Top 7 cash investors in Atlanta, GA
-
Understand your options: The top tier of cash buyers in Atlanta is strong, but quality drops off fast. 26 local operators and 7 statewide Georgia companies are vetted and matched to your search — 33 vetted options in total. Of the 102 companies we identified, only about 48% cleared our credibility bar at all — and that's just the visible market. About 8% of Atlanta-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Atlanta: The top-ranked companies carry ratings above 4.5, backed by 85–974 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 41 reviews — a real gap in how much you can learn before committing. Only about 50% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Atlanta home sells for about $405,000 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 43 days with 3 months of supply. A cash investor might offer $200,000–$285,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Atlanta has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Atlanta isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Homeinc
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: Homeinc leads Atlanta by a wide scoring margin, in a market with multiple nationally top-tier options — the strongest kind of #1. Their overall score lands in the top 5% nationwide — strong anywhere, not just in Atlanta. They've earned a 4.8 customer rating across 974 reviews — deep, consistent, and hard to fake. Recent activity is a standout: 78 reviews in 6 months, well above their long-run rate. They've been at it for 6 years of verified review history in this market. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. Nothing lags in the scoring: customer record, activity, and credibility all clear our strong bar. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 1% in GABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.8Total Review Count 974Recent Avg Rating 4.8Recent Review Count 78Rating Breakdown5★ 9274★ 63★ 12★ 11★ 39Pros

2. Padly
CASH INVESTOR
Buford, GAACCREDITEDExpert take: The recent stretch is Padly's best: newer reviews run above their long-run average. At 4.5 across 251 reviews, their rating runs below most cash investors in our library — with a review pool this deep, that's worth weighing. The last 6 months brought 27 more reviews, so the volume isn't just historical — it's current. All of it sits on 5 years of verified review activity — steady accumulation over time, not a short burst. They're BBB accredited with an A+ rating; the website, though, is light on transparency. They clear our strong bar across the board — customer record, recent activity, and credibility. The depth is proven and the activity is current — a solid offer to collect early in your comparison. What stands outReview Score Top 10% in GABBB Status Accredited, A+Active Since 2020Lifetime Avg Rating 4.5Total Review Count 251Recent Avg Rating 5.0Recent Review Count 27Rating Breakdown5★ 2174★ 53★ 02★ 01★ 29Pros

3. Maximum Cash Home Buyers
VERIFIED CASH INVESTOR
Marietta, GAACCREDITEDVERIFIEDExpert take: What stands out about Maximum Cash Home Buyers isn't just the size of the review pool — it's how consistent the marks stay across it. They hold a 4.9 average across 109 customer reviews — strong marks with serious volume behind them. Recent months run above their average: 5.0 over 8 reviews. The record spans 5 years of verified activity — established, and still growing. They also went through enhanced screening, verifying extra information about the business with us firsthand. They come in strong on customer record and credibility and softer on recent activity — a lopsided but fundamentally solid profile. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. The profile is proven and the pace is steady — worth an offer alongside the others on your list. What stands outReview Score Top 10% in GABBB Status Accredited, A+Active Since 2009Lifetime Avg Rating 4.9Total Review Count 109Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 1064★ 13★ 02★ 01★ 2Pros

4. 3 Step Home Sale
CASH INVESTOR
Based in Arlington, VAACCREDITEDExpert take: 3 Step Home Sale brings both kinds of evidence to the table: a strong customer record on one side, and independent credentials behind it on the other. The numbers are strong at scale: a 4.8 customer rating held across 143 reviews. 16 reviews in the past 6 months — real, current review volume on top of the history. They've logged 5 years of verified review activity along the way, which grounds the volume. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. Established, active, and heavily reviewed — an easy inclusion when you gather offers to compare. What stands outReview Score Top 25% in GABBB Status Accredited, A+Active Since 2020Lifetime Avg Rating 4.8Total Review Count 143Recent Avg Rating 4.2Recent Review Count 16Rating Breakdown5★ 1334★ 33★ 02★ 11★ 6Pros

5. We Buy Houses Hotlanta
CASH INVESTOR
Kennesaw, GABBB LISTEDExpert take: The core of We Buy Houses Hotlanta's profile is tenure: verified review activity going back 10 years. The numbers back it up: 85 reviews averaging 4.9, consistent across the sample. The freshest signal is good — 10 recent reviews at a 5.0 average, above their lifetime mark. Verified activity goes back 10 years — a long, independent record of actual operation. The credibility picture is split — BBB-rated A+, though not accredited on one hand, a website that doesn't disclose much on the other. The customer record carries the scoring — the activity and credential signals around it are quieter. This market is deep — 26 cash investors evaluated — so the ranking reflects finer distinctions than in thinner markets. The takeaway: sellers who chose them were glad they did — there just aren't many on record yet. A quality-first option for your Atlanta offer round. What stands outReview Score Average in GABBB Status Not accredited, A+Active Since 2014Lifetime Avg Rating 4.9Total Review Count 85Recent Avg Rating 5.0Recent Review Count 10Rating Breakdown5★ 824★ 03★ 02★ 01★ 3Pros

