Top 7 cash investors in Spartanburg, SC
-
Understand your options: Spartanburg has a thin pool of vetted cash buyers. 7 local operators and 9 statewide South Carolina companies are vetted and matched to your search — 16 vetted options in total. Of the 57 companies we identified, only about 49% cleared our credibility bar at all — and that's just the visible market. About 9% of Spartanburg-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. In a market this thin, the bigger risk isn't picking the wrong vetted company — it's going outside the vetted list entirely. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Spartanburg: The top-ranked companies carry ratings above 4.6, backed by 15–81 verified reviews and recent buying activity that shows they're still actively buying. The 7 featured companies are the full vetted local pool — there's no drop-off to navigate, so you can realistically evaluate all of them rather than filter. 3 of the 7 carry BBB profiles, which is unusually strong for a market this size. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 16 vetted buyers between the local and statewide lists, you have more options than you might expect — but you still need to be proactive. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Spartanburg home sells for about $288,995 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (99% sale-to-list) in a median of 59 days with 3 months of supply. A cash investor might offer $145,000–$200,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Spartanburg has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Spartanburg isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. TurnPro Home Buyers
CASH INVESTOR
Based in North Charleston, SCACCREDITEDExpert take: TurnPro Home Buyers is our top pick in Spartanburg, though narrowly. This is a smaller market, and they lead it on credentials and a steady record rather than on volume. Their overall score is actually above average compared to cash investors nationwide. The 4.8 average across 59 reviews is a strong signal — just not a deep one yet. The one gap: just 2 reviews in the past 6 months, so we can't verify how active they are right now. The company says they've been in business 13 years; we can verify 9 years of review activity. Both point the same way. They're BBB accredited with an A+ rating, though their website is lighter on transparency than we'd like. The top of this list is close, so treat the rank as a starting point — get offers from two or three of the leaders and compare. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2013Lifetime Avg Rating 4.8Total Review Count 59Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 564★ 13★ 02★ 01★ 2Pros

2. Bradford Home Buyers
CASH INVESTOR
Based in Isle Of Palms, SCACCREDITEDExpert take: Bradford Home Buyers is the runner-up on our list, with enough on file to judge them on the merits. Their customer marks run high — 4.9 over 81 reviews — though a sample this size can still move. Little has come in lately (2 reviews in 6 months), so it's hard to say how active they are right now. The verified record covers 6 years — a sustained operation, not a recent arrival. They're BBB accredited with an A+ rating, though the website offers less transparency than we'd like to see. The scores stop just shy of strong — customer record is closest to the line. The natural move: line up an offer from Bradford Home Buyers next to our top pick and compare what each puts on the table. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.9Total Review Count 81Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 784★ 03★ 02★ 01★ 3Pros

3. Table Rock Home Buyers
CASH INVESTOR
Cowpens, SCACCREDITEDExpert take: Longevity and credentials are Table Rock Home Buyers's strengths; fresh review activity is what the file is short on lately. What's on file is good: 41 reviews at a 4.8 average — a smaller sample than the big operators carry, so we weight it accordingly. They've been quiet on review platforms lately (1 review in 6 months), which limits what the newest data can tell us. Independent credentials are in order: BBB accredited with an A+ rating. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. For context, every company we feature cleared the same eligibility screening before ranking — what varies is the depth of the record, not whether they're legitimate. Quality isn't the concern here; recency is. Get offers from the more active companies first, and include Table Rock Home Buyers if you're casting a wider net. What stands outReview Score Average in SCBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.8Total Review Count 41Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 374★ 23★ 02★ 01★ 2Pros

4. Nice Guys Buying Houses
CASH INVESTOR
Based in Greenville, SCBBB LISTEDExpert take: What we can verify about Nice Guys Buying Houses checks out; there just isn't much of it — a thin public file, not a troubling one. A 4.6 average over 23 reviews: dependable, not spotless. Most customers came away happy. Recent review volume is light — 2 reviews in the past 6 months — too little to judge their current pace. The company says they've been in business 12 years; we can verify 9 years of review activity — both point the same way. On credentials they're BBB-rated F, though not accredited — worth knowing as you weigh the rest of the profile. Until more of a record builds up, weight the better-documented Spartanburg options first — Nice Guys Buying Houses can still earn a spot in a wide offer round. What stands outReview Score Bottom 25% in SCBBB Status Not accredited, FActive Since 2014Lifetime Avg Rating 4.6Total Review Count 23Recent Avg Rating 3.0Recent Review Count 2Rating Breakdown5★ 204★ 13★ 02★ 01★ 2Pros

5. SC Home Offer
CASH INVESTOR
Based in Greenville, SCBBB LISTEDExpert take: SC Home Offer brings real tenure — 8 years of verified activity — and credentials to match. The newest data is where the profile thins out. The feedback is scarce but positive: 15 reviews averaging 4.9. The past 6 months show zero new reviews — worth knowing, though review silence and inactivity aren't the same thing. Their credentials hold up — BBB-rated A+, though not accredited — independent, third-party validation. Nothing scores strong here — less a weakness than a data shortage; with this few reviews, the scores stay conservative. Worth knowing: only a small scoring margin separates them from the spot above. A credible, established option — but with little recent signal, we'd request offers from the more active picks on this page first. What stands outReview Score Bottom 25% in SCBBB Status Not accredited, A+Active Since 2017Lifetime Avg Rating 4.9Total Review Count 15Recent Avg Rating 0.0Rating Breakdown5★ 144★ 13★ 02★ 01★ 0Pros

