Top 7 cash investors in Columbus, OH
-
Understand your options: Columbus has a moderate pool of vetted cash buyers. 15 local operators and 15 statewide Ohio companies are vetted and matched to your search — 30 vetted options in total. Of the 91 companies we identified, only about 50% cleared our credibility bar at all — and that's just the visible market. About 11% of Columbus-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Columbus: The top-ranked companies carry ratings above 4.5, backed by 62–290 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 62 reviews — a real gap in how much you can learn before committing. Only about 53% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 30 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Columbus home sells for about $365,000 on the open market [1] — and right now it's a seller's market. Homes are selling above asking (100% sale-to-list) in a median of 40 days with 2 months of supply. A cash investor might offer $180,000–$255,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: Columbus has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Columbus isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

Their overall score is actually in the top 5% compared to cash investors nationwide — not just the best option locally. They've earned a 4.8 customer rating across 148 reviews — deep, consistent, and hard to fake. 27 reviews came in over the past 6 months — roughly 2.9x their lifetime pace, a high level of verified recent activity. They've been at this a while: 8 years of verified review activity, and 13 years in business by their own account. 2. Ohio Cash Fair Offer
CASH INVESTOR
WhetstoneACCREDITEDExpert take: By review count, Ohio Cash Fair Offer leads this list — the deepest pool of customer feedback on the page, built up over years of buying. Customers rate them 4.7 across 290 reviews. Most experiences were good; with this many reviews, not all of them will be. And the activity is current: 31 reviews in the past 6 months, about 1.2x their usual pace. All of it sits on 6 years of verified review activity — steady accumulation over time, not a short burst. They're BBB accredited with an A+ rating; the website, though, is light on transparency. They clear our strong bar across the board — customer record, recent activity, and credibility. There's not much to argue with here — a deep record, current activity, and an offer worth having on your list. What stands outReview Score Top 10% in OHBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.7Total Review Count 290Recent Avg Rating 4.4Recent Review Count 31Rating Breakdown5★ 2654★ 73★ 02★ 11★ 17Pros

3. Hometeam Solutions
CASH INVESTOR
New Albany, OHACCREDITEDExpert take: Hometeam Solutions couples the current pace with credentials that check out — momentum, with paperwork behind it. The current pace is real: 14 reviews in the past 6 months — high volume for a record this size. Customers rate them 4.9 across 96 reviews — strong marks with a fair base behind them. Recent scores run a bit below their lifetime average: 4.7 versus 4.9. The verified record runs 5 years — established footing under the momentum. They're BBB accredited with an A+ rating; their website, though, is thin on transparency. Everything we score comes in strong — customer record, recent activity, and credibility. Worth context: several companies on this page score in the national top 10% — this is a stronger list than most markets we cover. Their verified activity is high right now — a good time to request an offer. What stands outReview Score Top 25% in OHBBB Status Accredited, A+Active Since 2002Lifetime Avg Rating 4.9Total Review Count 96Recent Avg Rating 4.7Recent Review Count 14Rating Breakdown5★ 944★ 03★ 02★ 01★ 2Pros

4. Blad Boys Buy Homes
VERIFIED CASH INVESTOR
Based in Dayton, OHACCREDITEDVERIFIEDExpert take: Blad Boys Buy Homes stays on this list the unglamorous way: an established record and a steady trickle of new reviews. Their 4.9 average across 62 reviews is the strongest thing on file — customer satisfaction with real volume behind it. Recent months look better than the lifetime line: 9 reviews averaging 5.0 — a small but real improvement. Their verified review history runs 6 years deep, which makes the lower review count easier to read fairly. They completed enhanced screening with our team, verifying additional business details with us directly. Both customer record and credibility come in strong; recent activity is the lighter one. Verification is strong; the review count is small. Worth a spot in your offer round while the record fills in.What stands outReview Score Top 25% in OHBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.9Total Review Count 62Recent Avg Rating 5.0Recent Review Count 9Rating Breakdown5★ 604★ 13★ 02★ 01★ 1Pros

5. Home 4 You
VERIFIED CASH INVESTOR
Based in Fort Wayne, INACCREDITEDVERIFIEDExpert take: Home 4 You is one of the more established, heavily reviewed companies we feature — still active, at a measured pace. Their customer rating is 4.6 across 135 reviews — solid at that volume, if not spotless. Recent scores have slipped a bit: 3.9 over 6 months against a 4.6 lifetime average. The record spans 6 years of verified activity — established, and still growing. Add enhanced screening to the list — details provided to our team and verified directly. Credibility is the strength here — the verification runs deeper than the customer and activity data. For context, this market's list includes several nationally top-tier companies, which raises the bar for every rank on the page. A well-established operation at a measured pace — a sensible offer to include. What stands outReview Score Average in OHBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.6Total Review Count 135Recent Avg Rating 3.9Recent Review Count 7Rating Breakdown5★ 1204★ 33★ 12★ 01★ 11Pros

