Top 7 cash investors in Columbus, OH
-
Understand your options: Columbus has a thin pool of vetted cash buyers. 5 local investors met our credibility standards, with another 11 statewide Ohio operators also active in this market. That gives you about 16 vetted options between the local and statewide lists. Of the 57 companies we identified, only about 39% met that credibility bar, and that's just the visible market. About 8.3% of Columbus-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking rather than a website. Stick to companies with verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in Columbus: The 7 featured companies are the full vetted local pool, so there's no drop-off to navigate. Ratings range from 4.5 to 5.0 with review counts from 62 to 269 and the peer pool median sits at 86 reviews. About 69% carry BBB accreditation with A+ ratings, which is strong for a market this size. With only 5 local options, you can realistically evaluate all of them rather than filtering. Read the reviews, check the BBB profiles, and pay attention to recent activity.
-
Take steps to get the best outcome: With 23 vetted buyers between local and statewide lists, you have enough options to create competition for your deal. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you surface buyers who aren't advertising online, expanding your pool beyond what you can find yourself. Don't commit on the spot. Any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median Columbus home sells for about $246,617 on the open market [1]. A cash investor might offer $125,000–$175,000 for the same home (they typically target 70% of after-repair value, minus repair costs). Homes here sit 64 days on market with 3 months of supply, so the traditional path is slower than average. Before you commit, investigate alternatives: Columbus has iBuyer options and bridge loan programs that may work depending on your home's condition and timeline. You can always talk to a local agent about what your home would realistically fetch, no obligation.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in Columbus isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.

1. Central City Solutions
CASH INVESTOR
WhetstoneACCREDITEDExpert take: Central City Solutions is the most active cash investor in Columbus, with 38 reviews in the past 6 months, well above the local median. That recent pace is roughly 1.7x their lifetime average across 7 years of verified activity, and it translates to the highest recent volume of any featured buyer in this market. The overall customer track record is strong: a 4.8 average rating across 269 total reviews. Recent ratings have dipped slightly to 4.7, but across 38 reviews that is still a solid signal. BBB accredited with an A+ rating and at least 7 years in business round out the picture. The website could use more transparency signals, but the combination of review volume, consistent ratings, and active recent pace adds up to the top overall score in Columbus out of 13 companies we evaluated. What stands outReview Score Top 1% in OHBBB Status Accredited, A+Active Since 2019Lifetime Avg Rating 4.8Total Review Count 269Recent Avg Rating 4.7Recent Review Count 38Rating Breakdown5★ 2484★ 73★ 02★ 11★ 13Pros

2. Hometeam Solutions
CASH INVESTOR
New Albany, OHACCREDITEDExpert take: Hometeam Solutions is one of the stronger cash home buyer profiles we track, not just in Columbus but nationally. A perfect 5.0 average rating across 86 reviews spanning 9 years is a flawless satisfaction record with real evidence behind it. Recent activity is surging: 22 reviews over the most recent half-year, roughly 2.5x the pace they have sustained historically. Recent ratings are holding at a 5.0, meaning new customers are confirming the quality signal in real time, not just carrying forward older scores. They carry A+ accreditation from the BBB, have nearly a decade of local activity, and maintain a well-built website that rounds out a credibility profile with no real gaps. A very strong #2 in Columbus, nearly on par with our top pick. What stands outReview Score Top 10% in OHBBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 5.0Total Review Count 86Recent Avg Rating 5.0Recent Review Count 22Rating Breakdown5★ 854★ 03★ 02★ 01★ 1Pros

3. Ohio Cash Buyers
CASH INVESTOR
Based in Franklin, OHACCREDITEDExpert take: Ohio Cash Buyers brings a well-rounded profile to Columbus: a 4.9 rating on 243 reviews, 12 years of verified local activity, A+ BBB accreditation, and excellent website transparency. That combination of track record and credentials is strong by any measure. Recent activity is steady at 14 reviews in the most recent 6-month window, running at a pace consistent with their historical rate and sitting comfortably above the market median. The one mixed signal is recent customer satisfaction. The 6-month rating has dipped to 4.7, noticeably below the 4.9 lifetime mark. At 14 reviews, that is enough to note but not enough to call a firm trend. The overall picture is solid: strong ratings, a long history, and real credentials. But if recent quality matters most, the two companies above have stronger current numbers. What stands outReview Score Top 25% in OHBBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 4.9Total Review Count 243Recent Avg Rating 4.7Recent Review Count 14Rating Breakdown5★ 2344★ 23★ 12★ 01★ 6Pros

