Top 8 cash investors in Georgia
-
Understand your options: Georgia has a moderate pool of vetted cash buyers. 14 statewide operators are vetted and active in Georgia, plus 6 nationwide companies — 20 vetted options in total. Of the 51 companies we identified, only about 39% cleared our credibility bar at all — and that's just the visible market. About 8% of Georgia home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Georgia: The top-ranked companies carry ratings above 4.6, backed by 18–926 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 37 reviews — a real gap in how much you can learn before committing. Only about 50% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 20 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Georgia home sells for about $389,000 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 49 days with 3 months of supply. A cash investor might offer $195,000–$270,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Georgia has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good' or "bad"
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Georgia isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Homeinc
CASH INVESTOR
Based in Fort Lauderdale, FLACCREDITEDExpert take: Homeinc is the #1 cash investor in Georgia, and it's not one strong stat doing the work — the rating, the volume, the recent activity, and the credentials all point the same way. Their score holds up nationally too — the top 10% of all the cash investors we track. The customer record backs it up: a 4.8 average across 926 reviews — a lot of people saying the same good thing. They're very active right now — 32 reviews in the past 6 months, about 0.4x their usual pace. They've been at it for 6 years of verified review history in this market. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. It's the strongest overall profile we evaluated in Georgia. Get their offer first, and compare it against one or two others. What stands outReview Score Top 5% in GABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.8Total Review Count 926Recent Avg Rating 4.5Recent Review Count 32Rating Breakdown5★ 8804★ 63★ 12★ 11★ 38Pros

2. Maximum Cash Home Buyers
VERIFIED CASH INVESTOR
Marietta, GAACCREDITEDVERIFIEDExpert take: Maximum Cash Home Buyers's record reads the same wherever you sample it: a big review pool holding high marks throughout. Their record: 104 reviews averaging 4.9 — and at that volume, the consistency itself is the story. The newest feedback is even better — 5 reviews averaging 5.0. The record spans 5 years of verified activity — established, and still growing. Add enhanced screening to the list — details provided to our team and verified directly. They come in strong on customer record and credibility and softer on recent activity — a lopsided but fundamentally solid profile. Every featured company passed the same checks — what sets this one apart is the size of the review pool. A deep record and a steady pace — a dependable offer to add as you compare your options. What stands outReview Score Top 25% in GABBB Status Accredited, A+Active Since 2009Lifetime Avg Rating 4.9Total Review Count 104Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 1014★ 13★ 02★ 01★ 2Pros

3. HBI Home Solutions
CASH INVESTOR
Augusta, GABBB LISTEDExpert take: HBI Home Solutions's recent reviews are their best, and they're arriving quickly. Recent volume backs the framing: 16 reviews in the past 6 months and counting. The quality is there too: a 4.8 customer rating across 84 reviews — solid footing under all that volume. The volume isn't costing them quality — recent feedback averages 5.0, better than their long-run number. The verified record runs 5 years — established footing under the momentum. On the credential side: listed with the BBB, though not accredited, which we treat as neutral. The customer record and the recent activity are the strengths here; the credential side of the profile is lighter. They cleared the same vetting as every featured company — the current activity is what earns the extra attention. Active now and reasonably documented — a solid offer to collect as you compare Georgia options. What stands outReview Score Top 25% in GABBB Status Not accredited, NRActive Since 2021Lifetime Avg Rating 4.8Total Review Count 84Recent Avg Rating 5.0Recent Review Count 16Rating Breakdown5★ 804★ 13★ 02★ 01★ 3Pros

4. Peak Cash Offers
VERIFIED CASH INVESTOR
Based in Hialeah, FLACCREDITEDVERIFIEDExpert take: Peak Cash Offers built a deep review record here over the years — the question now is current pace. Customers rate them 4.6 across 187 reviews. Most experiences were good; with this many reviews, not all of them will be. Just 1 review came in over the past 6 months, which is the one soft spot here. All of it sits on 6 years of verified review activity — steady accumulation over time, not a short burst. They've completed enhanced screening with us as well — additional business details, verified directly. The credentials are the standout in the scoring — the customer and activity data are lighter. Vetting is table stakes on this list — what distinguishes them is the size of the track record. The record earns them a place in your comparison; the quiet recent stretch is just worth knowing as you reach out. What stands outReview Score Average in GABBB Status Accredited, A-Active Since 2019Lifetime Avg Rating 4.6Total Review Count 187Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 1684★ 13★ 22★ 11★ 15Pros

5. Georgia Fair Offer
VERIFIED CASH INVESTOR
Roswell, GAACCREDITEDVERIFIEDExpert take: Georgia Fair Offer is one of the most credentialed cash investors on our Georgia list — strong verification, a smaller review count. What's on file is good: 41 reviews at a 4.9 average — a smaller sample than the big operators carry, so we weight it accordingly. They've been quiet on review platforms lately (1 review in 6 months), which limits what the newest data can tell us. Their verified review history runs 6 years deep, which makes the lower review count easier to read fairly. They completed enhanced screening with our team, verifying additional business details with us directly. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Average in GABBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.9Total Review Count 41Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 404★ 03★ 02★ 01★ 1Pros

