Top 8 cash investors in Dallas, TX
-
Understand your options: The top tier of cash buyers in Dallas is strong, but quality drops off fast. 50 local operators and 26 statewide Texas companies are vetted and matched to your search — 76 vetted options in total. Of the 236 companies we identified, only about 52% cleared our credibility bar at all — and that's just the visible market. About 13% of Dallas-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Dallas: The top-ranked companies carry ratings above 4.7, backed by 54–486 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 36 reviews — a real gap in how much you can learn before committing. Only about 28% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Dallas home sells for about $425,000 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 47 days with 4 months of supply. A cash investor might offer $210,000–$300,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Dallas has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Dallas isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. House Buyers Texas
CASH INVESTOR
Active since 2021ACCREDITEDExpert take: House Buyers Texas ranked #1 of the 50 cash investors we evaluated in Dallas, with a comfortable margin over the runner-up. They're not just the best option locally — their overall score puts them in the top 5% of all the cash investors we track nationwide. Customers rate them 4.9 across 486 reviews — strong feedback, at enough volume to trust it. 138 reviews came in over the past 6 months — roughly 2.8x their lifetime pace, a high level of verified recent activity. They've got 5 years of verified review activity behind them — enough history to trust the pattern. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. It's the strongest overall profile we evaluated in Dallas. 2. Smooth Closing
CASH INVESTOR
Based in Austin, TXACCREDITEDExpert take: What stands out about Smooth Closing isn't just the size of the review pool — it's how consistent the marks stay across it. They hold a 4.9 average across 112 customer reviews — strong marks with serious volume behind them. The past 6 months alone brought 32 reviews — the current pace is heavy. The record spans 4 years of verified activity — established, and still growing. They're BBB accredited with an A+ rating; the website, though, is light on transparency. They clear our strong bar across the board — customer record, recent activity, and credibility. This page is unusually strong — multiple companies here rank in the top 10% of our national library — so every spot on this list clears a high bar. 3. Cash Home Buyers Texas
CASH INVESTOR
Active since 2023UNVERIFIEDExpert take: Cash Home Buyers Texas is a newer operation with a veteran-sized review count — and the recent numbers show it's still adding quickly. Their record: 295 reviews averaging 5.0 — and at that volume, the consistency itself is the story. Recent volume is hard to miss: 81 reviews inside 6 months. One blank on the credential side: no BBB profile in our data. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. 4. House Buyers Houston
CASH INVESTOR
Based in Houston, TXUNVERIFIEDExpert take: Right now the notable thing about House Buyers Houston is pace: substantial review volume in just the past six months, on the back of an established record. A 5.0 customer rating over 103 reviews — deep, consistent, and earned over years of activity. And the activity is current: 50 reviews in the past 6 months, about 2.9x their usual pace. All that volume came fast — just 3 years of verified review activity. BBB profile: none on file. We report that as-is. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. Established, active, and heavily reviewed — an easy inclusion when you gather offers to compare. What stands outReview Score Top 10% in TXBBB Status UnverifiedActive Since 2023Lifetime Avg Rating 5.0Total Review Count 103Recent Avg Rating 5.0Recent Review Count 50Rating Breakdown5★ 1034★ 03★ 02★ 01★ 0Pros

5. Cash Home Buyer San Antonio
CASH INVESTOR
Based in San Antonio, TXUNVERIFIEDExpert take: The two questions we ask of any cash investor — have they done this a lot, and are they doing it now — both come back yes for Cash Home Buyer San Antonio. The numbers are strong at scale: a 5.0 customer rating held across 122 reviews. 41 reviews came in over just the past 6 months — a very active recent stretch. This depth accumulated in only 2 years of verified activity — a fast build. There's no BBB profile on file — missing context, not an alarm. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. Their overall score sits just behind the next company up — closer than the rank order makes it look. A proven operation that's still moving — get their offer early in your search. What stands outReview Score Top 25% in TXBBB Status UnverifiedActive Since 2024Lifetime Avg Rating 5.0Total Review Count 122Recent Avg Rating 5.0Recent Review Count 41Rating Breakdown5★ 1224★ 03★ 02★ 01★ 0Read reviews: GooglePros

6. Big State Home Buyers
CASH INVESTOR
Based in Houston, TXACCREDITEDExpert take: Big State Home Buyers is a longevity story — verified review activity stretching back years. Their customer rating is 4.7 across 394 reviews — solid at that volume, if not spotless. 23 reviews in the past 6 months — real, current review volume on top of the history. 21 years in business per the company; 12 years of verified review activity per our data. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. The gap to the next spot up is small; rank order in this stretch of the list is a fine distinction, not a gulf. If you're collecting cash offers, this is the profile you want in the mix: proven history and a live current pace. What stands outReview Score Top 25% in TXBBB Status Accredited, A+Active Since 2005Lifetime Avg Rating 4.7Total Review Count 394Recent Avg Rating 4.5Recent Review Count 23Rating Breakdown5★ 3434★ 233★ 32★ 41★ 21Pros