6. Let Us Buy Your House Upstate
CASH INVESTOR
Chesnee, SCUNVERIFIEDExpert take: The honest read on Let Us Buy Your House Upstate is "not enough data": they cleared our screening, and beyond that the public record stays quiet. A 5.0 across 35 reviews is a solid record, with the caveat of a smaller sample. Nothing new on the review front in 6 months. We read that as an open question, not a verdict. 8 years of verified review history give the profile its foundation. No BBB profile on file — missing context, not a mark against them. Nothing in the profile clears our strong bar, but that's mostly a volume story — there isn't enough data yet for anything to score high. We'd start with the options that carry more evidence — but nothing disqualifies Let Us Buy Your House Upstate. Thin data is a caution, not a verdict. What stands outReview Score Bottom 25% in SCBBB Status UnverifiedActive Since 2018Lifetime Avg Rating 5.0Total Review Count 35Recent Avg Rating 0.0Rating Breakdown5★ 354★ 03★ 02★ 01★ 0Pros

7. We Buy Houses Upstate SC
CASH INVESTOR
Active since 2024UNVERIFIEDExpert take: We Buy Houses Upstate SC finishes last on this Spartanburg list. That makes them the lowest-ranked option here — not an unvetted one. 15 reviews at 5.0: thin evidence, pointing the right way. Zero new reviews in 6 months. Review silence isn't the same as inactivity, but we can't verify their current pace. Verified activity only goes back 2 years; a young record explains some of the standing. There's no BBB profile on record — a gap, not an alarm. The scores run modest across the board — that reflects how few reviews there are, more than the quality of the work. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. Last on the list still means featured: vetted, evaluated, and worth an offer if you're comparing several. What stands outReview Score Bottom 25% in SCBBB Status UnverifiedActive Since 2024Lifetime Avg Rating 5.0Total Review Count 15Recent Avg Rating 0.0Rating Breakdown5★ 154★ 03★ 02★ 01★ 0Read reviews: GooglePros

What to know before selling to a cash home buyer company in Spartanburg, SC
Overview: the cash investor landscape in Spartanburg
Spartanburg has 57 cash buyer companies, but only 28 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 57 cash buyer companies in the Spartanburg area. 28 have enough of a verifiable track record to evaluate. The other 29 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. All 7 on our featured list are the full credible local pool — there's no overflow here, and all of them passed our evaluation standards. Another 9 statewide companies are credibility-eligible and active in this market.
-
Here's what the top of the credible pool looks like. TurnPro Home Buyers, our #1 pick, carries a 4.8 rating across 59 verified reviews with a long, established track record. Bradford Home Buyers, ranked #2, holds a 4.9 rating across 81 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 28 credible companies out of 57 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Spartanburg runs close to the national average. About 8.8% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Spartanburg about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.0% of sales involve a financially pressured seller and 1.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 18% year-over-year, while sales involving financially distressed sellers are up about 11%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Spartanburg is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Homes sell in a median of 59 days (vs. 50 nationally) [1], there's about 3 months of housing supply (vs. 3 nationally), the average sale closes at 99% of list price (vs. 99%), and 23% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Spartanburg right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
Your options in Spartanburg are narrower than in a big metro, but the vetted buyers on this page are worth a look — and the real question is whether a cash sale fits your situation in the first place.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. If you do go this route, get more than one offer where you can, even in a thinner market.
How much do Spartanburg cash home buyers actually pay?
Cash investors in Spartanburg, SC typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $289,000 (median sale price in Spartanburg, SC [1]), cash investor offers would likely be in the range of $160k–$210k. In other words, you're trading somewhere between $75k–$130k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $289,000 | $289,000 |
| Repair costs | −$30,000 | −$60,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$15,000 |
| Investor profit margin | −$30,000 | −$45,000 |
| Your offer | ~$214,000 (74% ARV) | ~$159,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Spartanburg, SC has a limited pool of vetted cash buyers — 7 local operators plus 9 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Spartanburg?
Selling to a cash investor is the fastest way to close in Spartanburg, but it comes at a steep cost even with this market's longer selling timeline. On a $288,995 home, cash offers land $89k–$144k below the median sale price. Even with homes sitting roughly 59 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent before committing.
Spartanburg is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $288,995 home, cash offers typically land between $145k–$200k — a $89k–$144k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a home that needs work retail buyers will punish, probate, or a relocation deadline.
-
List on the open market if you can absorb the timeline. Spartanburg's numbers: 59 days on market, 3 months of supply, and about 23% of listings taking a price cut [1]. Commissions run ~$16k, and carrying costs add ~$700/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Spartanburg has iBuyer and bridge-loan programs. With 7 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 57 companies marketing cash offers in Spartanburg, 29 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. With only 7 vetted local buyers, the pool is thin — a significant share of Americans already distrust real estate investors, and the warning signs below become your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the South Carolina Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in South Carolina, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply — and in a thin market with fewer vetted options, being careful with unsolicited outreach matters even more.

Why trust us
Data and sources
We identified 62 cash home buyer companies in Spartanburg. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 57 cash property investors we identified in Spartanburg, 28 had enough data to get scored by our model. The other 29 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