6. Spanish Moss Home Buyers
CASH INVESTOR
Savannah, GABBB LISTEDExpert take: Spanish Moss Home Buyers has serious history — a large review pool built over years — though the freshest signals are thin. The record: 122 reviews at a 4.7 average — dependable, not perfect. Recent activity has slowed on the review front: 2 reviews in 6 months. They've logged 6 years of verified review activity along the way, which grounds the volume. Credentials point two ways — BBB-rated A, though not accredited, yet the website doesn't disclose much. The scores stop just shy of strong — customer record is closest to the line. They passed the same vetting as every company we feature — the depth of the record is what sets them apart. Include them when you gather offers — and treat the response itself as your freshest read on how active they are. What stands outReview Score Bottom 50% in GABBB Status Not accredited, AActive Since 2020Lifetime Avg Rating 4.7Total Review Count 122Recent Avg Rating 3.0Recent Review Count 2Rating Breakdown5★ 1124★ 13★ 02★ 01★ 9Pros

7. Cardinal Home Buyers
CASH INVESTOR
Based in Raleigh, NCACCREDITEDExpert take: Cardinal Home Buyers is a steady, established cash buyer — the track record holds up even if nothing in it stands out. There are only 18 reviews on record, but they average 5.0 — a good sign, thinly supported. Recent review volume is light — 2 reviews in the past 6 months — too little to judge their current pace. Behind that sits 4 years of verified review activity — an established operation, not a newcomer. They're BBB accredited with an A+ rating, though the website offers less transparency than we'd like to see. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. A solid if unspectacular option — worth an offer even if they don't lead your list. What stands outReview Score Bottom 50% in GABBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 5.0Total Review Count 18Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 184★ 03★ 02★ 01★ 0Pros

8. Cash For Your Home
IN-NETWORK CASH INVESTOR
Based in Fort Lauderdale, FLVERIFIEDIN-NETWORKExpert take: Cash For Your Home takes the last spot in the rankings — still vetted, just ranked below the rest. 18 reviews at 5.0: thin evidence, pointing the right way. Zero new reviews in 6 months. Review silence isn't the same as inactivity, but we can't verify their current pace. They've only got 2 years of verified history — limited evidence is part of the story here. They're a vetted network partner: we screened the operation directly and hold them to ongoing service standards. Credibility is the strength here — the verification runs deeper than the customer and activity data. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. They're at the bottom of a vetted field — a fair inclusion in a broad offer round. What stands outReview Score Bottom 25% in GABBB Status UnverifiedActive Since 2024Lifetime Avg Rating 5.0Total Review Count 18Recent Avg Rating 0.0Rating Breakdown5★ 184★ 03★ 02★ 01★ 0Pros

What to know before selling to a cash home buyer company in Georgia
Overview: the cash investor landscape in Georgia
Georgia has 51 cash buyer companies that operate statewide, but only 20 have enough of a track record to evaluate. Competition among the vetted statewide buyers works in your favor; the rest of the market is harder to see.
We identified 51 cash buyer companies that operate statewide in Georgia. 20 have enough of a verifiable track record to evaluate. The other 31 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the statewide operators. The 8 on our featured list are the highest-ranked of the 14 credible statewide buyers — the cap is a display limit, not a quality cutoff. All 14 passed our evaluation standards. Another 6 nationwide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Homeinc, our #1 pick, carries a 4.8 rating across 926 verified reviews with a long, established track record. Maximum Cash Home Buyers, ranked #2, holds a 4.9 rating across 104 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 20 credible companies out of 51 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Georgia runs below the national average. About 7.9% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Georgia slightly below average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 3.5% of sales involve a financially pressured seller and 3.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 18% year-over-year, while sales involving financially distressed sellers are up about 46%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Georgia is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 49 days (vs. 50 nationally) [1], there's about 3 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 20% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Georgia right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Georgia: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Georgia cash home buyer companies actually pay?
Cash investors in Georgia typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $389,000 (median sale price in Georgia [1]), cash investor offers would likely be in the range of $210k–$280k. In other words, you're trading somewhere between $105k–$175k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $389,000 | $389,000 |
| Repair costs | −$40,000 | −$80,000 |
| Holding costs | −$10,000 | −$15,000 |
| Transaction costs | −$15,000 | −$20,000 |
| Investor profit margin | −$40,000 | −$60,000 |
| Your offer | ~$284,000 (73% ARV) | ~$214,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Georgia has a moderate pool of vetted cash buyers — 14 statewide operators plus 6 nationwide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a Georgia we buy houses for cash company?
Selling to a cash investor is the fastest way to close in Georgia, but it comes at a steep cost even with this market's longer selling timeline. On a $389,000 home, cash offers land $119k–$194k below the median sale price. Even with homes sitting roughly 49 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent before committing.
Georgia is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $389,000 home, cash offers typically land between $195k–$270k — a $119k–$194k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Georgia's numbers: 49 days on market, 3 months of supply, and about 20% of listings taking a price cut [1]. Commissions run ~$21k, and carrying costs add ~$950/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Georgia has iBuyer and bridge-loan programs. With 14 vetted statewide buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 51 companies making cash offers in Georgia, 31 (more than half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. Distrust of real estate investors is widespread, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Georgia Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Georgia, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 56 cash home buyer companies in Georgia. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:

How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 51 cash property investors we identified in Georgia, 20 had enough data to get scored by our model. The other 31 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
