Top 7 cash investors in San Diego, CA
-
Understand your options: San Diego has a moderate pool of vetted cash buyers. 17 local operators and 31 statewide California companies are vetted and matched to your search — 48 vetted options in total. Of the 157 companies we identified, only about 43% cleared our credibility bar at all — and that's just the visible market. About 8% of San Diego-area home sales are investor flips, mostly from buyers who operate through cold calls, direct mail, and door knocking — not a website. Stick to verifiable track records, and know how to spot a scam.
-
Know what "good" looks like in San Diego: The top-ranked companies carry ratings above 4.6, backed by 50–1072 verified reviews and recent buying activity that shows they're still actively buying. Below the featured tier, the typical credible company has around 50 reviews — a real gap in how much you can learn before committing. Only about 71% carry a BBB profile; that doesn't disqualify anyone, but it's one more data point when you have it. Use review depth and recent activity as your quick filters beyond the top of the list.
-
Take steps to get the best outcome: With 48 vetted buyers to work with, a little competition goes a long way — and it's leverage you should use. Reach out to at least 2–3, get a written offer from each with a clear timeline and no obligation, and compare on price, closing speed, repair deductions, and move-out flexibility. An offers marketplace like Clever Offers can help you compare multiple offers in one place, including buyers you might not find on your own. Don't commit on the spot — any company worth working with gives you time to decide.
-
Make sure this is the right path for you: Not everyone should sell to an investor. The median San Diego home sells for about $905,872 on the open market [1] — and right now it's a balanced market. Homes are selling close to asking (99% sale-to-list) in a median of 35 days with 2 months of supply. A cash investor might offer $455,000–$635,000 for the same home — they typically target 70% of after-repair value, minus repair costs. That's a steep discount to weigh against what the open market would likely return. Before you commit, investigate the alternatives: San Diego has a bridge loan and an iBuyer option that may fit better depending on your home's condition.
- Every company on this page is scored on a 0–100 scale based on four factors: customer satisfaction, credibility, recent activity, and track record.
- Higher scores mean stronger evidence — more verified reviews, longer operating histories, more third-party credentials — not a verdict on who's "good" or "bad."
- A lower score means the evidence is thinner, not that the company is doing something wrong. The #1 company in San Diego isn't necessarily the "best" cash buyer in the market — it's the one where our data gives us the most confidence.
- Companies with limited public data aren't ranked lower — they're excluded entirely. We'd rather show you fewer options we can back up than a longer list we can't.
Clever Offers is a cash home buyer marketplace. It's free, with no obligation, and matches you with a nationwide network of pre-screened cash buyers — so you can compare cash offers, instant offers with upside, and 7-day agent sales side by side, then choose the one that fits. Clever vets every buyer before they reach you: checking transaction history, running a trial period, and dropping partners who don't deliver.
Why go through a marketplace instead of calling one investor yourself?
- One investor gives you one price. When cash buyers know they're competing, they sharpen their offers — so comparing several shows you what your home is really worth on the cash market. You can line up offers from multiple buyers, and there's no obligation to accept any of them.
- Not every cash buyer offers the same deal. A house flipper, an iBuyer, and a bridge-loan program each solve a different problem — the right fit depends on your home's condition and timeline, not just who names the highest number. A marketplace puts those paths side by side, so you can match the offer to your situation — or see when listing on the open market would net you more.
- You compare in one place instead of chasing leads. Rather than cold-calling investors one at a time and vetting each yourself, you get competing written offers you can compare side by side on price, closing speed, repair deductions, and move-out flexibility.
- The buyers are screened, so offers are more likely to close. The real risk with a cash sale usually isn't a lowball — you can just turn that down. It's a buyer who signs, ties up your home, then renegotiates or walks before closing. A marketplace checks buyers' track records up front, so the offers you're comparing come from buyers who can actually follow through.

1. JiT Home Buyers
IN-NETWORK CASH INVESTOR
Based in Oakland, CAACCREDITEDVERIFIEDIN-NETWORKExpert take: JiT Home Buyers is our #1 in San Diego, but it was close — the top of this list is separated by a few points. Their score holds up nationally too — the top 25% of all the cash investors we track. Customers rate them 5.0 across 50 reviews — strong feedback, at enough volume to trust it. Recent activity is moderate — 12 reviews in the past 6 months, in line with their usual pace. One note: verified activity spans just 3 years, so the top rank rests on a shorter track record than most leaders carry. They're one of our vetted network partners: we screened the operation ourselves and hold them to ongoing service standards. With a margin this thin, the smart move is simple: collect offers from several of the top-ranked companies. What stands outReview Score Top 25% in CABBB Status Accredited, A+Active Since 2022Lifetime Avg Rating 5.0Total Review Count 50Recent Avg Rating 5.0Recent Review Count 12Rating Breakdown5★ 494★ 13★ 02★ 01★ 0Pros