6. Home Cash Offer Pros
CASH INVESTOR
BrookhavenBBB LISTEDExpert take: Home Cash Offer Pros's reviews are arriving fast right now — heavy recent volume on top of an established record. The customer rating is the caveat: 4.5 across 175 reviews — lower than most featured companies carry, and at this volume it's a settled number, not noise. The past 6 months alone brought 34 reviews — the current pace is heavy. Their BBB standing lags the rest of the profile: BBB-rated F, though not accredited. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. The gap to the next spot up is small; rank order in this stretch of the list is a fine distinction, not a gulf. There's not much to argue with here — a deep record, current activity, and an offer worth having on your list. What stands outReview Score Average in GABBB Status Not accredited, FActive Since 2019Lifetime Avg Rating 4.5Total Review Count 175Recent Avg Rating 4.8Recent Review Count 34Rating Breakdown5★ 1484★ 73★ 02★ 01★ 20Pros

7. Tarek Buys Houses
VERIFIED CASH INVESTOR
Based in Anaheim, CAACCREDITEDVERIFIEDExpert take: Tarek Buys Houses lands last on our Atlanta list — but barely. The scoring gap to the spot above is small, and the scores across this list run close together. The record shows 4.6 across 105 reviews — positive overall, short of spotless, and a fair showing for this spot on the list. Recent volume is thin — 2 reviews in the past 6 months — too little to judge their current pace. They've got 7 years of verified activity, so this isn't a snapshot. They completed enhanced screening with our team, verifying additional business details directly. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. Realistically, this rank could be a spot or two higher — worth an offer alongside the rest of the list. What stands outReview Score Average in GABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.6Total Review Count 105Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 924★ 23★ 12★ 01★ 10Pros

What to know before selling to a cash home buyer company in Atlanta, GA
Overview: the cash investor landscape in Atlanta
Atlanta has 102 cash buyer companies, but only 49 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 102 cash buyer companies in the Atlanta area. 49 have enough of a verifiable track record to evaluate. The other 53 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 26 credible local buyers — the cap is a display limit, not a quality cutoff. All 26 passed our evaluation standards. Another 7 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Homeinc, our #1 pick, carries a 4.8 rating across 974 verified reviews with a steady, established review history. Padly, ranked #2, holds a 4.5 rating across 251 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 49 credible companies out of 102 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Atlanta runs below the national average. About 7.9% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Atlanta slightly below average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 3.9% of sales involve a financially pressured seller and 4.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 15% year-over-year, while sales involving financially distressed sellers are up about 62%, and bank-owned sales are up about 33%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Atlanta is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how Atlanta compares to national benchmarks right now:
- 43 days median time on market vs. 50 nationally [1]
- 3 months of housing supply vs. 3 nationally
- 20% of listings have taken a price cut vs. 17% nationally
- 98% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Atlanta right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Atlanta: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Atlanta cash home buyers actually pay?
Cash investors in Atlanta, GA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $405,000 (median sale price in Atlanta, GA [1]), cash investor offers would likely be in the range of $230k–$300k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $405,000 | $405,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$300,000 (74% ARV) | ~$230,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Atlanta, GA has one of the deepest pools of vetted cash buyers we track — 26 local operators plus 7 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Atlanta?
Selling to a cash investor is the fastest way to close in Atlanta, but it comes at a steep cost even with this market's longer selling timeline. On a $405,000 home, cash offers land $120k–$205k below the median sale price. Even with homes sitting roughly 43 days, open-market sales still net most sellers significantly more than a cash discount. Get a professional read before you decide.
Atlanta is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $405,000 home, cash offers typically land between $200k–$285k — a $120k–$205k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Atlanta's numbers: 43 days on market, 3 months of supply, and about 20% of listings taking a price cut [1]. Commissions run ~$22k, and carrying costs add ~$1,000/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Atlanta has iBuyer and bridge-loan programs. With 26 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 102 companies making cash offers in the Atlanta area, close to half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. Caution toward cash investors is common for good reason, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Georgia Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Georgia, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. Atlanta has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 109 cash home buyer companies in Atlanta. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 102 cash property investors we identified in Atlanta, 49 had enough data to get scored by our model. The other 53 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
