Top 7 cash investors in Cleveland, OH
-
Understand your options: Cleveland has a moderate pool of vetted cash buyers. 14 local operators and 12 statewide Ohio companies are vetted and matched to your search — 26 vetted options in total. Of the 93 companies we identified, only about 47% cleared our credibility bar at all — and that's just the visible market. About 10% of Cleveland-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Cleveland: The top-ranked companies carry ratings above 4.5, backed by 14–482 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 68 reviews — a real gap in how much you can learn before committing. Only about 43% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 26 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Cleveland home sells for about $248,722 on the open market [1] — and right now it's a seller's market. Homes are selling close to asking (99% sale-to-list) in a median of 28 days with 2 months of supply. A cash investor might offer $125,000–$175,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Cleveland has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Cleveland isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. Cleveland Cash Offers
CASH INVESTOR
University DistrictACCREDITEDExpert take: Cleveland Cash Offers is the clear #1 in Cleveland — and not because the list is weak: several companies here score in the national top 10%, and Cleveland Cash Offers still leads by a wide margin. Their overall score is actually in the top 1% compared to cash investors nationwide — not just the best option locally. They've earned a 5.0 customer rating across 176 reviews — deep, consistent, and hard to fake. Recent activity is a standout: 56 reviews in 6 months, well above their long-run rate. Behind the numbers: 4 years of verified review activity. A track record, not a debut. Credentials check out too — BBB accredited with an A+ rating, solid third-party validation. The most complete profile on this list — a clear starting point, best confirmed against a couple more offers. What stands outReview Score Top 5% in OHBBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 5.0Total Review Count 176Recent Avg Rating 5.0Recent Review Count 56Rating Breakdown5★ 1754★ 03★ 02★ 01★ 1Pros

2. House Buyers of America
CASH INVESTOR
Based in Vienna, VAACCREDITEDExpert take: By review count, House Buyers of America leads this list — the deepest pool of customer feedback on the page, built up over years of buying. The customer rating is the caveat: 4.5 across 482 reviews — lower than most featured companies carry, and at this volume it's a settled number, not noise. 51 reviews came in over just the past 6 months — a very active recent stretch. 25 years in business per the company; 10 years of verified review activity per our data. Credentials point two ways — BBB accredited with an A+ rating, yet the website doesn't disclose much. Nothing lags in this profile: customer record, activity, and credibility all come in strong across the board. Depth plus current activity is a strong combination — a natural offer to collect as you compare your options. What stands outReview Score Top 5% in OHBBB Status Accredited, A+Active Since 2001Lifetime Avg Rating 4.5Total Review Count 482Recent Avg Rating 4.6Recent Review Count 51Rating Breakdown5★ 4094★ 123★ 22★ 51★ 52Pros

3. Lorain County Homebuyers
CASH INVESTOR
Amherst, OHBBB LISTEDExpert take: What stands out about Lorain County Homebuyers isn't just the size of the review pool — it's how consistent the marks stay across it. A 5.0 customer rating over 115 reviews — deep, consistent, and earned over years of activity. Recent volume is hard to miss: 22 reviews inside 6 months. The record spans 7 years of verified activity — established, and still growing. They're BBB-rated A+, though not accredited; the website, though, is light on transparency. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. Track record and current pace both check out — get their offer and weigh it against the rest of your list. What stands outReview Score Top 10% in OHBBB Status Not accredited, A+Active Since 2011Lifetime Avg Rating 5.0Total Review Count 115Recent Avg Rating 5.0Recent Review Count 22Rating Breakdown5★ 1154★ 03★ 02★ 01★ 0Pros

4. Blad Boys Buy Homes
VERIFIED CASH INVESTOR
Based in Dayton, OHACCREDITEDVERIFIEDExpert take: Blad Boys Buy Homes stays on this list the unglamorous way: an established record and a steady trickle of new reviews. Their 4.9 average across 62 reviews is the strongest thing on file — customer satisfaction with real volume behind it. What's come in lately is strong: 9 reviews at 5.0, a notch above their long-run average. They've got 6 years of verified activity on the books — real tenure that puts the lower review count in context. They took the extra step of enhanced screening, which means key business details were confirmed to us firsthand. Both customer record and credibility come in strong; recent activity is the lighter one. Their verification runs ahead of their review count — include them when you collect offers and see what they come back with. What stands outReview Score Top 25% in OHBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.9Total Review Count 62Recent Avg Rating 5.0Recent Review Count 9Rating Breakdown5★ 604★ 13★ 02★ 01★ 1Pros

5. Home Sweet Home Offers
IN-NETWORK CASH INVESTOR
Buckeye ShakerVERIFIEDIN-NETWORKExpert take: Home Sweet Home Offers is a vetted network partner — screened by our team directly, and held to standards to stay in the network. The review record is thin at 14 reviews, averaging 5.0 — positive as far as it goes. Recent activity is steady: 8 reviews in the past 6 months. Verified activity spans just 1 year; the membership vetting adds what the public record lacks. Outside credentials are thin — no BBB profile on record — though the network screening covers similar ground directly. Credibility is the strength here — the verification runs deeper than the customer and activity data. This page is unusually strong — multiple companies here rank in the top 10% of our national library — so every spot on this list clears a high bar. A vetted partner worth an offer — and as always, worth comparing against the rest of your list. What stands outReview Score Average in OHBBB Status UnverifiedActive Since 2025Lifetime Avg Rating 5.0Total Review Count 14Recent Avg Rating 5.0Recent Review Count 8Rating Breakdown5★ 144★ 03★ 02★ 01★ 0Pros

