Top 7 cash investors in San Francisco, CA
-
Understand your options: San Francisco has a thin pool of vetted cash buyers. 9 local operators and 35 statewide California companies are vetted and matched to your search — 44 vetted options in total. Of the 150 companies we identified, only about 42% cleared our credibility bar at all — and that's just the visible market. About 6% of San Francisco-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. In a market this thin, the bigger risk isn't picking the wrong vetted company — it's going outside the vetted list entirely. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in San Francisco: The top-ranked companies carry ratings above 4.8, backed by 11–640 verified reviews and recent buying activity that shows they're still actively buying. The 7 featured companies are the full vetted local pool — there's no drop-off to navigate, so you can realistically evaluate all of them rather than filter. 5 of the 7 carry BBB profiles, which is unusually strong for a market this size. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 44 vetted buyers between the local and statewide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median San Francisco home sells for about $1,692,634 on the open market [1] — and right now it's a seller's market. Homes are selling above asking (107% sale-to-list) in a median of 22 days with 1 month of supply. A cash investor might offer $845,000–$1,185,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: San Francisco has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in San Francisco isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. John Buys Bay Area Houses
CASH INVESTOR
Walnut Creek, CAACCREDITEDExpert take: John Buys Bay Area Houses leads San Francisco on every measure we score: customer rating, review volume, recent activity, and credentials. Their overall score lands in the top 5% nationwide — strong anywhere, not just in San Francisco. The customer record backs it up: a 4.8 average across 640 reviews — a lot of people saying the same good thing. 53 reviews came in over the past 6 months — roughly 0.9x their lifetime pace, a high level of verified recent activity. Behind the numbers: 6 years of verified review activity. A track record, not a debut. They're BBB accredited with an A+ rating, though their website is lighter on transparency than we'd like. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 10% in CABBB Status Accredited, A+Active Since 2000Lifetime Avg Rating 4.8Total Review Count 640Recent Avg Rating 4.6Recent Review Count 53Rating Breakdown5★ 6014★ 93★ 22★ 21★ 26Pros

2. JiT Home Buyers
IN-NETWORK CASH INVESTOR
Oakland, CAACCREDITEDVERIFIEDIN-NETWORKExpert take: JiT Home Buyers is a vetted network partner — screened by our team directly, and held to standards to stay in the network. Their 5.0 average over 50 reviews backs the membership with a real public record. 12 reviews came in over the past 6 months, consistent with how they've operated historically. Verified activity spans just 3 years; the membership vetting adds what the public record lacks. Outside validation matches what our screening found: BBB accredited with an A+ rating. Everything but the pace checks out: strong customer record, strong credibility, and not much recent volume to point to. Network membership goes beyond the standard vetting every featured company clears — it adds direct screening and ongoing standards. Membership means extra screening, not automatic best-fit — get their offer and weigh it against the rest of the list. What stands outReview Score Top 25% in CABBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 50Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 494★ 13★ 02★ 01★ 0Pros

3. Mrs. Property Solutions
CASH INVESTOR
Based in Redondo Beach, CAACCREDITEDExpert take: With Mrs. Property Solutions, the reviews and the credentials agree — the customer side and the third-party side of the profile both hold up. A 4.9 customer rating over 57 reviews anchors the profile — strong marks with real evidence behind them. What's come in lately is strong: 7 reviews at 5.0, a notch above their long-run average. 8 years of verified review history give the profile its foundation. On credentials, they're BBB accredited with an A+ rating — solid third-party footing. On our scoring, customer record and credibility both clear the bar; recent activity trails. Being featured means they passed our screening; the rank beyond that reflects the strength of the record. Well documented, lightly reviewed — no reason not to get an offer and see where their number lands. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.9Total Review Count 57Recent Avg Rating 5.0Recent Review Count 7Rating Breakdown5★ 564★ 03★ 02★ 01★ 1Pros

4. Left Coast Buyers
CASH INVESTOR
San Mateo, CAACCREDITEDExpert take: Left Coast Buyers hasn't been in our data long, yet the recent review flow says they're actively buying right now. The early numbers: 54 reviews averaging 4.8 — a strong start, on a small sample. The newest reviews are softer: 4.3 against a 4.8 overall line. At this pace the review count won't stay small for long — we'll keep watching as the reviews come in. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. The credentials are the standout in the scoring — the customer and activity data are lighter. New doesn't mean unvetted — they passed the same eligibility screening as every company we feature. A reasonable pick for the current pace — just weigh the offer knowing the record is young. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 4.8Total Review Count 54Recent Avg Rating 4.3Recent Review Count 6Rating Breakdown5★ 514★ 13★ 02★ 01★ 2Pros

5. Rapid Home Solutions
VERIFIED CASH INVESTOR
Walnut Creek, CAACCREDITEDVERIFIEDExpert take: Rapid Home Solutions stays on this list the unglamorous way: an established record and a steady trickle of new reviews. What's on file is good: 29 reviews at a 4.9 average — a smaller sample than the big operators carry, so we weight it accordingly. Recent activity is modest but real: 3 reviews over the past 6 months, at their usual pace. Behind that sits 6 years of verified review activity — an established operation, not a newcomer. They've been through our enhanced screening — sharing and confirming extra details about the operation firsthand. Credibility is the strength here — the verification runs deeper than the customer and activity data. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2010Lifetime Avg Rating 4.9Total Review Count 29Recent Avg Rating 3.7Recent Review Count 3Rating Breakdown5★ 284★ 03★ 02★ 01★ 1Pros

