Top 7 cash investors in Charleston, SC
-
Understand your options: Charleston has a moderate pool of vetted cash buyers. 10 local operators and 7 statewide South Carolina companies are vetted and matched to your search — 17 vetted options in total. Of the 63 companies we identified, only about 51% cleared our credibility bar at all — and that's just the visible market. About 9% of Charleston-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Charleston: The top-ranked companies carry ratings above 4.7, backed by 45–139 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 56 reviews — a real gap in how much you can learn before committing. Only about 40% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 17 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Charleston home sells for about $462,637 on the open market [1] — and right now it's a buyer's market. Homes are selling close to asking (99% sale-to-list) in a median of 68 days with 3 months of supply. A cash investor might offer $230,000–$325,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Charleston has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Charleston isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Barrington Home Buyers
CASH INVESTOR
Active since 2018UNVERIFIEDExpert take: Barrington Home Buyers ranked first of the 10 cash investors we evaluated in Charleston — narrowly. The top companies here score within a few points of each other. Their overall score is above the national average for cash investors we track — the local lead has real substance. The customer record backs it up: a 4.8 average across 123 reviews — a lot of people saying the same good thing. Lately they've been even better: 5.0 across 8 recent reviews. They've been doing this a while — 8 years of verified review activity. The one credential gap: no BBB profile on file. The customer record is the clear strength here; pace and credentials sit closer to the middle. Barrington Home Buyers earned the ranking, but with scores this close, comparing a few offers from the top of the list will tell you more. What stands outReview Score Top 1% in SCBBB Status UnverifiedActive Since 2018Lifetime Avg Rating 4.8Total Review Count 123Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 1124★ 83★ 02★ 01★ 3Read reviews: GooglePros

2. Rise Buys Fast
CASH INVESTOR
Active since 2017ACCREDITEDExpert take: Rise Buys Fast hasn't been in our data long, yet the recent review flow says they're actively buying right now. Customers so far rate them 5.0 across 54 reviews — promising, though the base is young. 3 reviews came in over the past 6 months — the review count keeps growing. Activity like this fills in a track record fast — we'll keep an eye on how the ratings hold. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. Nothing makes it over our strong bar; customer record is the nearest miss, and not by much. New but active — worth an offer if you want a highly active newer option in the mix, alongside the longer track records. What stands outReview Score Top 10% in SCBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 5.0Total Review Count 54Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 534★ 13★ 02★ 01★ 0Pros

3. TurnPro Home Buyers
CASH INVESTOR
North Charleston, SCACCREDITEDExpert take: TurnPro Home Buyers is a familiar kind of profile: 9 years of verified activity, solid credentials, and a record that's more established than recent. A 4.8 across 59 reviews is a solid record, with the caveat of a smaller sample. Just 2 reviews came in over the past 6 months — not proof of a slowdown, but not much of a signal either. The credibility picture is split — BBB accredited with an A+ rating on one hand, a website that doesn't disclose much on the other. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. The record itself is trustworthy — the question is current pace. You may want to start with the more recently active options on this page to boost your odds of a fast offer. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2013Lifetime Avg Rating 4.8Total Review Count 59Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 564★ 13★ 02★ 01★ 2Pros

4. Bradford Home Buyers
CASH INVESTOR
Isle Of Palms, SCACCREDITEDExpert take: Bradford Home Buyers is a solid option in Charleston: real tenure, real feedback, nothing alarming and nothing flashy. Their customer marks run high — 4.9 over 81 reviews — though a sample this size can still move. Little has come in lately (2 reviews in 6 months), so it's hard to say how active they are right now. They've got 6 years of verified activity on the books — real tenure that puts the lower review count in context. They're BBB accredited with an A+ rating, though the website offers less transparency than we'd like to see. The scores stop just shy of strong — customer record is closest to the line. Worth knowing: only a small scoring margin separates them from the spot above. A solid if unspectacular option — worth an offer even if they don't lead your list. What stands outReview Score Top 25% in SCBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.9Total Review Count 81Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 784★ 03★ 02★ 01★ 3Pros

5. We Buy SC Mobile Homes
CASH INVESTOR
Summerville, SCBBB LISTEDExpert take: Nothing about We Buy SC Mobile Homes demands a headline — and that's fine: verified tenure, steady feedback, a record that simply holds up. The average is excellent — 5.0 across 45 reviews — but at that volume we treat it as a strong signal, not a settled fact. Recent review volume is light — 2 reviews in the past 6 months — too little to judge their current pace. Their verified review history runs 5 years deep, which makes the lower review count easier to read fairly. On credentials, they're BBB-rated A+, though not accredited — solid third-party footing. Nothing quite clears our strong bar, though customer record comes close — a profile just short of a clear strength. Bottom line: a dependable option, and another data point worth having when you collect Charleston offers. What stands outReview Score Average in SCBBB Status Not accredited, A+Active Since 2020Lifetime Avg Rating 5.0Total Review Count 45Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 454★ 03★ 02★ 01★ 0Pros