7. Home Buyers For Cash
CASH INVESTOR
Based in Houston, TXUNVERIFIEDExpert take: Home Buyers For Cash brings both things you want to see: a deep track record and real current activity. Customers rate them 5.0 across 105 reviews — that's a lot of feedback pointing the same direction. Current pace: 36 reviews in 6 months, above their lifetime rate. All of it in 3 years — a lot of volume in a short window. No BBB record to check — a blank in the file, not a red flag. The strength is in customer record and recent activity, with credibility trailing behind them. Worth knowing: only a small scoring margin separates them from the spot above. Depth plus current activity is a strong combination — a natural offer to collect as you compare your options. What stands outReview Score Top 25% in TXBBB Status UnverifiedActive Since 2023Lifetime Avg Rating 5.0Total Review Count 105Recent Avg Rating 5.0Recent Review Count 36Rating Breakdown5★ 1054★ 03★ 02★ 01★ 0Pros

8. TX Home Buying Pros
IN-NETWORK CASH INVESTOR
M StreetsACCREDITEDVERIFIEDIN-NETWORKExpert take: Last place here says more about the list than the company — multiple companies on this page rank in the national top 10%, and TX Home Buying Pros's own score is above the national average. Their customer record is genuinely solid: a 5.0 average across 54 reviews. The latest stretch is softer: 6 reviews averaging 4.8, under their 5.0 mark. They've only got 2 years of verified history — limited evidence is part of the story here. They're a vetted network partner: we screened the operation directly and hold them to ongoing service standards. The profile is two-thirds complete — customer satisfaction and credibility score strong, while recent activity runs thin. Ranked last here, they'd hold their own in plenty of markets — reasonable to include as you gather offers. What stands outReview Score Top 25% in TXBBB Status Accredited, AActive Since 2024Lifetime Avg Rating 5.0Total Review Count 54Recent Avg Rating 4.8Recent Review Count 6Rating Breakdown5★ 534★ 13★ 02★ 01★ 0Pros

What to know before selling to a cash home buyer company in Dallas, TX
Overview: the cash investor landscape in Dallas
Dallas has a large, competitive cash buyer market — but most of the 236 companies here don't have verifiable track records, and while renovation flips still lead the activity, the distress-driven side is climbing fast.
We identified 236 cash buyer companies in the Dallas area. 122 have enough of a verifiable track record to evaluate. The other 114 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 8 on our featured list are the highest-ranked of the 50 credible local buyers — the cap is a display limit, not a quality cutoff. All 50 passed our evaluation standards. Another 26 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. House Buyers Texas, our #1 pick, carries a 4.9 rating across 486 verified reviews and has ramped its recent pace to roughly 2.8x its lifetime average. Smooth Closing, ranked #2, holds a 4.9 rating across 112 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 122 credible companies out of 236 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Dallas runs above the national average. About 12.6% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Dallas higher than about 4 out of 5 markets on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.3% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 8% year-over-year, while sales involving financially distressed sellers are up about 78%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Dallas is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 47 days (vs. 50 nationally) [1], there's about 4 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 24% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Dallas right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Dallas: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Dallas cash home buyers actually pay?
Cash investors in Dallas, TX typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $425,000 (median sale price in Dallas–Fort Worth [1]), cash investor offers would likely be in the range of $240k–$320k. In other words, you're trading somewhere between $105k–$185k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $425,000 | $425,000 |
| Repair costs | −$40,000 | −$85,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$65,000 |
| Your offer | ~$320,000 (75% ARV) | ~$240,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Dallas, TX has one of the deepest pools of vetted cash buyers we track — 50 local operators plus 26 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Dallas?
Selling to a cash investor is the fastest way to close in Dallas, but it comes at a steep cost even with this market's longer selling timeline. On a $425,000 home, cash offers land $125k–$215k below the median sale price. Even with homes sitting roughly 47 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent before committing.
Dallas is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $425,000 home, cash offers typically land between $210k–$300k — a $125k–$215k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a property you'd rather sell as-is, probate, or financial pressure that makes a quick close worth more than price.
-
List on the open market if you can absorb the timeline. Dallas's numbers: 47 days on market, 4 months of supply, and about 24% of listings taking a price cut [1]. Commissions run ~$23k, and carrying costs add ~$1,050/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Dallas has iBuyer and bridge-loan programs. With 50 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 236 companies making cash offers in the Dallas area, 114 (close to half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own homework online has very little to go on. 1 in 3 Americans already distrust real estate investors, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Texas Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Texas, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. Dallas has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 236 cash property investors we identified in Dallas, 122 had enough data to get scored by our model. The other 114 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
