Top 7 cash investors in Chattanooga, TN
-
Understand your options: Chattanooga has a moderate pool of vetted cash buyers. 13 local operators and 11 statewide Tennessee companies are vetted and matched to your search — 24 vetted options in total. Of the 82 companies we identified, only about 54% cleared our credibility bar at all — and that's just the visible market. About 10% of Chattanooga-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Chattanooga: The top-ranked companies carry ratings above 4.7, backed by 42–468 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 60 reviews — a real gap in how much you can learn before committing. Only about 69% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 24 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Chattanooga home sells for about $388,142 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 61 days with 4 months of supply. A cash investor might offer $195,000–$270,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Chattanooga has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Chattanooga isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. My TN Home Solution
CASH INVESTOR
Active since 2021ACCREDITEDExpert take: My TN Home Solution ranks #1 in Chattanooga by a few points, on a page where multiple companies score in the top 10% of our national library — a strong list with a close top. They've earned a 4.9 customer rating across 246 reviews — deep, consistent, and hard to fake. Recent volume is healthy: 25 reviews in the past 6 months. They've been at it for 5 years of verified review history in this market. They're BBB accredited with an A+ rating, though their website is lighter on transparency than we'd like. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. The top of this list is close, so treat the rank as a starting point — get offers from two or three of the leaders and compare. What stands outReview Score Top 5% in TNBBB Status Accredited, A+Active Since 2021Lifetime Avg Rating 4.9Total Review Count 246Recent Avg Rating 5.0Recent Review Count 25Rating Breakdown5★ 2404★ 13★ 02★ 11★ 4Pros

2. Pro Source Home Buyers
CASH INVESTOR
Based in Farragut, TNACCREDITEDExpert take: Pro Source Home Buyers is the most-reviewed company on this list — more customer feedback on record than anyone else here, accumulated over years of buying. The record: 468 reviews at a 4.7 average — dependable, not perfect. And the activity is current: 40 reviews in the past 6 months, about 1.3x their usual pace. They've been around: 8 years of verified review activity, and 13 years in business by their own account. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. They clear our strong bar across the board — customer record, recent activity, and credibility. Depth plus current activity is a strong combination — a natural offer to collect as you compare your options. What stands outReview Score Top 10% in TNBBB Status Accredited, A+Active Since 2013Lifetime Avg Rating 4.7Total Review Count 468Recent Avg Rating 4.5Recent Review Count 40Rating Breakdown5★ 4144★ 153★ 42★ 31★ 32Pros

3. Chattanooga Property Solutions
CASH INVESTOR
Hixson, TNACCREDITEDExpert take: The story with Chattanooga Property Solutions is consistency at volume — a deep review record that holds its rating. Their record: 106 reviews averaging 5.0 — and at that volume, the consistency itself is the story. They're still adding reviews — 12 in the past 6 months — at an even pace. The depth comes with tenure: 8 years of verified review history behind it. Their BBB standing checks out — BBB accredited with an A+ rating. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. A record this established is worth testing with a real offer request — add them to your comparison round. What stands outReview Score Top 25% in TNBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 5.0Total Review Count 106Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 1054★ 13★ 02★ 01★ 0Pros

4. Dignity Properties
CASH INVESTOR
RidgedaleACCREDITEDExpert take: Dignity Properties pairs a positive customer record with credentials that check out independently — the profile holds up from both angles. Customers rate them 5.0 across 67 reviews — a sample big enough for the consistency to be real. 10 reviews in the past 6 months — they're active now, just not at high volume. They've got 7 years of verified activity on the books — real tenure that puts the lower review count in context. They're BBB accredited with an A+ rating, though the website offers less transparency than we'd like to see. The profile is two-thirds complete — customer satisfaction and credibility score strong, while recent activity runs thin. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. The record says quality over quantity. Worth including in your comparisons to see what they actually offer. What stands outReview Score Top 25% in TNBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 5.0Total Review Count 67Recent Avg Rating 5.0Recent Review Count 10Rating Breakdown5★ 664★ 03★ 12★ 01★ 0Pros

5. Cash Out On My Home
CASH INVESTOR
City Center/DowntownACCREDITEDExpert take: Cash Out On My Home comes at credibility from the documentation side — solid verification, with a review count that hasn't caught up yet. A 4.9 across 60 reviews is a solid record, with the caveat of a smaller sample. Recent review volume is light — 2 reviews in the past 6 months — too little to judge their current pace. Their verified review history runs 5 years deep, which makes the lower review count easier to read fairly. Independent credentials are in order: BBB accredited with an A+ rating. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. One piece of context: featured means vetted — every company on this page passed the same eligibility checks. Bottom line: the company checks out; the record is just smaller than the credentials. A fair pick for your comparisons. What stands outReview Score Top 25% in TNBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.9Total Review Count 60Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 584★ 13★ 02★ 01★ 1Pros