6. Cleveland House Buyers
CASH INVESTOR
North Royalton, OHACCREDITEDExpert take: Short history, real activity — Cleveland House Buyers is new to our data, but the reviews are arriving steadily. 74 reviews at 4.9 — a good early signal from a small sample. 3 reviews came in over the past 6 months — the review count keeps growing. At this pace the review count won't stay small for long — we'll keep watching as the reviews come in. For a young company, the credentials are solid — BBB accredited with an A+ rating. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. New but active — worth an offer if you want a highly active newer option in the mix, alongside the longer track records. What stands outReview Score Average in OHBBB Status Accredited, A+Active Since 1998Lifetime Avg Rating 4.9Total Review Count 74Recent Avg Rating 3.7Recent Review Count 3Rating Breakdown5★ 724★ 03★ 02★ 01★ 2Pros

7. Oasis Home Buyers
CASH INVESTOR
Based in Dublin, OHBBB LISTEDExpert take: Oasis Home Buyers is ranked last in Cleveland, but the scoring margin to the next spot is narrow. At 4.5 across 153 reviews, their customer record runs weaker than most in our library — a real factor in the rank. They've been active recently — 15 reviews in the past 6 months, a real verified-activity signal. There are 4 years of verified review activity behind the numbers. Their BBB standing is the weakest entry here: BBB-rated B-, though not accredited. Customer satisfaction is what this profile runs on — it clears our strong bar while activity and credibility sit mid-range. Like every company we feature, they cleared our vetting before being ranked — the rank compares vetted companies; it doesn't flag risk. Realistically, this rank could be a spot or two higher — worth an offer alongside the rest of the list. What stands outReview Score Average in OHBBB Status Not accredited, B-Active Since 2021Lifetime Avg Rating 4.5Total Review Count 153Recent Avg Rating 4.5Recent Review Count 15Rating Breakdown5★ 1344★ 23★ 02★ 01★ 17Pros

Alternative ways to sell your house fast in Cleveland
Cleveland has 1 iBuyer program and 2 bridge loan options. iBuyers make near-instant offers closer to market value but charge service fees and are selective about condition. Bridge loans let you buy your next home before selling — removing the timeline pressure that pushes many sellers toward a cash discount. Both are worth comparing alongside traditional cash offers. What to know before selling to a cash home buyer company in Cleveland, OH
Overview: the cash investor landscape in Cleveland
Cleveland has one of the highest rates of distress-driven cash buyer activity in the country, but only 14 of the 93 companies here have enough of a public track record to evaluate. That disconnect — a lot of activity, few accountable companies — is the defining feature of this market.
We identified 93 cash buyer companies in the Cleveland area. 44 have enough of a verifiable track record to evaluate. The other 49 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 14 credible local buyers — the cap is a display limit, not a quality cutoff. All 14 passed our evaluation standards. Another 12 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Cleveland Cash Offers, our #1 pick, carries a 5.0 rating across 176 verified reviews and has ramped its recent pace to roughly 2.5x its lifetime average. House Buyers of America, ranked #2, holds a 4.5 rating across 482 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 44 credible companies out of 93 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Cleveland runs close to the national average. About 10.2% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Cleveland slightly above average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
The character of activity here is different from a market built on renovation flips. About 6.1% of home sales involve a seller under financial pressure, about 3x the national rate, and bank-owned sales run at 6.0%. Distressed and bank-owned properties cycling to new buyers — not renovation margins — drive most of the cash buying.
-
The more telling signal is the direction. Overall flip volume is up about 3% year-over-year, while sales involving financially distressed sellers are down about 1%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Cleveland leans toward sellers right now — homes generally move a bit faster than the national pace and sellers tend to hold the edge at the negotiating table.
-
Homes sell in a median of 28 days (vs. 50 nationally) [1], there's about 2 months of housing supply (vs. 3 nationally), the average sale closes at 99% of list price (vs. 99%), and 14% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Cleveland right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in Cleveland: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Cleveland cash home buyers actually pay?
Cash investors in Cleveland, OH typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $249,000 (median sale price in Cleveland, OH [1]), cash investor offers would likely be in the range of $140k–$180k. In other words, you're trading somewhere between $65k–$105k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $249,000 | $249,000 |
| Repair costs | −$25,000 | −$50,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$10,000 |
| Investor profit margin | −$25,000 | −$35,000 |
| Your offer | ~$184,000 (74% ARV) | ~$144,000 (58% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Cleveland, OH has a moderate pool of vetted cash buyers — 14 local operators plus 12 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait a month or two, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Cleveland?
Most Cleveland sellers don't need a cash investor. On a $248,722 home, cash offers land $74k–$124k below the median sale price. Homes here sell in roughly 28 days, often at or above asking, so the open market is the stronger path for almost everyone. Talk to an agent first.
Cleveland's market conditions make this decision simpler than most. The gap between a cash offer and listing is wide, and the market is fast.
-
Sell to a cash investor if speed or certainty matters more than price. On a $248,722 home, cash offers typically land between $125k–$175k — a $74k–$124k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, an inherited home you can't easily maintain, active tenants, or a fast relocation.
-
List on the open market if you can absorb the timeline. Cleveland's numbers: 28 days on market, 2 months of supply, and about 14% of listings taking a price cut [1]. Commissions run ~$14k, and carrying costs add ~$600/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Cleveland has iBuyer and bridge-loan programs. With 14 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 93 companies making cash offers in Cleveland, 49 don't have a verifiable track record. That's close to half. It doesn't make them scams, but it means a seller doing their own research online has very little to go on. Caution toward cash investors is common for good reason, and the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Ohio Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Ohio, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 96 cash home buyer companies in Cleveland. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 93 cash property investors we identified in Cleveland, 44 had enough data to get scored by our model. The other 49 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
