Top 7 cash investors in San Antonio, TX
-
Understand your options: The top tier of cash buyers in San Antonio is strong, but quality drops off fast. 41 local operators and 37 statewide Texas companies are vetted and matched to your search — 78 vetted options in total. Of the 203 companies we identified, only about 55% cleared our credibility bar at all — and that's just the visible market. About 10% of San Antonio-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in San Antonio: The top-ranked companies carry ratings above 4.7, backed by 103–486 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 44 reviews — a real gap in how much you can learn before committing. Only about 37% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal, and that's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median San Antonio home sells for about $310,000 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (97% sale-to-list) in a median of 72 days with 5 months of supply. A cash investor might offer $155,000–$215,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: San Antonio has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in San Antonio isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Tag Team Property Solutions
CASH INVESTOR
Oak Grove EstatesACCREDITEDExpert take: Tag Team Property Solutions ranks #1 in San Antonio, narrowly edging out our runner-up by a few points. That said, its overall score is in the top 1% nationwide — San Antonio is a competitive market, with a lot of very strong options clustered at the top. The customer record backs it up: a 5.0 average across 197 reviews — a lot of people saying the same good thing. Recent activity is a standout: 54 reviews in 6 months, well above their long-run rate. Worth knowing: their verified review history only goes back 2 years — a young record for a market leader. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. With a margin this thin, the smart move is simple: collect offers from several of the top-ranked companies. What stands outReview Score Top 1% in TXBBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 197Recent Avg Rating 4.9Recent Review Count 54Rating Breakdown5★ 1964★ 03★ 02★ 01★ 1Pros

2. House Buyers Texas
CASH INVESTOR
Active since 2021ACCREDITEDExpert take: House Buyers Texas carries the fullest profile on this page: more reviews than any company here, high marks across them, and credentials that check out. Customers rate them 4.9 across 486 reviews — that's a lot of feedback pointing the same direction. Current pace: 138 reviews in 6 months, above their lifetime rate. They've logged 5 years of verified review activity along the way, which grounds the volume. They're BBB accredited with an A+ rating; the website, though, is light on transparency. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. This page is unusually strong — multiple companies here rank in the top 10% of our national library — so every spot on this list clears a high bar. Established, active, and heavily reviewed — an easy inclusion when you gather offers to compare. What stands outReview Score Top 1% in TXBBB Status Accredited, A+Active Since 2021Lifetime Avg Rating 4.9Total Review Count 486Recent Avg Rating 5.0Recent Review Count 138Rating Breakdown5★ 4714★ 03★ 02★ 01★ 15Pros

3. House Buyers Houston
CASH INVESTOR
Based in Houston, TXUNVERIFIEDExpert take: House Buyers Houston put together one of the deeper review records on this list in just 3 years — and recent volume is still high. A 5.0 customer rating over 103 reviews — deep, consistent, and earned over years of activity. The past 6 months alone brought 50 reviews — the current pace is heavy. BBB profile: none on file. We report that as-is. The customer and activity data are both strong; the independent credentialing is the quieter part of the profile. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. Track record and current pace both check out — get their offer and weigh it against the rest of your list. What stands outReview Score Top 10% in TXBBB Status UnverifiedActive Since 2023Lifetime Avg Rating 5.0Total Review Count 103Recent Avg Rating 5.0Recent Review Count 50Rating Breakdown5★ 1034★ 03★ 02★ 01★ 0Pros

4. Alamo City Housebuyer
VERIFIED CASH INVESTOR
Active since 2005ACCREDITEDVERIFIEDExpert take: What stands out about Alamo City Housebuyer isn't just the size of the review pool — it's how consistent the marks stay across it. They hold a 4.9 average across 114 customer reviews — strong marks with serious volume behind them. 13 reviews in the past 6 months — real, current review volume on top of the history. 21 years in business per the company; 8 years of verified review activity per our data. They also went through enhanced screening, verifying extra information about the business with us firsthand. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. The depth is proven and the activity is current — a solid offer to collect early in your comparison. What stands outReview Score Top 25% in TXBBB Status Accredited, A+Active Since 2005Lifetime Avg Rating 4.9Total Review Count 114Recent Avg Rating 5.0Recent Review Count 13Rating Breakdown5★ 1124★ 03★ 12★ 01★ 1Pros

5. Cash Home Buyer San Antonio
CASH INVESTOR
Park VillageUNVERIFIEDExpert take: Right now the notable thing about Cash Home Buyer San Antonio is pace: substantial review volume in just the past six months, on the back of an established record. The numbers are strong at scale: a 5.0 customer rating held across 122 reviews. Recent volume is hard to miss: 41 reviews inside 6 months. This depth accumulated in only 2 years of verified activity — a fast build. No BBB record to check — a blank in the file, not a red flag. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. They scored within a couple of points of the company ranked just above them — the middle of this list is tightly packed. There's not much to argue with here — a deep record, current activity, and an offer worth having on your list. What stands outReview Score Top 25% in TXBBB Status UnverifiedActive Since 2024Lifetime Avg Rating 5.0Total Review Count 122Recent Avg Rating 5.0Recent Review Count 41Rating Breakdown5★ 1224★ 03★ 02★ 01★ 0Read reviews: GooglePros

