Top 7 cash investors in Tampa, FL
-
Understand your options: Tampa has a deep pool of vetted cash buyers — 31 local investors met our credibility standards, with another 31 statewide Florida operators also active in this market. That gives you about 62 vetted options between the local and statewide lists. Of the 187 companies we identified, only about 37% met that credibility bar — and that's just the visible market. About 10.2% of Tampa home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking rather than a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Tampa: The top-ranked companies carry ratings above 4.5 backed by 60–527 verified reviews, with recent activity showing they're actively working deals. Below the featured tier, the typical credible company has around 58 reviews — a real gap in how much you can learn before committing. About 50% carry a BBB profile; that doesn't disqualify anyone who doesn't, but it's one more data point when comparing companies that buy houses for cash. Use review depth and third-party verification as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: More investors means more competition for your deal — that's leverage, so use it. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place — including from buyers who aren't online — while adding a layer of oversight to the process. Don't commit on the spot. Any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Tampa home sells for about $389,152 on the open market [1]. A cash investor might offer $195,000–$270,000 for the same home (they typically target 70% of after-repair value, minus repair costs). That's the cost of speed, certainty, and selling in any condition. Before you commit, investigate alternatives: Tampa has iBuyer and bridge loan programs that may work better depending on your home's condition and your timeline, and you can always talk to a local agent about what your home would realistically fetch — no obligation.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Tampa isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.

1. Duval Home Buyers
CASH INVESTOR
Based in Jacksonville, FLBBB LISTEDExpert take: Duval Home Buyers ranked #1 out of 42 Tampa Bay cash investors we evaluated, and the data backs it up across every metric. A 4.9 average rating across 218 reviews over 18 years of verified activity is one of the strongest customer track records in the market. Recent performance is even better: 43 reviews in the past 6 months at a perfect 5.0, running at roughly 3.5x their lifetime pace. That kind of accelerating momentum from an already high-volume operator is rare. The credibility profile is solid too: excellent website transparency and an A+ BBB rating, though they're not accredited. In a deep, competitive Tampa market, Duval has the highest customer scores, the strongest recent momentum, and nearly two decades of operating history. All of that adds up to the top overall score in Tampa Bay.What stands outReview Score Top 1% in FLBBB Status Not accredited, A+Active Since 2008Lifetime Avg Rating 4.9Total Review Count 218Recent Avg Rating 5.0Recent Review Count 43Rating Breakdown5★ 2124★ 13★ 02★ 01★ 5Pros

2. Revival Homebuyer
CASH INVESTOR
North Hyde ParkACCREDITEDExpert take: Revival Homebuyer doesn't have any obvious weak spots. A 4.9 average rating across 241 reviews is the second-deepest evidence pool in Tampa Bay, built over 21 years of verified activity. Recent volume is impressive: 51 reviews in the past 6 months, roughly 3x their lifetime pace and far above the local median. They're BBB accredited with an A rating, which checks the credibility box. The one thing to watch: recent ratings have dipped to 4.5, down from that 4.9 lifetime average. That's a noticeable drop even with the increased volume. The overall profile is strong: 21 years of consistent customer satisfaction, dominant recent activity, and solid credentials. But the recent rating dip, combined with limited website transparency, means comparing Revival's current offer against other top options on this page makes sense. What stands outReview Score Top 5% in FLBBB Status Accredited, AActive Since 2005Lifetime Avg Rating 4.9Total Review Count 242Recent Avg Rating 4.5Recent Review Count 51Rating Breakdown5★ 2334★ 13★ 02★ 11★ 7Pros