6. Velocity Home Buyers
IN-NETWORK CASH INVESTOR
Based in Santa Rosa, CAVERIFIEDIN-NETWORKExpert take: Velocity Home Buyers is part of the Clever Offers vetted investor network — screened in depth by our team, and held to service standards to stay in. 11 reviews at 5.0: not much public feedback yet, and what's there is good. Reviews are arriving at their usual pace — 6 over the past 6 months. The verified public record is young — 2 years — though the network screening supplements it. Outside credentials are thin — no BBB profile on record — though the network screening covers similar ground directly. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. A vetted partner worth an offer — and as always, worth comparing against the rest of your list. What stands outReview Score Bottom 50% in CABBB Status UnverifiedActive Since 2024Lifetime Avg Rating 5.0Total Review Count 11Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 114★ 03★ 02★ 01★ 0Read reviews: GooglePros

7. Sell Quick California
CASH INVESTOR
Active since 2019UNVERIFIEDExpert take: Sell Quick California takes the last spot in the rankings — still vetted, just ranked below the rest. Their customer record is genuinely solid: a 5.0 average across 53 reviews. Reviews are coming in at a low but steady rate: 4 in the past 6 months. They've got 7 years of verified activity, so this isn't a snapshot. There's no BBB profile on record — a gap, not an alarm. The customer record is the clear strength here; pace and credentials sit closer to the middle. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. Everyone on this list cleared the same vetting — the rank is relative, and one more offer rarely hurts the comparison. What stands outReview Score Bottom 50% in CABBB Status UnverifiedActive Since 2019Lifetime Avg Rating 5.0Total Review Count 53Recent Avg Rating 5.0Recent Review Count 4Rating Breakdown5★ 534★ 03★ 02★ 01★ 0Pros

Alternative ways to sell your house fast in San Francisco
San Francisco has 1 iBuyer program and 2 bridge loan options. iBuyers make near-instant offers closer to market value but charge service fees and are selective about condition. Bridge loans let you buy your next home before selling — removing the timeline pressure that pushes many sellers toward a cash discount. Both are worth comparing alongside traditional cash offers. What to know before selling to a cash home buyer company in San Francisco, CA
Overview: the cash investor landscape in San Francisco
San Francisco has 150 cash buyer companies, but only 63 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 150 cash buyer companies in the San Francisco area. 63 have enough of a verifiable track record to evaluate. The other 87 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 9 credible local buyers — the cap is a display limit, not a quality cutoff. All 9 passed our evaluation standards. Another 35 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. John Buys Bay Area Houses, our #1 pick, carries a 4.8 rating across 640 verified reviews with a steady, established review history. JiT Home Buyers, ranked #2, holds a 5.0 rating across 50 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 63 credible companies out of 150 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in San Francisco runs below the national average. About 5.6% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting San Francisco lower than most markets we track on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.1% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is up about 12% year-over-year, while sales involving financially distressed sellers are up about 58%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
San Francisco is a strong seller's market by most standard measures — homes move quickly, sellers hold leverage, and the traditional sale path is working well right now.
-
Here's how San Francisco compares to national benchmarks right now:
- 22 days median time on market vs. 50 nationally [1]
- 1 month of housing supply vs. 3 nationally
- 12% of listings have taken a price cut vs. 17% nationally
- 107% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in San Francisco right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in San Francisco: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do San Francisco cash home buyers actually pay?
Cash investors in San Francisco, CA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $1,693,000 (median sale price in San Francisco, CA [1]), cash investor offers would likely be in the range of $940k–$1240k. In other words, you're trading somewhere between $450k–$750k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $1,693,000 | $1,693,000 |
| Repair costs | −$170,000 | −$340,000 |
| Holding costs | −$40,000 | −$70,000 |
| Transaction costs | −$70,000 | −$85,000 |
| Investor profit margin | −$170,000 | −$255,000 |
| Your offer | ~$1,243,000 (73% ARV) | ~$943,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. San Francisco, CA has a limited pool of vetted cash buyers — 9 local operators plus 35 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait a month or two, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in San Francisco?
Most San Francisco sellers don't need a cash investor. On a $1,692,634 home, cash offers land $508k–$848k below the median sale price. Homes here sell in roughly 22 days, often at or above asking, so the open market is the stronger path for almost everyone. If listing truly isn't an option, get competing bids from the thin pool of vetted buyers. Talk to an agent before committing.
San Francisco's market conditions make this decision simpler than most. The gap between a cash offer and listing is wide, and the market is fast.
-
Sell to a cash investor if speed or certainty matters more than price. On a $1,692,634 home, cash offers typically land between $845k–$1185k — a $508k–$848k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. San Francisco's numbers: 22 days on market, 1 months of supply, and about 12% of listings taking a price cut [1]. Commissions run ~$93k, and carrying costs add ~$4,250/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. San Francisco has iBuyer and bridge-loan programs. With 9 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 150 companies making cash offers on homes in San Francisco, 87 (more than half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. With only 9 vetted local buyers, the pool is thin — 1 in 3 Americans already distrust real estate investors, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the California Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in California, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 153 cash home buyer companies in San Francisco. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 150 cash property investors we identified in San Francisco, 63 had enough data to get scored by our model. The other 87 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