6. Big State Home Buyers
CASH INVESTOR
Based in Houston, TXACCREDITEDExpert take: Big State Home Buyers is a longevity story — verified review activity stretching back years. The record: 394 reviews at a 4.7 average — dependable, not perfect. They added 23 reviews in the past 6 months — clear verified activity right now. They've been around: 12 years of verified review activity, and 21 years in business by their own account. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. They clear our strong bar across the board — customer record, recent activity, and credibility. The gap to the next spot up is small; rank order in this stretch of the list is a fine distinction, not a gulf. A proven operation that's still moving — get their offer early in your search. What stands outReview Score Top 25% in TXBBB Status Accredited, A+Active Since 2005Lifetime Avg Rating 4.7Total Review Count 394Recent Avg Rating 4.5Recent Review Count 23Rating Breakdown5★ 3434★ 233★ 32★ 41★ 21Pros

7. Sell My San Antonio House
CASH INVESTOR
Shady OaksACCREDITEDExpert take: Sell My San Antonio House is ranked last in San Antonio, but the scoring margin to the next spot is narrow. Customers rate them well — 4.9 across 164 reviews, consistent and at real volume. Lately the feedback is better — 9 recent reviews averaging 5.0. They've been around — 12 years of verified activity, with the company claiming 17 years in business. Credentials are a real positive here: BBB accredited with an A+ rating — independent, third-party validation. In our scoring, customer record and credibility both come in strong; recent activity is where they give ground. This market is deep — 41 cash investors evaluated — so the ranking reflects finer distinctions than in thinner markets. Given how small the gap is, don't put much weight on the last-place rank — they belong in the same offer conversation as the companies just above them. What stands outReview Score Top 25% in TXBBB Status Accredited, A+Active Since 2009Lifetime Avg Rating 4.9Total Review Count 164Recent Avg Rating 5.0Recent Review Count 9Rating Breakdown5★ 1604★ 13★ 02★ 01★ 3Pros

What to know before selling to a cash home buyer company in San Antonio, TX
Overview: the cash investor landscape in San Antonio
San Antonio has 203 cash buyer companies, but only 112 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 203 cash buyer companies in the San Antonio area. 112 have enough of a verifiable track record to evaluate. The other 91 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 41 credible local buyers — the cap is a display limit, not a quality cutoff. All 41 passed our evaluation standards. Another 37 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Tag Team Property Solutions, our #1 pick, carries a 5.0 rating across 197 verified reviews with a steady, established review history. House Buyers Texas, ranked #2, holds a 4.9 rating across 486 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 112 credible companies out of 203 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in San Antonio runs close to the national average. About 10.1% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting San Antonio slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 3.0% of sales involve a financially pressured seller and 4.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 14% year-over-year, while sales involving financially distressed sellers are up about 96%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
San Antonio is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how San Antonio compares to national benchmarks right now:
- 72 days median time on market vs. 50 nationally [1]
- 5 months of housing supply vs. 3 nationally
- 26% of listings have taken a price cut vs. 17% nationally
- 97% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in San Antonio right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in San Antonio: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do San Antonio cash home buyers actually pay?
Cash investors in San Antonio, TX typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $310,000 (median sale price in San Antonio [1]), cash investor offers would likely be in the range of $180k–$230k. In other words, you're trading somewhere between $80k–$130k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $310,000 | $310,000 |
| Repair costs | −$30,000 | −$60,000 |
| Holding costs | −$10,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$45,000 |
| Your offer | ~$230,000 (74% ARV) | ~$180,000 (58% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. San Antonio, TX has one of the deepest pools of vetted cash buyers we track — 41 local operators plus 37 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a slower market, traditional sales can take longer and involve more price negotiation — which is part of what makes the speed of a cash offer appealing.
Should you sell to a cash investor in San Antonio?
Selling to a cash investor is the fastest way to close in San Antonio, but it comes at a steep cost even with this market's longer selling timeline. On a $310,000 home, cash offers land $95k–$155k below the median sale price. Even with homes sitting roughly 72 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
San Antonio is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $310,000 home, cash offers typically land between $155k–$215k — a $95k–$155k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, a property you'd rather sell as-is, probate, or financial pressure that makes a quick close worth more than price.
-
List on the open market if you can absorb the timeline. San Antonio's numbers: 72 days on market, 5 months of supply, and about 26% of listings taking a price cut [1]. Commissions run ~$17k, and carrying costs add ~$800/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. San Antonio has iBuyer and bridge-loan programs. With 41 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 203 companies buying homes for cash in San Antonio, roughly one in three don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. A significant share of Americans already distrust real estate investors, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Texas Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Texas, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. San Antonio has enough vetted buyers that you can afford to be selective. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 210 cash home buyer companies in San Antonio. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 203 cash property investors we identified in San Antonio, 112 had enough data to get scored by our model. The other 91 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