4. Home 4 You
VERIFIED CASH INVESTOR
Based in Fort Wayne, INACCREDITEDVERIFIEDExpert take: Home 4 You has been active in Columbus for 8 years and completed enhanced screening with our team, meaning someone at the company actively provided additional details about their business. That credibility signal is something most featured companies here do not carry. Customer data is solid: a 4.7 average across 133 reviews, with the recent 6-month mark holding steady at 4.7 on 12 new reviews. Activity is near the local median pace. They hold an A+ with the BBB and score highly on website transparency. According to the company, they focus on foreclosures and probate situations, and their offer type is novation rather than a traditional cash purchase. That specialty focus and the screening credential make Home 4 You a distinctive option on this list. What stands outReview Score Top 25% in OHBBB Status Accredited, A+Active Since 2018Lifetime Avg Rating 4.7Total Review Count 133Recent Avg Rating 4.7Recent Review Count 12Rating Breakdown5★ 1194★ 33★ 12★ 01★ 10Pros

5. Sell House Columbus
CASH INVESTOR
Preserve SouthACCREDITEDExpert take: Sell House Columbus has the longest local track record on this page: 13 years of verified activity in the area. They hold BBB accreditation at the A+ level and score well on website transparency, giving them credentials that check every box. Customer satisfaction is solid, with a 4.7 career mark on 126 reviews spanning over a decade of activity. What stands out is the recent quality signal: their 6-month rating has climbed to a 5.0 across 11 reviews, a noticeable jump from the career number. Recent volume sits right around the local median, ticking slightly above their historical pace. The credentials and long track record are strong, and those improving customer satisfaction numbers suggest Sell House Columbus may be on an upswing worth watching. What stands outReview Score Average in OHBBB Status Accredited, A+Active Since 2013Lifetime Avg Rating 4.7Total Review Count 126Recent Avg Rating 5.0Recent Review Count 11Rating Breakdown5★ 1174★ 03★ 02★ 01★ 9Pros

6. Oasis Home Buyers
CASH INVESTOR
Dublin, OHBBB LISTEDExpert take: Oasis Home Buyers has a 4.5 lifetime rating on 144 reviews accumulated over 5 years of local activity. That 4.5 is the lowest mark among featured companies, but the recent picture tells a different story. Their 6-month average has climbed to 4.8 across 26 reviews, a clear improvement that suggests the company is heading in the right direction. Recent volume outpaces the local median, and the overall pace is steady at about 1.44x their career rate. On the credentials side, they maintain a solid website but carry a C+ from the BBB without accreditation, a gap compared to most names ranked higher. The improving customer scores and active review pace suggest Oasis may be gaining ground. 7. Sell House Columbus Ohio
VERIFIED CASH INVESTOR
North FranklintonVERIFIEDExpert take: Sell House Columbus Ohio went through our enhanced screening process, which means they proactively shared information about how they operate. That is a positive credibility marker. They maintain a 5.0 customer rating on 62 reviews with a solid website, and the company reports specializing in tax delinquency, inherited properties, and foreclosures. The concern is momentum: only 11 reviews in the latest 6 months, a pace running about 0.71x what they have maintained across 21 years in business. That is a notable slowdown. Their BBB status is unverified, which leaves a gap in third-party verification. The cooling activity and limited credentials put them at the bottom of our featured list. We would recommend starting with the higher-ranked options and reaching out to some statewide buyers as well. What stands outReview Score Average in OHBBB Status UnverifiedActive Since 2005Lifetime Avg Rating 5.0Total Review Count 62Recent Avg Rating 5.0Recent Review Count 11Rating Breakdown5★ 624★ 03★ 02★ 01★ 0Read reviews: GooglePros