3. House Buyers of America
CASH INVESTOR
Based in Vienna, VAACCREDITEDExpert take: House Buyers of America has the highest recent activity on this page: 58 reviews in the past 6 months, more than any other featured Tampa buyer. That pace is roughly 2.2x their lifetime average across 527 total reviews and 26 years of operation, the longest track record in the market. Their 4.5 lifetime rating is the lowest among the featured picks, but recent reviews have actually ticked up to 4.6, a positive trend despite the increased volume. The credibility picture adds up: BBB accredited with an A+ rating and over a quarter-century in business. Website transparency is limited, but with 527 reviews, there's plenty of customer data to evaluate independently. The sheer depth of their review history and sustained high-volume activity over 26 years is the strongest evidence of market longevity on this page. What stands outReview Score Top 10% in FLBBB Status Accredited, A+Active Since 2000Lifetime Avg Rating 4.5Total Review Count 528Recent Avg Rating 4.5Recent Review Count 58Rating Breakdown5★ 4514★ 133★ 22★ 41★ 56Pros

4. Joe Homebuyer
CASH INVESTOR
Based in Salt Lake City, UTACCREDITEDExpert take: Joe Homebuyer of Utah has a 4.7 average rating across 199 reviews in Tampa Bay, placing them in the top 5% locally. That's a solid sample backed by 6 years of verified activity. Recent reviews are holding steady at that same 4.7, with 26 reviews over the past 6 months running at roughly 1.6x their lifetime pace and well above the local median. The credibility profile is among the strongest on this page: BBB accredited with an A+ rating and solid website credibility scores. The rating is slightly lower than some names above them, but the consistency across nearly 200 reviews and strong third-party credentials make Joe Homebuyer a well-rounded option. 5. 3 Step Home Sale
CASH INVESTOR
Based in Arlington, VAACCREDITEDExpert take: 3 Step Home Sale has a 4.9 average rating across 129 reviews over 6 years of verified activity, a near-top customer satisfaction mark on this page. The credibility profile is equally strong: BBB accredited with an A+ rating and excellent website transparency. The more mixed signal is recent performance. Their 6-month rating has dipped to 4.6, down from that 4.9 lifetime average, and activity has slowed to 11 reviews at roughly 0.85x their lifetime pace. That's still above the local median, but not the accelerating momentum you see from the companies ranked higher. The overall profile is solid: strong lifetime quality, verified credentials, and a transparent online presence. But with both ratings and pace cooling while competitors ramp up, 3 Step may not be the first call if you need a fast response. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2020Lifetime Avg Rating 4.9Total Review Count 129Recent Avg Rating 4.6Recent Review Count 11Rating Breakdown5★ 1224★ 33★ 02★ 11★ 3Pros

6. Tampa Fast Home Buyer
CASH INVESTOR
Tampa, FLACCREDITEDExpert take: Tampa Fast Home Buyer is trending in the right direction: a 5.0 rating across 12 reviews in the past 6 months, up from their already-strong 4.9 lifetime average across 60 total reviews. That recent pace is running at 2x their lifetime average, and it's well above the local median. They've been operating in Tampa Bay for 10 years, long enough to have a real track record even if the review volume is more moderate than some of the higher-ranked names. The credibility profile checks the key boxes: BBB accredited with an A+ rating, though website transparency is limited. Being ranked #7 in Tampa says more about the depth of this market than anything negative about the company. Their quality is trending up and recent activity is solid. What stands outReview Score Top 25% in FLBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 4.9Total Review Count 60Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 584★ 13★ 02★ 01★ 1Read reviews: GooglePros

