Top 8 cash investors in Los Angeles, CA
-
Understand your options: The top tier of cash buyers in Los Angeles is strong, but quality drops off fast. 27 local operators and 21 statewide California companies are vetted and matched to your search — 48 vetted options in total. Of the 190 companies we identified, only about 41% cleared our credibility bar at all — and that's just the visible market. About 8% of Los Angeles-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Los Angeles: The top-ranked companies carry ratings above 4.6, backed by 50–998 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 57 reviews — a real gap in how much you can learn before committing. Only about 59% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Los Angeles home sells for about $925,795 on the open market [1] — and right now it's a balanced market. Homes are selling close to asking (99% sale-to-list) in a median of 49 days with 3 months of supply. A cash investor might offer $465,000–$650,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Los Angeles has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Los Angeles isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Seller's Advantage
CASH INVESTOR
Irvine, CAACCREDITEDExpert take: Seller's Advantage ranks #1 in Los Angeles by a few points, on a page where multiple companies score in the top 10% of our national library — a strong list with a close top. Their customer rating is 4.7 across 998 reviews — solid, not perfect. They're very active right now — 101 reviews in the past 6 months, about 2.2x their usual pace. The company says they've been in business 16 years; we can verify 11 years of review activity. Both point the same way. On credibility, they're BBB accredited with an A+ rating — real third-party validation. Nothing lags in the scoring: customer record, activity, and credibility all clear our strong bar. The top of this list is close, so treat the rank as a starting point — get offers from two or three of the leaders and compare. What stands outReview Score Top 1% in CABBB Status Accredited, A+Active Since 2010Lifetime Avg Rating 4.7Total Review Count 998Recent Avg Rating 4.7Recent Review Count 101Rating Breakdown5★ 8924★ 333★ 92★ 81★ 56Pros

2. Home Helpers Group
CASH INVESTOR
Based in Visalia, CAACCREDITEDExpert take: What stands out about Home Helpers Group isn't just the size of the review pool — it's how consistent the marks stay across it. Their record: 206 reviews averaging 4.9 — and at that volume, the consistency itself is the story. And the activity is current: 35 reviews in the past 6 months, about 2.7x their usual pace. 13 years in business per the company; 8 years of verified review activity per our data. On credentials: BBB accredited with an A+ rating. Solid, independent footing to match the record. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. 3. JiT Home Buyers
IN-NETWORK CASH INVESTOR
Based in Oakland, CAACCREDITEDVERIFIEDIN-NETWORKExpert take: JiT Home Buyers is part of the Clever Offers vetted investor network — screened in depth by our team, and held to service standards to stay in. Their 5.0 average over 50 reviews backs the membership with a real public record. 12 reviews came in over the past 6 months, consistent with how they've operated historically. Only 3 years of verified history so far. Outside validation matches what our screening found: BBB accredited with an A+ rating. Everything but the pace checks out: strong customer record, strong credibility, and not much recent volume to point to. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. The network vetting runs deeper than our standard checks — collect their offer along with a couple of others and compare. What stands outReview Score Top 25% in CABBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 50Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 494★ 13★ 02★ 01★ 0Pros

4. OC Home Buyers
VERIFIED CASH INVESTOR
Irvine, CAACCREDITEDVERIFIEDExpert take: OC Home Buyers combines a solid review base with real current volume — the activity is current, not just historical. They're accelerating: 20 reviews in 6 months, well above the rate they've averaged over their history. Customers rate them 4.7 over 62 reviews — positive on the whole, with some variation in the mix. Recent scores run a bit below their lifetime average: 4.6 versus 4.7. The verified record runs 4 years — established footing under the momentum. Enhanced screening is on file: extra details about the operation, confirmed to us firsthand. Everything we score comes in strong — customer record, recent activity, and credibility. This page is unusually strong — multiple companies here rank in the top 10% of our national library — so every spot on this list clears a high bar. Their verified activity is high right now — a good time to request an offer. What stands outReview Score Top 25% in CABBB Status Accredited, AActive Since 2015Lifetime Avg Rating 4.7Total Review Count 62Recent Avg Rating 4.6Recent Review Count 20Rating Breakdown5★ 564★ 13★ 02★ 01★ 5Pros

5. Home Offer Direct
CASH INVESTOR
Irvine, CAACCREDITEDExpert take: Home Offer Direct couples the current pace with credentials that check out — momentum, with paperwork behind it. 15 reviews landed in the past 6 months — a clear signal of current activity. Customers rate them 5.0 across 72 reviews — strong marks with a fair base behind them. Behind the current pace sit 4 years of verified review activity — footing under the momentum. They're BBB accredited with an A+ rating; their website, though, is thin on transparency. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. A featured spot here means ranking above most of the 27 cash investors we evaluated for this market. Active now and reasonably documented — a solid offer to collect as you compare Los Angeles options. What stands outReview Score Top 25% in CABBB Status Accredited, A+Active Since 2021Lifetime Avg Rating 5.0Total Review Count 72Recent Avg Rating 5.0Recent Review Count 15Rating Breakdown5★ 724★ 03★ 02★ 01★ 0Pros

6. Los Angeles Cash Home Buyers
CASH INVESTOR
Central City EastACCREDITEDExpert take: Los Angeles Cash Home Buyers's recent reviews are their best, and they're arriving quickly. The current pace is real: 14 reviews in the past 6 months — high volume for a record this size. Their record holds a 4.9 average over 63 reviews — consistent feedback, decent volume. And the quality is holding up as they grow: recent reviews average 5.0, above their lifetime mark. The verified record is only 2 years old — early days, fast start. Credibility signals are mixed: BBB accredited with an A rating, but limited transparency on the company's website. They scored within a couple of points of the company ranked just above them — the middle of this list is tightly packed. Current volume plus a fair record makes them an easy inclusion in your offer round. What stands outReview Score Top 25% in CABBB Status Accredited, AActive Since 2024Lifetime Avg Rating 4.9Total Review Count 63Recent Avg Rating 5.0Recent Review Count 14Rating Breakdown5★ 624★ 03★ 02★ 01★ 1Pros

