Top 7 cash investors in Racine, WI
-
Understand your options: Racine has 8 local cash home buyers in our comparison. Another 5 statewide companies appear in the separate broader-area list. Featured companies are a selection from that comparison, not a separate quality tier. Check each company's coverage and property requirements before requesting offers.
-
Know what "good" looks like in Racine: The 7 featured companies have customer ratings of 4.7 or higher. Their review counts range from 25 to 127. 5 of the 7 have reviews from the past six months. 5 of the 7 are BBB accredited. Weigh customer feedback alongside company credentials, and ask each buyer about its current availability.
-
Take steps to get the best outcome: With 13 vetted buyers between the local and statewide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Racine home sells for about $325,000 on the open market [1] — and right now it's a seller's market. Homes are selling above asking (101% sale-to-list) in a median of 37 days with 2 months of supply. A cash investor might offer $160,000–$230,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Racine has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Racine isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Captain Save A Home
CASH INVESTOR
Based in Milwaukee, WIACCREDITEDExpert take: Captain Save A Home is the #1 cash investor in Racine, and it's not one strong stat doing the work — the rating, the volume, the recent activity, and the credentials all point the same way. Their overall score is actually in the top 10% compared to cash investors nationwide. Customers rate them 5.0 across 100 reviews — strong feedback, at enough volume to trust it. Recent activity is a standout: 21 reviews in 6 months, well above their long-run rate. They've been at this a while: 8 years of verified review activity, and 12 years in business by their own account. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 5% in WIBBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 5.0Total Review Count 100Recent Avg Rating 5.0Recent Review Count 21Rating Breakdown5★ 994★ 03★ 02★ 01★ 1Pros

2. Stillwater Properties
VERIFIED CASH INVESTOR
Based in Beloit, WIACCREDITEDVERIFIEDExpert take: Stillwater Properties comes in just behind our top pick — close enough to take seriously in any offer round. A 4.7 average over 48 reviews: dependable, not spotless. Most customers came away happy. The recent stretch is the soft spot — 12 reviews averaging 4.6, under their 4.7 lifetime mark. The verified record covers 6 years — a sustained operation, not a recent arrival. They took the extra step of enhanced screening, which means key business details were confirmed to us firsthand. They come in strong in all three areas we score — customer record, recent activity, and credibility. They cleared the same screening as every company we feature; from there, the ranking just reflects the scored profile. A credible runner-up — worth an offer as you work through the list, and a natural comparison for the top pick. What stands outReview Score Top 25% in WIBBB Status Accredited, A+Active Since 2020Lifetime Avg Rating 4.7Total Review Count 48Recent Avg Rating 4.6Recent Review Count 12Rating Breakdown5★ 434★ 23★ 02★ 01★ 3Pros

3. Fair Deal Home Buyers
CASH INVESTOR
Based in Mequon, WIACCREDITEDExpert take: Fair Deal Home Buyers's record is deep, and the newest reviews are the strongest part of it. The record: 127 reviews at a 4.7 average — dependable, not perfect. Recent months run above their average: 5.0 over 6 reviews. They've logged 6 years of verified review activity along the way, which grounds the volume. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. Both customer record and credibility score strong; recent activity runs lighter, which is worth knowing. Every featured company passed the same checks — what sets this one apart is the size of the review pool. A well-established operation at a measured pace — a sensible offer to include. What stands outReview Score Average in WIBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.7Total Review Count 127Recent Avg Rating 5.0Recent Review Count 6Rating Breakdown5★ 1174★ 13★ 02★ 01★ 9Pros

4. CB Home Solutions
VERIFIED CASH INVESTOR
Based in Oshkosh, WIACCREDITEDVERIFIEDExpert take: CB Home Solutions has the longevity and the credentials. What the profile is missing lately is fresh review activity. Their customer marks run high — 4.8 over 87 reviews — though a sample this size can still move. Little has come in lately (2 reviews in 6 months), so it's hard to say how active they are right now. They completed enhanced screening with our team, verifying additional business details with us directly. The credentials are the standout in the scoring — the customer and activity data are lighter. As with every featured company, they passed our vetting before any ranking — the differences on this list are about evidence and scores, not legitimacy. A credible, established option — but with little recent signal, we'd request offers from the more active picks on this page first. What stands outReview Score Average in WIBBB Status Accredited, A+Active Since 2015Lifetime Avg Rating 4.8Total Review Count 87Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 804★ 43★ 02★ 01★ 3Pros

5. Essential Equity Real Estate
VERIFIED CASH INVESTOR
Based in Milwaukee, WIBBB LISTEDVERIFIEDExpert take: Essential Equity Real Estate has only 3 years of verified history, but the recent review volume shows real current activity. Customers so far rate them 4.8 across 25 reviews — promising, though the base is young. Recent feedback runs under the early average — 4.2 versus 4.8. The record should thicken quickly at this rate; we'll update the read as it does. They did complete enhanced screening with our team — additional business details, verified directly. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. They cleared the same screening as the established companies here; the only difference is track-record depth. The activity is real; the history is short. A reasonable extra offer while you anchor on established options. What stands outReview Score Bottom 50% in WIBBB Status Not accredited, A+Active Since 2022Lifetime Avg Rating 4.8Total Review Count 25Recent Avg Rating 4.2Recent Review Count 5Rating Breakdown5★ 234★ 13★ 02★ 01★ 1Pros