2. OC Home Buyers
VERIFIED CASH INVESTOR
Based in Irvine, CAACCREDITEDVERIFIEDExpert take: OC Home Buyers combines a solid review base with real current volume — the activity is current, not just historical. The pace is the headline: 20 reviews in the past 6 months, about 2.5x their lifetime rate. Their customer rating is 4.7 across 62 reviews — solid, not spotless. Recent scores run a bit below their lifetime average: 4.6 versus 4.7. They've got 4 years of verified activity underneath the recent volume. They've completed enhanced screening with our team — additional business details verified directly. Everything we score comes in strong — customer record, recent activity, and credibility. 17 cash investors were evaluated for this page, which makes every featured position here genuinely competitive. 3. I Buy SD
CASH INVESTOR
Mira MesaACCREDITEDExpert take: By review count, I Buy SD leads this list — the deepest pool of customer feedback on the page, built up over years of buying. Their customer rating is 4.6 across 1072 reviews — solid at that volume, if not spotless. The last 6 months brought 27 more reviews, so the volume isn't just historical — it's current. All of it sits on 7 years of verified review activity — steady accumulation over time, not a short burst. They're BBB accredited with an A+ rating; the website, though, is light on transparency. They clear our strong bar across the board — customer record, recent activity, and credibility. Worth knowing: only a small scoring margin separates them from the spot above. Track record and current pace both check out — get their offer and weigh it against the rest of your list. What stands outReview Score Top 25% in CABBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 4.6Total Review Count 1,072Recent Avg Rating 4.4Recent Review Count 27Rating Breakdown5★ 9714★ 53★ 12★ 21★ 93Pros

4. Superior Home Buyers
CASH INVESTOR
Based in Irvine, CAACCREDITEDExpert take: The first thing to know about Superior Home Buyers is how long they've been at it: 8 years of verified review history. The record: 324 reviews at a 4.6 average — dependable, not perfect. 29 reviews in the past 6 months — real, current review volume on top of the history. They've been around: 8 years of verified review activity, and 12 years in business by their own account. Credibility signals are mixed: BBB accredited with an A+ rating, but limited transparency on the company's website. Customer record and activity both come in strong; credibility is the thinner pillar, with fewer independent signals on file. This market is deep — 17 cash investors evaluated — so the ranking reflects finer distinctions than in thinner markets. Established, active, and heavily reviewed — an easy inclusion when you gather offers to compare. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2014Lifetime Avg Rating 4.6Total Review Count 324Recent Avg Rating 4.0Recent Review Count 29Rating Breakdown5★ 2884★ 33★ 22★ 01★ 31Pros

5. Mrs. Property Solutions
CASH INVESTOR
Based in Redondo Beach, CAACCREDITEDExpert take: Mrs. Property Solutions pairs a positive customer record with credentials that check out independently — the profile holds up from both angles. Their 4.9 average across 57 reviews is the strongest thing on file — customer satisfaction with real volume behind it. What's come in lately is strong: 7 reviews at 5.0, a notch above their long-run average. They've been at this a while — 8 years of verified review activity. Their credentials hold up — BBB accredited with an A+ rating — independent, third-party validation. Two of the three things we score — customer record and credibility — are strong here, with recent activity running thinner. Their verification runs ahead of their review count — include them when you collect offers and see what they come back with. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.9Total Review Count 57Recent Avg Rating 5.0Recent Review Count 7Rating Breakdown5★ 564★ 03★ 02★ 01★ 1Pros

6. Tarek Buys Houses
VERIFIED CASH INVESTOR
Based in Anaheim, CAACCREDITEDVERIFIEDExpert take: Tarek Buys Houses is one of the most reviewed companies we feature here; the record is deep, even if recent reviews are light. Customers rate them 4.6 across 104 reviews. Most experiences were good; with this many reviews, not all of them will be. Recent reviews are thin, though — 2 reviews in the past 6 months — so current pace is hard to confirm. They've logged 7 years of verified review activity along the way, which grounds the volume. Enhanced screening is done here too: the company confirmed key details about the operation with our team. What scores best here is credibility; customer volume and recent activity both trail some distance behind it. History this deep deserves an offer request — the response itself will tell you how active they are. What stands outReview Score Average in CABBB Status Accredited, A+Active Since 2017Lifetime Avg Rating 4.6Total Review Count 104Recent Avg Rating 3.0Recent Review Count 2Rating Breakdown5★ 914★ 23★ 12★ 01★ 10Pros

