breakdown5★ 2264★ 13★ 02★ 11★ 5Pros

3. Dignity Properties
CASH INVESTOR
Based in Chattanooga, TNACCREDITEDExpert take: Dignity Properties holds one of the rarest distinctions among cash investors: a perfect 5.0 average rating across every single review we have on file. That's 66 total reviews over 7 years of verified activity, with no exceptions. Among the 10 credible buyers we evaluated in Clarksville, that's the highest rating in the market. Recent activity is picking up: 11 reviews in the past 6 months, all at 5.0, roughly 2.3x their lifetime pace. That acceleration suggests Dignity is actively ramping in this market, not just maintaining a listing. The credibility signals hold up too: BBB accredited with an A+ rating and solid website credibility. For a company that's maintained a flawless customer record across 7 years, the recent pickup in pace adds real confidence to the profile. What stands outReview Score Top 25% in TNBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 66Recent Avg Rating 5.0Recent Review Count 11Rating Breakdown5★ 654★ 03★ 12★ 01★ 0Pros

4. Meatha Haynes Tapley, Crye
CASH INVESTOR
Based in Memphis, TNBBB LISTEDExpert take: Meatha Haynes Tapley, Crye is an all-around solid option in Clarksville. A 4.9 average rating across 51 reviews over 4 years of verified activity, with recent ratings trending up to 5.0 across the last 6 months. That's a clean, consistent customer record with quality improving at the margins. Activity is steady: 6 reviews in the past 6 months, roughly in line with their lifetime pace and above the local median. That's enough to confirm they're actively working this market right now. The one gap in the credibility picture is BBB: they have an A+ rating but are not accredited. That's a minor missing marker, not a concern. Solid website credibility rounds out the profile. No standout strength, but no gaps either. What stands outReview Score Average in TNBBB Status Not accredited, A+Active Since 2022Lifetime Avg Rating 4.9Total Review Count 51Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 504★ 03★ 02★ 01★ 1Pros

5. Integrity House Buyers
CASH INVESTOR
GreenwoodACCREDITEDExpert take: Integrity House Buyers has a 4.7 average rating across 74 reviews over 7 years of verified activity in Clarksville. That's a moderate track record with solid overall customer satisfaction. The more interesting signal is the recent trend: only 4 reviews in the past 6 months at a 4.0 average, a noticeable dip from both their lifetime pace and their lifetime rating. That's a small sample, but the direction is worth watching. Momentum is cooling at roughly 0.65x their historical pace. On the credibility side, the picture is cleaner: BBB accredited with an A+ rating and solid website credibility. The customer history and credentials are both decent, but the recent slowdown and ratings dip are reason enough to prioritize more active options on this page first. What stands outReview Score Average in TNBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.7Total Review Count 74Recent Avg Rating 4.0Recent Review Count 4Rating Breakdown5★ 684★ 13★ 02★ 01★ 5Pros

6. Nexus Homebuyers
CASH INVESTOR
Based in Knoxville, TNACCREDITEDExpert take: Nexus Homebuyers has one of the longer track records in Clarksville at 11 years of verified activity, and the credibility signals are solid: BBB accredited with an A+ rating and excellent website transparency. That's a strong foundation. The customer data is more mixed. A 4.6 average across 42 reviews is a moderate track record, and recent activity has slowed significantly: just 1 review in the past 6 months at a 1.0 rating. That single data point isn't enough to draw conclusions from, but the near-stall in activity is hard to ignore. Whether that reflects a real slowdown or a gap in our data, we can't say for certain. The credentials and tenure are real, but you may want to start with the more active options higher on this page to increase your chances of getting a timely response. What stands outReview Score Bottom 50% in TNBBB Status Accredited, A+Active Since 2015Lifetime Avg Rating 4.6Total Review Count 42Recent Avg Rating 1.0Recent Review Count 1Rating Breakdown5★ 384★ 03★ 02★ 01★ 4Pros

7. Middle Tennessee Home Buyers
CASH INVESTOR
Based in Mount Juliet, TNACCREDITEDExpert take: New Again Houses Morristown has 96 total reviews over 17 years of verified activity, making them the second-longest-tenured company on this page. That's the foundation. The concern is what's happened recently: just 0 review in the past 6 months at a 0 rating, running at roughly 0.25x their lifetime pace. That's a sharp drop from a company that was once adding reviews at a modest but consistent clip. Their 4.6 lifetime average is the lowest among featured companies here. On the credibility side, the picture is cleaner: BBB accredited with an A+ rating and solid website credibility. The long tenure and credentials are real, but with this little recent signal, we'd recommend starting with the more active companies above and exploring statewide buyers as well. What stands outReview Score Bottom 50% in TNBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 4.9Total Review Count 36Recent Avg Rating 0.0Rating Breakdown5★ 344★ 13★ 02★ 01★ 1Read reviews: GooglePros

