Top 7 cash investors in Orlando, FL
-
Understand your options: The top tier of cash buyers in Orlando is strong, but quality drops off fast. 38 local operators and 42 statewide Florida companies are vetted and matched to your search — 80 vetted options in total. Of the 236 companies we identified, only about 52% cleared our credibility bar at all — and that's just the visible market. About 9% of Orlando-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Orlando: The top-ranked companies carry ratings above 4.7, backed by 62–306 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 40 reviews — a real gap in how much you can learn before committing. Only about 58% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Orlando home sells for about $407,313 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (97% sale-to-list) in a median of 50 days with 4 months of supply. A cash investor might offer $205,000–$285,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Orlando has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Orlando isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Revival Homebuyer
CASH INVESTOR
Based in Tampa, FLACCREDITEDExpert take: Revival Homebuyer is our top pick in Orlando — a solid lead, built on the fundamentals we score. Their overall score is actually in the top 5% compared to cash investors nationwide — not just the best option locally. The customer record backs it up: a 4.8 average across 188 reviews — a lot of people saying the same good thing. They're very active right now — 28 reviews in the past 6 months, about 2x their usual pace. Behind the numbers: 7 years of verified review activity. A track record, not a debut. Credentials check out too — BBB accredited with an A rating, solid third-party validation. They score strong on all three things we measure — customer record, recent activity, and credibility. That breadth is what the top rank reflects. It's the strongest overall profile we evaluated in Orlando. Get their offer first, and compare it against one or two others. What stands outReview Score Top 1% in FLBBB Status Accredited, AActive Since 2005Lifetime Avg Rating 4.8Total Review Count 188Recent Avg Rating 4.7Recent Review Count 28Rating Breakdown5★ 1794★ 13★ 02★ 11★ 7Pros

2. OfferCharm
CASH INVESTOR
AlafayaACCREDITEDExpert take: OfferCharm's record reads the same wherever you sample it: a big review pool holding high marks throughout. Their record: 119 reviews averaging 4.8 — and at that volume, the consistency itself is the story. The past 6 months alone brought 33 reviews — the current pace is heavy. All of it sits on 5 years of verified review activity — steady accumulation over time, not a short burst. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. They clear our strong bar across the board — customer record, recent activity, and credibility. This page is unusually strong — multiple companies here rank in the top 10% of our national library — so every spot on this list clears a high bar. 3. FL Cash Home Buyers
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: FL Cash Home Buyers is the most-reviewed company on this list — more customer feedback on record than anyone else here, accumulated over years of buying. Customers rate them 4.7 across 306 reviews. Most experiences were good; with this many reviews, not all of them will be. Recent activity holds up: 19 reviews in the past 6 months, keeping the long record current. They've been around: 10 years of verified review activity, and 15 years in business by their own account. Their BBB standing checks out — BBB accredited with an A+ rating. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. 4. Duval Home Buyers
CASH INVESTOR
Based in Jacksonville, FLBBB LISTEDExpert take: With Duval Home Buyers, the customer data and the third-party checks point the same way — strong reviews on one side, solid credentials on the other. Customers rate them 4.9 across 222 reviews — that's a lot of feedback pointing the same direction. 14 reviews in the past 6 months — real, current review volume on top of the history. 18 years in business per the company; 9 years of verified review activity per our data. They're BBB-rated A+, though not accredited; the website, though, is light on transparency. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. The depth is proven and the activity is current — a solid offer to collect early in your comparison. What stands outReview Score Top 10% in FLBBB Status Not accredited, A+Active Since 2008Lifetime Avg Rating 4.9Total Review Count 222Recent Avg Rating 5.0Recent Review Count 14Rating Breakdown5★ 2164★ 13★ 02★ 01★ 5Pros

5. The Building Buyer
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: The core of The Building Buyer's profile is tenure: verified review activity going back 8 years. A 4.9 customer rating over 96 reviews anchors the profile — strong marks with real evidence behind them. The freshest signal is good — 6 recent reviews at a 5.0 average, above their lifetime mark. Verified activity goes back 8 years — a long, independent record of actual operation. The credibility box is checked: BBB accredited with an A+ rating. Third-party validation, on file. The shape of the profile: strong on customer record and credibility, lighter on recent activity. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. Their verification runs ahead of their review count — include them when you collect offers and see what they come back with. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 4.9Total Review Count 96Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 934★ 23★ 02★ 01★ 1Pros