What to know before selling to a cash home buyer company in Columbus, OH
Overview: the cash investor landscape in Columbus
Columbus has a small pool of vetted local cash buyers, with just 5 in the scoring cohort. Most of the 57 companies we identified lack a verifiable track record, which means your best options are concentrated at the top of the list.
We identified 72 cash buyer companies in the Columbus area. 23 have enough of a verifiable track record to evaluate: 12 local operators and 9 statewide companies also active in this market. The other 49 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the full credible local pool. That's not a display limit cutting off stronger options below; all 5 local companies that passed our evaluation are shown.
-
The top of the list is strong. Central City Solutions leads with the highest review volume and recent activity in the market, while Hometeam Solutions carries a flawless customer rating over 9 years. Ratings across the featured list range from 4.5 to 5.0, with review counts from 62 to 269. Quality is distributed relatively evenly, with a small gap between the top-ranked and mid-ranked companies.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap reflects a broader pattern in cash buying. Most activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in Columbus runs close to the national average for renovation flips, with a balanced mix between speculative and distress-driven activity.
-
About 8.3% of home sales in Columbus involve an investor buying a property to renovate and resell, compared to 9.6% nationally. That's a separate category from distressed and bank-owned sales, so it's a clean measure of how active flip investors are here. Overall flip volume is down about 16% year-over-year.
-
On the distressed side, about 1.7% of sales involve sellers under financial pressure, roughly in line with the 2.0% national average. Bank-owned property sales run at 2.0%. Distressed activity has risen sharply (up 75% year-over-year), though from a low base. The character of investor activity here is balanced rather than dominated by either renovation speculation or financial distress.
Columbus is a softer market than the national average on some key measures, with homes taking notably longer to sell.
-
Here's how Columbus compares to national benchmarks right now:
- 64 days median time on market vs. 52 nationally [1]
- 4 months of housing supply vs. 3 nationally
- About average share of listings with a price cut
- About average sale-to-list ratio
-
Homes sit on the market about 30 days longer than the national median, which means listing through traditional channels takes more patience here. For sellers weighing a cash offer against listing, understanding whether this is the right path depends heavily on your timeline and your home's condition.
Your local options are limited but the top companies are credible, and the statewide pool adds 11 more vetted buyers. The timeline advantage of a cash sale is more meaningful here than in faster markets.
-
A typical cash close runs 7 to 30 days, compared to roughly 4 months from listing to close on the open market in Columbus. With homes sitting 64 days before an offer, the realities of selling a home make the speed gap significant for sellers under time pressure.
-
The tradeoff is price. Cash investors pay well below full market value. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have.

How much do Columbus cash home buyers actually pay?
Cash investors in Columbus, GA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $247,000 (median sale price in Columbus, GA [1]), cash investor offers would likely be in the range of $140k–$180k. In other words, you're trading somewhere between $65k–$105k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $247,000 | $247,000 |
| Repair costs | −$25,000 | −$50,000 |
| Holding costs | −$5,000 | −$10,000 |
| Transaction costs | −$10,000 | −$10,000 |
| Investor profit margin | −$25,000 | −$35,000 |
| Your offer | ~$182,000 (74% ARV) | ~$142,000 (57% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. Columbus, GA has a limited pool of vetted cash buyers — 12 local operators plus 11 statewide — which limits your ability to comparison-shop. Getting multiple offers matters even more when options are scarce.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–4 months, and you can cover carrying costs in the meantime. In a slower market, traditional sales can take longer and involve more price negotiation — which is part of what makes the speed of a cash offer appealing.
Should you sell to a cash investor in Columbus?
Selling to a cash investor is the fastest exit in Columbus, but the discount is real. On a $332,000 home, cash offers land $72k–$122k below the median sale price. Homes sit 82 days here and the market is slower than average, so listing isn't painless either. But sellers who list still come out ahead in most cases. Talk to an agent first.
The right path depends on your timeline, your home's condition, and how much equity you're willing to trade for certainty. Here's how the options break down in Columbus right now.
-
Sell to a cash investor if speed or simplicity is the priority. Cash buyers close in days to weeks with no repairs, no showings, and no contingencies. On a $332,000 home, cash offers typically land between $125k–$175k. Across our own data, 73% of sellers who explored both paths sold for more through an agent, with a median gain of $65,000. Cash makes the most sense when your situation makes the gap worth it: two mortgages, a home that needs major work, a probate timeline, or financial pressure that makes months of market time a non-starter.
-
List on the open market if you can absorb the timeline. Listing is the stronger financial path, but in Columbus right now the timeline is the cost. At 64 days on market and 3 months of supply, you're committing to a long window [1]. Carrying costs run about $600 per month. Agent commissions add roughly $14k. Selling a home costs more than most people expect, and after 3–4 months of carrying plus potential price cuts, your actual net from listing could be $20k–$35k below the sale price. Compare a cash offer to that number, not the asking price.
-
Consider an iBuyer or bridge loan if you want speed without the full cash-investor discount. Columbus has iBuyer and bridge loan programs that offer a middle path. iBuyers make near-instant offers closer to market value but are selective about condition. Bridge loans let you buy before you sell, removing the timeline pressure that pushes many sellers toward cash in the first place. Both are worth comparing alongside traditional cash offers.
How to spot a cash home buyer scam
Most of the 57 companies buying homes for cash in Columbus don't have a verifiable track record. More than half fall into that category. That doesn't make them scams, but it means a seller doing their own research has very little to work with. A significant share of Americans already distrust real estate investors for good reason: when you can't verify who you're dealing with, the warning signs below are the next best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the Ohio Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It may be legal in your state, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 76 cash home buyer companies in Columbus. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 72 cash property investors we identified in Columbus, 23 had enough data to get scored by our model. The other 49 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