6. Cream City Home Buyers
CASH INVESTOR
Based in New Berlin, WIACCREDITEDExpert take: Longevity and credentials are Cream City Home Buyers's strengths; fresh review activity is what the file is short on lately. A 5.0 across 35 reviews is a solid record, with the caveat of a smaller sample. Nothing new on the review front in 6 months. We read that as an open question, not a verdict. Independent credentials are in order: BBB accredited with an A+ rating. Credibility is the strength here — the verification runs deeper than the customer and activity data. Being featured means they passed our screening; the rank beyond that reflects the strength of the record. The record itself is trustworthy — the question is current pace. You may want to start with the more recently active options on this page to boost your odds of a fast offer. What stands outReview Score Bottom 50% in WIBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 5.0Total Review Count 35Recent Avg Rating 0.0Rating Breakdown5★ 344★ 13★ 02★ 01★ 0Pros

7. Cash House Buyer WI
CASH INVESTOR
Based in Cudahy, WIUNVERIFIEDExpert take: Cash House Buyer WI rounds out our Racine list — the lowest-ranked of the companies that cleared our vetting. Their customer rating is high — 4.9 across 65 reviews — though the sample is modest. Nothing new on the review front in 6 months — worth knowing as you weigh the profile. There are 5 years of verified review activity behind the numbers. We couldn't find a BBB profile — a gap, not an alarm. Nothing we score stands out — they're modest across the board rather than weak in one spot, and the rank reflects that. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. Everyone on this list cleared the same vetting — the rank is relative, and one more offer rarely hurts the comparison. What stands outReview Score Bottom 50% in WIBBB Status UnverifiedActive Since 2021Lifetime Avg Rating 4.9Total Review Count 65Recent Avg Rating 0.0Rating Breakdown5★ 644★ 03★ 02★ 01★ 1Pros

What to know before selling to a cash home buyer company in Racine, WI
Overview: the cash investor landscape in Racine
The rankings are a starting point for comparing cash home buyers in Racine, WI. Below, we explain the company research, investor activity, and local selling conditions.
We compared 8 local cash home buyers. Clever Offers identified 53 cash investors for Racine, WI, including buyers that serve larger areas. We had enough information to compare 8 of them. Captain Save A Home has an edge over Stillwater Properties in customer feedback. Stillwater Properties has stronger company credentials. A company missing from the rankings may simply have too little public information for us to compare it.
Check how much feedback is behind the stars. The 7 featured companies have 25–127 reviews each: Essential Equity Real Estate has 25, while Fair Deal Home Buyers has 127. A larger review count doesn't automatically mean a higher ranking. We also weigh recent feedback and company credentials.
Look for recent customer experiences. 5 of the 7 companies on our shortlist have reviews from the past six months. 5 of the 7 are BBB-accredited. These are separate signals, not guarantees of an offer or a smooth sale. Confirm service area, fees, repair deductions, and closing terms before signing.
Clever Offers analysis generated October 16, 2026 from available company records. How we research and rank cash home buyers.
Cash buyer activity in Racine runs above the national average. About 10.4% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Racine slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.0% of sales involve a financially pressured seller and 1.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is up about 20% year-over-year, while sales involving financially distressed sellers are up about 270%, and bank-owned sales are down about 50%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Racine is a strong seller's market by most standard measures — homes move quickly, sellers hold leverage, and the traditional sale path is working well right now.
-
Homes sell in a median of 37 days (vs. 50 nationally) [1], there's about 2 months of housing supply (vs. 3 nationally), the average sale closes at 101% of list price (vs. 99%), and 11% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Racine right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in Racine: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Racine cash home buyers actually pay?
Cash investors in Racine, WI typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $325,000 (median sale price in Racine, WI [1]), cash investor offers would likely be in the range of $180k–$240k. In other words, you're trading somewhere between $85k–$145k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $325,000 | $325,000 |
| Repair costs | −$30,000 | −$65,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$50,000 |
| Your offer | ~$240,000 (74% ARV) | ~$180,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Racine, WI has a limited pool of vetted cash buyers — 8 local operators plus 5 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Racine?
Most Racine sellers don't need a cash investor. On a $325,000 home, cash offers land $95k–$165k below the median sale price. Homes here sell in roughly 37 days, often at or above asking, so the open market is the stronger path for almost everyone. If listing truly isn't an option, get competing bids from the thin pool of vetted buyers. Talk to an agent before committing.
Racine's market conditions make this decision simpler than most. The gap between a cash offer and listing is wide, and the market is fast.
-
Sell to a cash investor if speed or certainty matters more than price. On a $325,000 home, cash offers typically land between $160k–$230k — a $95k–$165k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Racine's numbers: 37 days on market, 2 months of supply, and about 11% of listings taking a price cut [1]. Commissions run ~$18k, and carrying costs add ~$800/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Racine has iBuyer and bridge-loan programs. With 8 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 53 companies making cash offers on homes in the Racine area, 25 (close to half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to go on. With only 8 vetted local buyers, the pool is thin — a significant share of Americans already distrust real estate investors, and the warning signs below become your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Wisconsin Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Wisconsin, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 56 cash home buyer companies in Racine. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 53 cash property investors we identified in Racine, 28 had enough data to get scored by our model. The other 25 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
