Top 7 cash investors in Columbia, SC
-
Understand your options: Columbia has a moderate pool of vetted cash buyers. 10 local operators and 7 statewide South Carolina companies are vetted and matched to your search — 17 vetted options in total. Of the 65 companies we identified, only about 51% cleared our credibility bar at all — and that's just the visible market. About 10% of Columbia-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Columbia: The top-ranked companies carry ratings above 4.5, backed by 27–140 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 43 reviews — a real gap in how much you can learn before committing. Only about 50% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 17 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Columbia home sells for about $304,636 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (98% sale-to-list) in a median of 72 days with 4 months of supply. A cash investor might offer $150,000–$215,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Columbia has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Columbia isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Virtus Investment Group
CASH INVESTOR
Based in Durham, NCACCREDITEDExpert take: Virtus Investment Group ranked #1 of the 10 cash investors we evaluated in Columbia, with a comfortable margin over the runner-up. Their overall score is above the national average for cash investors we track — the local lead has real substance. Customers rate them 4.9 across 36 reviews — strong feedback, at enough volume to trust it. Recent reviews are even better: a 5.0 average across the last 10. They've been at it for 5 years of verified review history in this market. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. Customer satisfaction is what this profile runs on — it clears our strong bar while activity and credibility sit mid-range. Put simply: start here. Virtus Investment Group is the natural first call in Columbia — then get another offer or two to compare. What stands outReview Score Top 1% in SCBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.9Total Review Count 36Recent Avg Rating 5.0Recent Review Count 10Rating Breakdown5★ 354★ 03★ 02★ 01★ 1Pros

2. Barrington Home Buyers
CASH INVESTOR
Active since 2018UNVERIFIEDExpert take: The story with Barrington Home Buyers is consistency at volume — a deep review record that holds its rating. Customers rate them 4.8 across 123 reviews — that's a lot of feedback pointing the same direction. Recent months run above their average: 5.0 over 8 reviews. The depth comes with tenure: 8 years of verified review history behind it. One blank on the credential side: no BBB profile we could find. The customer record carries the scoring — the activity and credential signals around it are quieter. Vetting is table stakes on this list — what distinguishes them is the size of the track record. A record this established is worth testing with a real offer request — add them to your comparison round. What stands outReview Score Top 10% in SCBBB Status UnverifiedActive Since 2018Lifetime Avg Rating 4.8Total Review Count 123Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 1124★ 83★ 02★ 01★ 3Read reviews: GooglePros

3. Peak Home Buyers
CASH INVESTOR
Downtown ColumbiaACCREDITEDExpert take: Peak Home Buyers doesn't have much history yet (3 years of verified activity), and what's there is strong. 38 reviews at 5.0 — a good early signal from a small sample. Recent activity is there: 3 reviews over the past 6 months, steadily adding to the record. The next stretch of reviews will show whether the early quality holds — we'll be watching as more reviews come in. Credentials are split — BBB accredited with an A+ rating, but the website discloses little. Credibility is the strength here — the verification runs deeper than the customer and activity data. Their overall score sits just behind the next company up — closer than the rank order makes it look. A strong start that needs more data — include them, and lean on the established picks as your anchors. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2016Lifetime Avg Rating 5.0Total Review Count 38Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 384★ 03★ 02★ 01★ 0Pros

4. TurnPro Home Buyers
CASH INVESTOR
Based in North Charleston, SCACCREDITEDExpert take: TurnPro Home Buyers has the longevity and the credentials. What the profile is missing lately is fresh review activity. A 4.8 across 59 reviews is a solid record, with the caveat of a smaller sample. Little has come in lately (2 reviews in 6 months), so it's hard to say how active they are right now. They're BBB accredited with an A+ rating, though the website offers less transparency than we'd like to see. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. The scores around this part of the list run close together — a rank here is a rounding difference, not a tier. Quality isn't the concern here; recency is. Get offers from the more active companies first, and include TurnPro Home Buyers if you're casting a wider net. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2013Lifetime Avg Rating 4.8Total Review Count 59Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 564★ 13★ 02★ 01★ 2Pros

5. Myrtle Beach Home Buyers
CASH INVESTOR
Active since 2019UNVERIFIEDExpert take: Myrtle Beach Home Buyers is the most-reviewed company on this list — more customer feedback on record than anyone else here, accumulated over years of buying. Their record: 140 reviews averaging 4.8 — and at that volume, the consistency itself is the story. 4 reviews over the past 6 months — the pace is steady, not surging. They've logged 7 years of verified review activity along the way, which grounds the volume. We couldn't find a BBB profile — missing context, not an alarm. The customer record is the clear strength here; pace and credentials sit closer to the middle. They passed the same vetting as every company we feature — the depth of the record is what sets them apart. The profile is proven and the pace is steady — worth an offer alongside the others on your list. What stands outReview Score Average in SCBBB Status UnverifiedActive Since 2019Lifetime Avg Rating 4.8Total Review Count 140Recent Avg Rating 5.0Recent Review Count 4Rating Breakdown5★ 1314★ 13★ 02★ 11★ 7Read reviews: GooglePros