What to know before selling to a cash home buyer company in Tampa, FL
Overview: the cash investor landscape in Tampa
Tampa has one of the deeper cash buyer markets we evaluate, with 187 companies and 62 that passed our credibility standards. But most of the activity happens through companies you can't easily vet.
We identified 179 cash buyer companies in the Tampa area. 65 have enough of a verifiable track record to evaluate — 30 local operators and 30 statewide companies also active in this market. The other 114 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 30 credible local buyers — the cap is a display limit, not a quality cutoff. All 30 passed our evaluation standards.
-
The companies at the top are strong. Duval Home Buyers and Revival Homebuyer, the 2 highest-ranked, carry customer ratings of 4.9 with over 200 verified reviews each. Both are running at roughly 3x their lifetime review pace — a sign they're actively investing in this market, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 62 credible companies out of 187 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Tampa runs slightly above the national average — about 10.2% of home sales involve an investor buying a property to renovate and resell, compared to 9.6% nationally.
-
The more interesting signal is what's happening underneath. Overall flip volume is down about 7% year-over-year, but sales involving financially distressed sellers have surged nearly 300% and bank-owned property sales have doubled. The renovation side of the market is cooling while the distress-driven side is accelerating sharply.
-
Despite the percentage surge, the absolute levels of distressed and bank-owned activity remain below the national average — 1.2% of sales involve distressed sellers (vs. 2.0% nationally) and bank-owned sales sit at 2.0% (vs. 2.5% nationally). Tampa is seeing rapid growth in these categories from a low base, not from already elevated levels.
Tampa is a balanced market that leans soft — homes take longer to sell than the national average, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how Tampa compares to national benchmarks right now:
- 59 days median time on market vs. 52 nationally [1]
- 4 months of housing supply vs. 3 nationally
- 24.9% of listings have taken a price cut, one of the highest rates in the country
- 96.8% average sale-to-list ratio vs. 98.7% nationally
-
The price drop rate stands out — nearly 1 in 4 Tampa listings has cut its asking price, one of the highest rates in the country. So does that mean you should sell to a cash investor? Not necessarily — market conditions are context, not a reason to act. But for sellers dealing with property condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process carries real weight in a market this soft.
You're in a strong position in Tampa: enough quality buyers are actively competing that you can compare offers, and the deep pool means real leverage when negotiating.
-
A typical cash close runs 7–30 days, compared to roughly 3 months from listing to close on the open market. In a market where nearly 1 in 4 listings cuts price, the full cost of a traditional sale narrows the gap between cash and listing more than the sticker price suggests.
-
The tradeoff is still price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have.

How much do Tampa cash home buyers actually pay?
Cash investors in Tampa, FL typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $389,000 (median sale price in Tampa Bay [1]), cash investor offers would likely be in the range of $210k–$280k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $389,000 | $389,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$284,000 (73% ARV) | ~$214,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Tampa, FL has one of the deepest pools of vetted cash buyers we track — 30 local operators plus 31 statewide — so you can collect multiple offers and play them against each other.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Tampa?
Selling to a cash investor in Tampa is the fastest path to closing, but it comes at a steep cost. On a $389,152 home, cash offers typically land $119k–$194k below the median sale price. With 31 vetted local buyers competing, you have real leverage — but talk to an agent first, because open market sales still net significantly more.
The right path depends on your timeline, your home's condition, and how much equity you're willing to trade for certainty.
-
Sell to a cash investor if speed or simplicity is the priority. On a $389,152 home, cash offers typically land between $195k–$270k, a $119k–$194k gap versus the median sale price. Across our own data, 73% of sellers who explored both paths netted more through an agent, with a median gain of $65,000. Cash makes the most sense when your home needs major work, you're carrying two mortgages, or a deadline makes months of market time a non-starter.
-
List on the open market if you can absorb the timeline. Homes sit 59 days on average in Tampa, nearly 1 in 4 listings takes a price cut, and carrying costs run ~$950/month [1]. Add ~$21k in agent commissions and a potential price cut ($12k–$19k), and your actual net could be $35k–$45k below the sale price. Still more than a cash offer for most homes, but the gap is narrower than the sticker price suggests.
-
Consider an iBuyer or bridge loan if you want speed without the full discount. Tampa has iBuyer and bridge loan programs that offer a middle path. Both are worth comparing alongside traditional cash offers.
How to spot a cash home buyer scam
Of the 186 companies marketing cash offers in Tampa, 125 — more than half — don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. A third of Americans already distrust real estate investors, and the warning signs below can help you tell the difference between a legitimate buyer and one worth avoiding.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Florida Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box — slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Florida, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 186 cash home buyer companies in Tampa. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 179 cash property investors we identified in Tampa, 65 had enough data to get scored by our model. The other 114 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