6. Ohio Cash Buyers
CASH INVESTOR
Based in Franklin, OHBBB LISTEDExpert take: What stands out about Ohio Cash Buyers isn't just the size of the review pool — it's how consistent the marks stay across it. Customers rate them 4.9 across 246 reviews — that's a lot of feedback pointing the same direction. Only 2 reviews in the past 6 months — light compared with the lifetime record. They've been around: 8 years of verified review activity, and 12 years in business by their own account. They're BBB-rated A+, though not accredited — third-party validation on top of the volume. The customer record is the clear strength here; pace and credentials sit closer to the middle. The track record on its own earns them a spot in your comparison; treat the recent quiet as a question to ask, not a reason to skip. What stands outReview Score Average in OHBBB Status Not accredited, A+Active Since 2014Lifetime Avg Rating 4.9Total Review Count 246Recent Avg Rating 5.0Recent Review Count 2Rating Breakdown5★ 2374★ 23★ 12★ 01★ 6Pros

7. Oasis Home Buyers
CASH INVESTOR
Dublin, OHBBB LISTEDExpert take: Oasis Home Buyers lands last on our Columbus list — but barely. The scoring gap to the spot above is small, and the scores across this list run close together. Customer feedback is mixed: 4.5 across 153 reviews — enough complaints to matter in the ranking. Recent volume is real: 15 reviews in the past 6 months, regardless of where they rank. There are 4 years of verified review activity behind the numbers. On credentials they're BBB-rated B-, though not accredited — worth weighing with the rest of the profile. The customer record carries the scoring — the activity and credential signals around it are quieter. Given how small the gap is, don't put much weight on the last-place rank — they belong in the same offer conversation as the companies just above them. What stands outReview Score Average in OHBBB Status Not accredited, B-Active Since 2021Lifetime Avg Rating 4.5Total Review Count 153Recent Avg Rating 4.5Recent Review Count 15Rating Breakdown5★ 1344★ 23★ 02★ 01★ 17Pros

What to know before selling to a cash home buyer company in Columbus, OH
Overview: the cash investor landscape in Columbus
Columbus has a large, competitive cash buyer market — but most of the 91 companies here don't have verifiable track records, and while renovation flips still lead the activity, the distress-driven side is climbing fast.
We identified 91 cash buyer companies in the Columbus area. 46 have enough of a verifiable track record to evaluate. The other 45 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 15 credible local buyers — the cap is a display limit, not a quality cutoff. All 15 passed our evaluation standards. Another 15 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. Sell House Columbus, our #1 pick, carries a 4.8 rating across 148 verified reviews and has ramped its recent pace to roughly 2.9x its lifetime average. Ohio Cash Fair Offer, ranked #2, holds a 4.7 rating across 290 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 46 credible companies out of 91 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Columbus runs above the national average. About 11.3% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting Columbus above average (top 30%) on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 0.8% of sales involve a financially pressured seller and 1.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is down about 4% year-over-year, while sales involving financially distressed sellers are up about 68%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
Columbus leans toward sellers right now — homes generally move a bit faster than the national pace and sellers tend to hold the edge at the negotiating table.
-
Homes sell in a median of 40 days (vs. 50 nationally) [1], there's about 2 months of housing supply (vs. 3 nationally), the average sale closes at 100% of list price (vs. 99%), and 19% of listings have taken a price cut (vs. 17% nationally).
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in Columbus right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in Columbus: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do Columbus cash home buyers actually pay?
Cash investors in Columbus, GA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $249,000 (median sale price in Columbus, GA [1]), cash investor offers would likely be in the range of $140k–$180k. In other words, you're trading somewhere between $65k–$105k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $249,000 | $249,000 |
| Repair costs | −$25,000 | −$50,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$10,000 |
| Investor profit margin | −$25,000 | −$35,000 |
| Your offer | ~$184,000 (74% ARV) | ~$144,000 (58% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Columbus, GA has a limited pool of vetted cash buyers — 5 local operators plus 12 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in Columbus?
Most Columbus sellers don't need a cash investor. On a $365,000 home, cash offers land $110k–$185k below the median sale price. Homes here sell in roughly 40 days, often at or above asking, so the open market is the stronger path for almost everyone. Talk to an agent first.
Columbus's market conditions make this decision simpler than most. The gap between a cash offer and listing is wide, and the market is fast.
-
Sell to a cash investor if speed or certainty matters more than price. On a $365,000 home, cash offers typically land between $180k–$255k — a $110k–$185k gap versus the median sale price. Across our own data, sellers who explored both paths netted 40% more through an agent at the median. Cash still fits when waiting compounds costs: two mortgages, a property you'd rather sell as-is, probate, or financial pressure that makes a quick close worth more than price.
-
List on the open market if you can absorb the timeline. Columbus's numbers: 40 days on market, 2 months of supply, and about 19% of listings taking a price cut [1]. Commissions run ~$20k, and carrying costs add ~$900/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. Columbus has iBuyer and bridge-loan programs. With 15 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 91 companies making cash offers in the Columbus area, 45 (close to half) don't have a verifiable track record. That doesn't make them scams, but it means a seller doing their own research online has very little to work with. A significant share of Americans already distrust real estate investors, and the warning signs below become your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Ohio Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in Ohio, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 95 cash home buyer companies in Columbus. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 91 cash property investors we identified in Columbus, 46 had enough data to get scored by our model. The other 45 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
If your company is featured on this page, you can claim your profile here.