7. Superior Home Buyers
CASH INVESTOR
Irvine, CAACCREDITEDExpert take: The first thing to know about Superior Home Buyers is how long they've been at it: 8 years of verified review history. The record: 324 reviews at a 4.6 average — dependable, not perfect. They've kept it up recently, too — 29 reviews in the past 6 months, so the depth isn't stale. They've been around: 8 years of verified review activity, and 12 years in business by their own account. They're BBB accredited with an A+ rating; the website, though, is light on transparency. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. Their overall score sits just behind the next company up — closer than the rank order makes it look. Established, active, and heavily reviewed — an easy inclusion when you gather offers to compare. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 4.6Total Review Count 324Recent Avg Rating 4.0Recent Review Count 29Rating Breakdown5★ 2884★ 33★ 22★ 01★ 31Pros

8. Fair Trade Real Estate
IN-NETWORK CASH INVESTOR
Irvine, CAVERIFIEDIN-NETWORKExpert take: Last place here says more about the list than the company — multiple companies on this page rank in the national top 10%, and Fair Trade Real Estate's own score is above the national average. The record shows 4.7 across 81 reviews — positive overall, short of spotless, and a fair showing for this spot on the list. Only 1 review came in over the past 6 months, so it's hard to tell how active they are now. There are 6 years of verified review activity behind the numbers. They're a vetted network partner: we screened the operation directly and hold them to ongoing service standards. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. The bottom rank is local context, not a warning — they're a credible option to include in your offer round. What stands outReview Score Average in CABBB Status UnverifiedActive Since 2020Lifetime Avg Rating 4.7Total Review Count 81Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 744★ 23★ 02★ 01★ 5Pros

Alternative ways to sell your house fast in Los Angeles
Los Angeles has 1 iBuyer program and 2 bridge loan options. iBuyers make near-instant offers closer to market value but charge service fees and are selective about condition. Bridge loans let you buy your next home before selling — removing the timeline pressure that pushes many sellers toward a cash discount. Both are worth comparing alongside traditional cash offers. What to know before selling to a cash home buyer company in Los Angeles, CA
Overview: the cash investor landscape in Los Angeles
Los Angeles has 190 cash buyer companies, but only 78 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 190 cash buyer companies in the Los Angeles area. 78 have enough of a verifiable track record to evaluate. The other 112 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 8 on our featured list are the highest-ranked of the 27 credible local buyers — the cap is a display limit, not a quality cutoff. All 27 passed our evaluation standards. Another 21 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Seller's Advantage, our #1 pick, carries a 4.7 rating across 998 verified reviews and has ramped its recent pace to roughly 2.2x its lifetime average. Home Helpers Group, ranked #2, holds a 4.9 rating across 206 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 78 credible companies out of 190 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Los Angeles runs close to the national average. About 8.1% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Los Angeles slightly below average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.6% of sales involve a financially pressured seller and 3.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. sales involving financially distressed sellers are up about 37%, and bank-owned sales are up about 50%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Los Angeles's housing market lands close to the national average — some measures favor sellers, some favor buyers, and the traditional sale path is a realistic option for most.
-
Homes sell in a median of 49 days (vs. 50 nationally) [1], there's about 3 months of housing supply (vs. 3 nationally), the average sale closes at 99% of list price (vs. 99%), and 14% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Los Angeles right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in Los Angeles: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Los Angeles cash home buyers actually pay?
Cash investors in Los Angeles, CA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $926,000 (median sale price in Los Angeles, CA [1]), cash investor offers would likely be in the range of $520k–$680k. In other words, you're trading somewhere between $250k–$405k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $926,000 | $926,000 |
| Repair costs | −$95,000 | −$185,000 |
| Holding costs | −$25,000 | −$35,000 |
| Transaction costs | −$35,000 | −$45,000 |
| Investor profit margin | −$95,000 | −$140,000 |
| Your offer | ~$676,000 (73% ARV) | ~$521,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Los Angeles, CA has one of the deepest pools of vetted cash buyers we track — 27 local operators plus 21 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Los Angeles?
Selling to a cash investor is the fastest exit in Los Angeles — but the discount is steep even in a slower market. On a $925,795 home, cash offers land $276k–$461k below the median sale price. Listing isn't painless either — homes sit about roughly 49 days and price cuts happen — but most sellers still come out ahead. Talk to an agent before committing.
Los Angeles sits in the middle, so the decision comes down to your timeline and priorities. The gap between cash and listing is real, but listing costs are worth weighing before you take a discount.
-
Sell to a cash investor if speed or certainty matters more than price. On a $925,795 home, cash offers typically land between $465k–$650k — a $276k–$461k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Los Angeles's numbers: 49 days on market, 3 months of supply, and about 14% of listings taking a price cut [1]. Commissions run ~$51k, and carrying costs add ~$2,300/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Los Angeles has iBuyer and bridge-loan programs. With 27 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 190 companies making cash offers on homes in the Los Angeles area, 112 (more than half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own homework online has very little to go on. A significant share of Americans already distrust real estate investors, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the California Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in California, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. Los Angeles has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 193 cash home buyer companies in Los Angeles. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 190 cash property investors we identified in Los Angeles, 78 had enough data to get scored by our model. The other 112 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