What to know before selling to a cash home buyer company in Clarksville, TN
Overview: the cash investor landscape in Clarksville
Clarksville has 60 companies marketing cash home buying services, but fewer than half have a verifiable track record. The vetted options at the top are strong, and the market has enough depth to compare offers.
We identified 54 cash buyer companies in the Clarksville area. 21 have enough of a verifiable track record to evaluate: 9 local operators and 9 statewide companies also active in the market. The other 33 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 9 credible local buyers. The cap is a display limit, not a quality cutoff. All 9 passed our evaluation standards.
-
The companies at the top are strong. TN HomeBuyers and My TN Home Solution, the 2 highest-ranked, carry customer ratings between 4.5 and 4.9 with over 230 to 500+ verified reviews each. TN HomeBuyers is running at roughly 2.8x its lifetime review pace, a sign it's actively ramping in this market. Quality across the full pool is solid: the pool median score is higher than about 4 out of 5 markets we track.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap (25 credible companies out of 60 total) reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Clarksville runs slightly below the national average for renovation flips, with a mix that's tilting heavily toward distressed and bank-owned sales.
-
About 7.8% of home sales in Clarksville involve an investor buying a property to renovate and resell, compared to 9.6% nationally. That's a separate category from distressed and bank-owned sales.
-
The more telling signal is the direction. Overall flip volume is down about 14% year-over-year, but sales involving financially distressed sellers have surged 104% and bank-owned property sales have tripled. The renovation side of the market is pulling back while the distress-driven side is accelerating, meaning more of the activity involves sellers who need speed and certainty rather than investors chasing renovation margins.
Clarksville is a balanced market that's softer than the national average on some key metrics, particularly how long homes take to sell.
-
Here's how Clarksville compares to national benchmarks right now:
- 96 days median time on market vs. 52 nationally [1]
- 5 months of housing supply vs. 3 nationally
- Sale-to-list ratio and price drop rates are both about average nationally
-
So does that mean you should sell to a cash investor? Not necessarily. Market conditions are context, not a reason to act. But for sellers dealing with property condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is wider when homes sit on the market for 96 days.
You're in a reasonable position in Clarksville: 9 credible local buyers plus 9 statewide operators give you enough options to compare, and the long selling timeline on the open market makes the speed advantage of a cash sale more meaningful here than in faster markets.
-
A typical cash close runs 7 to 30 days, compared to roughly 4 to 5 months from listing to close on the open market. That's a significant timeline gap, and it means the speed advantage of a cash sale carries real weight for sellers under time pressure.
-
The tradeoff is price. Cash investors pay well below full market value. That's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Understanding how selling a house actually works may shift your expectations about the traditional path.

How much do Clarksville cash home buyers actually pay?
Cash investors in Clarksville, TN typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $325,000 (median sale price in Clarksville, TN [1]), cash investor offers would likely be in the range of $180k–$240k. In other words, you're trading somewhere between $85k–$145k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $325,000 | $325,000 |
| Repair costs | −$30,000 | −$65,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$50,000 |
| Your offer | ~$240,000 (74% ARV) | ~$180,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Clarksville, TN has a limited pool of vetted cash buyers — 9 local operators plus 10 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a slower market, traditional sales can take longer and involve more price negotiation — which is part of what makes the speed of a cash offer appealing.
Should you sell to a cash investor in Clarksville?
Selling to a cash investor is the fastest exit in Clarksville, but the discount is steep even with this market's long selling timeline. On a $325,000 home, cash offers land $95k to $165k below the median sale price. Homes sit 96 days here, so listing isn't painless either. Talk to an agent before committing.
The right path depends on your timeline, your home's condition, and how much equity you're willing to trade for certainty. Clarksville's long selling timeline narrows the gap between cash and listing more than the sticker price suggests.
-
Sell to a cash investor if speed or your home's condition makes listing impractical. On a $325,000 home, cash investors typically offer $160k–$230k, a $95k–$165k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash makes the most sense when you're carrying two mortgages, sitting on an inherited property with ongoing taxes, or dealing with a home that needs work retail buyers will discount heavily.
-
List on the open market if you can absorb the timeline. Listing still nets more for most sellers, but in Clarksville the timeline is the cost. At 96 days on market and 5 months of supply, you're committing to a long window [1]. Carrying costs run about $800/month. Add agent commissions (~$18k) and 3+ months of carrying, and selling a home costs more than most people realize. Compare a cash offer to your actual net, not the asking price.
-
Consider an iBuyer or bridge loan if you want a faster timeline without the full cash-investor discount. Clarksville has iBuyer and bridge loan programs that offer a middle path. With 10 vetted local buyers and 10 statewide operators, you have enough options to compare across all three paths and find out which one nets you more.
How to spot a cash home buyer scam
Of the 59 companies buying homes for cash in Clarksville, more than half don't have a verifiable track record. Only about 42% passed our credibility screening. That doesn't make them scams, but it means a seller doing their own research online has limited information to work with. With 20 vetted options between local and statewide lists, healthy skepticism is justified. Here's what to watch for.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with your state's Secretary of State office and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It may be legal in your state, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 59 cash home buyer companies in Clarksville. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 54 cash property investors we identified in Clarksville, 21 had enough data to get scored by our model. The other 33 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