6. Myrtle Beach Home Buyers
CASH INVESTOR
Active since 2019UNVERIFIEDExpert take: Myrtle Beach Home Buyers's record reads the same wherever you sample it: a big review pool holding high marks throughout. They hold a 4.8 average across 139 customer reviews — strong marks with serious volume behind them. Current activity is steady: 3 reviews in 6 months, right around their norm. They've logged 7 years of verified review activity along the way, which grounds the volume. BBB profile: none on file. We report that as-is. Customer satisfaction is what this profile runs on — it clears our strong bar while activity and credibility sit mid-range. Their overall score sits just behind the next company up — closer than the rank order makes it look. A record this established is worth testing with a real offer request — add them to your comparison round. What stands outReview Score Bottom 50% in SCBBB Status UnverifiedActive Since 2019Lifetime Avg Rating 4.8Total Review Count 139Recent Avg Rating 5.0Recent Review Count 3Rating Breakdown5★ 1304★ 13★ 02★ 11★ 7Read reviews: GooglePros

7. Spanish Moss Home Buyers
CASH INVESTOR
Based in Savannah, GABBB LISTEDExpert take: Don't read too much into last place here — Spanish Moss Home Buyers scored just a few points behind the spot above. The record shows 4.7 across 122 reviews — positive overall, short of spotless, and a fair showing for this spot on the list. Recent volume is thin — 1 review in the past 6 months — too little to judge their current pace. They've got 6 years of verified activity, so this isn't a snapshot. The credentials cut both ways — BBB-rated A, though not accredited, but a website that doesn't disclose much. Nothing in the scored profile clears our strong bar; that's why they sit where they do. Given how small the gap is, don't put much weight on the last-place rank — they belong in the same offer conversation as the companies just above them. What stands outReview Score Bottom 50% in SCBBB Status Not accredited, AActive Since 2020Lifetime Avg Rating 4.7Total Review Count 122Recent Avg Rating 5.0Recent Review Count 1Rating Breakdown5★ 1124★ 13★ 02★ 01★ 9Pros

What to know before selling to a cash home buyer company in Charleston, SC
Overview: the cash investor landscape in Charleston
Charleston has 63 cash buyer companies, but only 32 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 63 cash buyer companies in the Charleston area. 32 have enough of a verifiable track record to evaluate. The other 31 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 10 credible local buyers — the cap is a display limit, not a quality cutoff. All 10 passed our evaluation standards. Another 7 statewide companies are credibility-eligible and active in this market.
-
Here's what the top of the credible pool looks like. Barrington Home Buyers, our #1 pick, carries a 4.8 rating across 123 verified reviews with a steady, established review history. Rise Buys Fast, ranked #2, holds a 5.0 rating across 54 reviews. Both bring real, established review histories rather than thin or stale ones.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 32 credible companies out of 63 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Charleston runs close to the national average. About 9.0% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Charleston about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 0.7% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 13% year-over-year, while sales involving financially distressed sellers are up about 170%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Charleston is a buyer's market that's softer than the national average by most measures — homes take longer to sell, more listings are cutting prices, and sellers are giving up more at the negotiating table.
-
Here's how Charleston compares to national benchmarks right now:
- 68 days median time on market vs. 50 nationally [1]
- 3 months of housing supply vs. 3 nationally
- 23% of listings have taken a price cut vs. 17% nationally
- 99% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Charleston right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You're in a reasonable position in Charleston: enough quality buyers are actively competing that you can gather and compare offers, and the timeline advantage over a traditional sale is meaningful.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Charleston cash home buyers actually pay?
Cash investors in Charleston, SC typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $463,000 (median sale price in Charleston, SC [1]), cash investor offers would likely be in the range of $250k–$340k. In other words, you're trading somewhere between $120k–$210k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $463,000 | $463,000 |
| Repair costs | −$45,000 | −$95,000 |
| Holding costs | −$10,000 | −$20,000 |
| Transaction costs | −$20,000 | −$25,000 |
| Investor profit margin | −$45,000 | −$70,000 |
| Your offer | ~$343,000 (74% ARV) | ~$253,000 (55% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Charleston, SC has a moderate pool of vetted cash buyers — 10 local operators plus 7 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Charleston?
Selling to a cash investor is the fastest way to close in Charleston, but it comes at a steep cost even with this market's longer selling timeline. On a $462,637 home, cash offers land $138k–$233k below the median sale price. Even with homes sitting roughly 68 days, open-market sales still net most sellers significantly more than a cash discount. Talk to an agent first.
Charleston is a buyer's market right now, which changes the math on this decision. The gap between cash and listing is still significant, but the cost of listing is higher than in faster markets.
-
Sell to a cash investor if speed or certainty matters more than price. On a $462,637 home, cash offers typically land between $230k–$325k — a $138k–$233k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Charleston's numbers: 68 days on market, 3 months of supply, and about 23% of listings taking a price cut [1]. Commissions run ~$25k, and carrying costs add ~$1,150/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Charleston has iBuyer and bridge-loan programs. With 10 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 63 companies making cash offers on homes in Charleston, close to half don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. Caution toward cash investors is common for good reason, and the warning signs below become your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the South Carolina Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in South Carolina, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 68 cash home buyer companies in Charleston. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 63 cash property investors we identified in Charleston, 32 had enough data to get scored by our model. The other 31 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