6. Honest Home Buyers
CASH INVESTOR
Based in Melbourne, FLACCREDITEDExpert take: Honest Home Buyers is an established presence that hasn't gone anywhere — reviews still arrive at their usual pace. The numbers hold up: a 4.9 customer rating across 62 reviews — enough consistent feedback to mean something. What's come in lately is strong: 12 reviews at 5.0, a notch above their long-run average. Their verified review history runs 5 years deep, which makes the lower review count easier to read fairly. The credibility picture is split — BBB accredited with an A+ rating on one hand, a website that doesn't disclose much on the other. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. The scores around this part of the list run close together — a rank here is a rounding difference, not a tier. A well-reviewed smaller operator — worth an offer when you're comparing options. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.9Total Review Count 62Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 614★ 03★ 02★ 01★ 1Pros

7. 3 Step Home Sale
CASH INVESTOR
Based in Arlington, VAACCREDITEDExpert take: 3 Step Home Sale is ranked last in Orlando, but the scoring margin to the next spot is narrow. Customers rate them well — 4.8 across 135 reviews, consistent and at real volume. Recent feedback has dipped: 4.6 across the past 6 months, below their long-run average. There are 5 years of verified review activity behind the numbers. They're BBB accredited with an A+ rating, though the website is light on transparency. Customer record and credibility both clear our strong bar — recent activity is the one thing this profile is missing. This market is deep — 38 cash investors evaluated — so the ranking reflects finer distinctions than in thinner markets. With margins this tight, the rank order at the bottom means little — a legitimate option to include as you collect offers. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2020Lifetime Avg Rating 4.8Total Review Count 135Recent Avg Rating 4.6Recent Review Count 10Rating Breakdown5★ 1274★ 33★ 02★ 11★ 4Pros

What to know before selling to a cash home buyer company in Orlando, FL
Overview: the cash investor landscape in Orlando
Orlando has 236 cash buyer companies, but only 122 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 236 cash buyer companies in the Orlando area. 122 have enough of a verifiable track record to evaluate. The other 114 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 38 credible local buyers — the cap is a display limit, not a quality cutoff. All 38 passed our evaluation standards. Another 42 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Revival Homebuyer, our #1 pick, carries a 4.8 rating across 188 verified reviews and has ramped its recent pace to roughly 2.1x its lifetime average. OfferCharm, ranked #2, holds a 4.8 rating across 119 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 122 credible companies out of 236 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Orlando runs close to the national average. About 8.9% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Orlando about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.1% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 5% year-over-year, while sales involving financially distressed sellers are up about 250%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Orlando is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how Orlando compares to national benchmarks right now:
- 50 days median time on market vs. 50 nationally [1]
- 4 months of housing supply vs. 3 nationally
- 21% of listings have taken a price cut vs. 17% nationally
- 97% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Orlando right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Orlando: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Orlando cash home buyers actually pay?
Cash investors in Orlando, FL typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $407,000 (median sale price in Orlando, FL [1]), cash investor offers would likely be in the range of $230k–$300k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $407,000 | $407,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$302,000 (74% ARV) | ~$232,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Orlando, FL has one of the deepest pools of vetted cash buyers we track — 38 local operators plus 42 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Orlando?
Selling to a cash investor is the fastest way to close in Orlando, but it comes at a steep cost even with this market's longer selling timeline. On a $407,313 home, cash offers land $122k–$202k below the median sale price. Even with homes sitting roughly 50 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Orlando is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $407,313 home, cash offers typically land between $205k–$285k — a $122k–$202k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Orlando's numbers: 50 days on market, 4 months of supply, and about 21% of listings taking a price cut [1]. Commissions run ~$22k, and carrying costs add ~$1,000/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Orlando has iBuyer and bridge-loan programs. With 38 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 236 companies buying homes for cash in the Orlando area, close to half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. Distrust of real estate investors is widespread, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Florida Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Florida, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. Orlando has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 243 cash home buyer companies in Orlando. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 236 cash property investors we identified in Orlando, 122 had enough data to get scored by our model. The other 114 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