6. Renew Property Buyers
CASH INVESTOR
Based in Rossville, GABBB LISTEDExpert take: Renew Property Buyers stays on this list the unglamorous way: an established record and a steady trickle of new reviews. A 4.7 average over 42 reviews: dependable, not spotless. Most customers came away happy. What's come in lately is strong: 8 reviews at 5.0, a notch above their long-run average. The verified record covers 6 years — a sustained operation, not a recent arrival. The credibility picture is split — BBB-rated A+, though not accredited on one hand, a website that doesn't disclose much on the other. Nothing makes it over our strong bar; customer record is the nearest miss, and not by much. For context, every company we feature cleared the same eligibility screening before ranking — what varies is the depth of the record, not whether they're legitimate. A fair middle-of-the-road read — and one more real offer makes the comparison better. What stands outReview Score Average in TNBBB Status Not accredited, A+Active Since 2020Lifetime Avg Rating 4.7Total Review Count 42Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 394★ 03★ 02★ 01★ 3Pros

7. LoveWell Properties
CASH INVESTOR
Based in Nashville, TNUNVERIFIEDExpert take: LoveWell Properties lands last on our Chattanooga list — but barely. The scoring gap to the spot above is small, and the scores across this list run close together. A 4.9 customer rating over 134 reviews — a stronger record than the bottom rank might suggest. Recent feedback has dipped: 4.1 across the past 6 months, below their long-run average. The verified record spans 4 years, so this is an established operation rather than a newcomer. There's no BBB profile on record — a gap, not an alarm. The customer record carries the scoring — the activity and credential signals around it are quieter. Worth remembering: everyone on this list already passed our screening. A low rank is a comparison, not a warning. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Average in TNBBB Status UnverifiedActive Since 2022Lifetime Avg Rating 4.9Total Review Count 134Recent Avg Rating 4.1Recent Review Count 9Rating Breakdown5★ 1294★ 03★ 02★ 01★ 5Pros

What to know before selling to a cash home buyer company in Chattanooga, TN
Overview: the cash investor landscape in Chattanooga
Chattanooga has 82 cash buyer companies, but only 44 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 82 cash buyer companies in the Chattanooga area. 44 have enough of a verifiable track record to evaluate. The other 38 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 13 credible local buyers — the cap is a display limit, not a quality cutoff. All 13 passed our evaluation standards. Another 11 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. My TN Home Solution, our #1 pick, carries a 4.9 rating across 246 verified reviews with a steady, established review history. Pro Source Home Buyers, ranked #2, holds a 4.7 rating across 468 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 44 credible companies out of 82 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Chattanooga runs close to the national average. About 10.2% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Chattanooga slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.3% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 2% year-over-year, while sales involving financially distressed sellers are up about 40%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Chattanooga is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 61 days (vs. 50 nationally) [1], there's about 4 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 22% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Chattanooga right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Chattanooga: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Chattanooga cash home buyers actually pay?
Cash investors in Chattanooga, TN typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $388,000 (median sale price in Chattanooga, TN [1]), cash investor offers would likely be in the range of $210k–$280k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $388,000 | $388,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$283,000 (73% ARV) | ~$213,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Chattanooga, TN has a moderate pool of vetted cash buyers — 13 local operators plus 11 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Chattanooga?
Selling to a cash investor is the fastest way to close in Chattanooga, but it comes at a steep cost even with this market's longer selling timeline. On a $388,142 home, cash offers land $118k–$193k below the median sale price. Even with homes sitting roughly 61 days, open-market sales still net most sellers significantly more than a cash discount. Get a professional read before you decide.
Chattanooga is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $388,142 home, cash offers typically land between $195k–$270k — a $118k–$193k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Chattanooga's numbers: 61 days on market, 4 months of supply, and about 22% of listings taking a price cut [1]. Commissions run ~$21k, and carrying costs add ~$950/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Chattanooga has iBuyer and bridge-loan programs. With 13 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 82 companies marketing cash offers in Chattanooga, 38 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own homework online has very little to go on. 1 in 3 Americans already distrust real estate investors, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Tennessee Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Tennessee, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 87 cash home buyer companies in Chattanooga. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 82 cash property investors we identified in Chattanooga, 44 had enough data to get scored by our model. The other 38 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