6. Simple Home Exits
CASH INVESTOR
Saint AndrewsBBB LISTEDExpert take: Simple Home Exits has been buying here long enough to build a real track record, and it holds up. The average is excellent — 5.0 across 27 reviews — but at that volume we treat it as a strong signal, not a settled fact. Recent reviews are nearly nonexistent — 1 review in 6 months — so their current pace is an open question. They've got 6 years of verified activity on the books — real tenure that puts the lower review count in context. On credentials, they're BBB-rated A+, though not accredited — solid third-party footing. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. A stable profile without a headline stat — still worth including, especially if you're collecting several offers. What stands outReview Score Average in SCBBB Status Not accredited, A+Active Since 2013Lifetime Avg Rating 5.0Total Review Count 27Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 264★ 13★ 02★ 01★ 0Pros

7. Columbia Cash Home Buyers
CASH INVESTOR
Downtown ColumbiaACCREDITEDExpert take: Don't read too much into last place here — Columbia Cash Home Buyers scored just a few points behind the spot above. Customer feedback is mixed: 4.5 across 45 reviews — enough complaints to matter in the ranking. Recent volume is thin — 1 review in the past 6 months — too little to judge their current pace. The verified record spans 6 years, so this is an established operation rather than a newcomer. The credentials cut both ways — BBB accredited with an A+ rating, but a website that doesn't disclose much. Nothing makes it over our strong bar; credibility is the nearest miss, and not by much. Realistically, this rank could be a spot or two higher — worth an offer alongside the rest of the list. What stands outReview Score Bottom 50% in SCBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.5Total Review Count 45Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 394★ 13★ 02★ 01★ 5Pros

What to know before selling to a cash home buyer company in Columbia, SC
Overview: the cash investor landscape in Columbia
Columbia has 65 cash buyer companies, but only 33 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 65 cash buyer companies in the Columbia area. 33 have enough of a verifiable track record to evaluate. The other 32 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 10 credible local buyers — the cap is a display limit, not a quality cutoff. All 10 passed our evaluation standards. Another 7 statewide companies are credibility-eligible and active in this market.
-
Here's what the top of the credible pool looks like. Virtus Investment Group, our #1 pick, carries a 4.9 rating across 36 verified reviews and has ramped its recent pace to roughly 2.8x its lifetime average. Barrington Home Buyers, ranked #2, holds a 4.8 rating across 123 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 33 credible companies out of 65 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Columbia runs close to the national average. About 10.1% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Columbia slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.1% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 7% year-over-year, while sales involving financially distressed sellers are up about 34%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Columbia is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 72 days (vs. 50 nationally) [1], there's about 4 months of housing supply (vs. 3 nationally), the average sale closes at 98% of list price (vs. 99%), and 19% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Columbia right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Columbia: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Columbia cash home buyers actually pay?
Cash investors in Columbia, SC typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $305,000 (median sale price in Columbia, SC [1]), cash investor offers would likely be in the range of $180k–$220k. In other words, you're trading somewhere between $80k–$130k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $305,000 | $305,000 |
| Repair costs | −$30,000 | −$60,000 |
| Holding costs | −$10,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$45,000 |
| Your offer | ~$225,000 (74% ARV) | ~$175,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Columbia, SC has a moderate pool of vetted cash buyers — 10 local operators plus 7 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime.
Should you sell to a cash investor in Columbia?
Selling to a cash investor is the fastest way to close in Columbia, but it comes at a steep cost even with this market's longer selling timeline. On a $304,636 home, cash offers land $90k–$155k below the median sale price. Even with homes sitting roughly 72 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Columbia is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $304,636 home, cash offers typically land between $150k–$215k — a $90k–$155k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Columbia's numbers: 72 days on market, 4 months of supply, and about 19% of listings taking a price cut [1]. Commissions run ~$17k, and carrying costs add ~$750/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Columbia has iBuyer and bridge-loan programs. With 10 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 65 companies buying homes for cash in the Columbia area, 32 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. Distrust of real estate investors is understandable, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the South Carolina Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in South Carolina, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 71 cash home buyer companies in Columbia. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 65 cash property investors we identified in Columbia, 33 had enough data to get scored by our model. The other 32 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