7. Gordon Buys Homes
CASH INVESTOR
Mission Bay ParkBBB LISTEDExpert take: Gordon Buys Homes came in last on this San Diego list — which says more about the list than the company. Their overall score is above average nationally. The record shows 4.6 across 96 reviews — positive overall, short of spotless, and a fair showing for this spot on the list. Recent reviews run above their long-term line: 5.0 across the last 5. The operation isn't new: 8 years of verified review activity, and 14 years in business by their own account. They're BBB-rated A+, though not accredited, though the website is light on transparency. Nothing quite clears our strong bar, though customer record comes close — a profile just short of a clear strength. Ranked last here, they'd hold their own in plenty of markets — reasonable to include as you gather offers. What stands outReview Score Average in CABBB Status Not accredited, A+Active Since 2012Lifetime Avg Rating 4.6Total Review Count 96Recent Avg Rating 5.0Recent Review Count 5Rating Breakdown5★ 854★ 13★ 02★ 01★ 10Pros

What to know before selling to a cash home buyer company in San Diego, CA
Overview: the cash investor landscape in San Diego
San Diego has 157 cash buyer companies, but only 68 have enough of a track record to evaluate. Competition among the vetted local buyers works in your favor; the rest of the market is harder to see.
We identified 157 cash buyer companies in the San Diego area. 68 have enough of a verifiable track record to evaluate. The other 89 don't have enough public information for anyone to independently assess them.
-
Our analysis focuses on the local operators. The 7 on our featured list are the highest-ranked of the 17 credible local buyers — the cap is a display limit, not a quality cutoff. All 17 passed our evaluation standards. Another 31 statewide companies are credibility-eligible and active in this market.
-
The top companies are strong and actively competing. JiT Home Buyers, our #1 pick, carries a 5.0 rating across 50 verified reviews with a steady, established review history. OC Home Buyers, ranked #2, holds a 4.7 rating across 62 reviews. Both are a sign that vetted buyers are actively investing here, not just maintaining a listing.
-
Below the credible pool, the picture changes fast: limited reviews, unverifiable history, no third-party credentials. That gap — 68 credible companies out of 157 total — reflects a broader pattern in cash buying. Most of the activity happens through direct mail, door-knocking, and wholesaling networks rather than companies with searchable online reputations. An online track record creates accountability. Scams are a real risk in cash home buying, and the less visible the company, the harder it is to hold them accountable.
Cash buyer activity in San Diego runs close to the national average. About 8.4% of home sales here involve an investor buying a property to renovate and resell — compared to 10.6% nationally, putting San Diego about average on this measure. That's a separate category from distressed and bank-owned sales, so it's a clean read on how active investors are.
-
Distressed and bank-owned sales are a smaller share of the market here — about 1.3% of sales involve a financially pressured seller and 2.0% are bank-owned. Most cash buying is renovation-driven rather than distress-driven.
-
The more telling signal is the direction. Overall flip volume is up about 17% year-over-year, while sales involving financially distressed sellers are up about 70%, and bank-owned sales are up about 100%. When the distress side of a market moves like that, it usually means more sellers are turning to a fast cash sale rather than a traditional listing.
San Diego's housing market lands close to the national average — some measures favor sellers, some favor buyers, and the traditional sale path is a realistic option for most.
-
Here's how San Diego compares to national benchmarks right now:
- 35 days median time on market vs. 50 nationally [1]
- 2 months of housing supply vs. 3 nationally
- 17% of listings have taken a price cut vs. 17% nationally
- 99% average sale-to-list ratio vs. 99% nationally
-
So does that mean you should sell to a cash investor? Not on its own — market conditions are context, not a reason to act. But they shape what the traditional sale path looks like in San Diego right now. For sellers dealing with property-condition issues, timeline pressure, or financial distress, the gap between a quick cash close and a multi-month listing process is what matters most.
You have real options in San Diego: several quality buyers are actively competing, so you can gather more than one offer — and the right question is whether your situation calls for a cash sale at all.
-
A typical cash close here runs 7–30 days, compared to roughly 3 months from listing to close on the open market. That speed and certainty is the whole appeal — no financing contingencies, no showings, no repairs before closing.
-
The tradeoff is price. Cash investors pay well below full market value — that's the cost of speed and certainty. Whether that tradeoff makes sense depends entirely on your situation: your timeline, your home's condition, and how much flexibility you have. Either way, gather a couple of offers so you can see the full range before you commit.
How much do San Diego cash home buyers actually pay?
Cash investors in San Diego, CA typically offer 50–70% of a home's after-repair value, minus repair costs. In real terms, if you were selling a home for $906,000 (median sale price in San Diego, CA [1]), cash investor offers would likely be in the range of $510k–$670k. In other words, you're trading somewhere between $240k–$395k in equity for a fast, certain sale with no repairs, showings, or buyer financing.
Here's roughly where the other 30–50% goes:
| Low estimate | High estimate | |
|---|---|---|
| After-repair value (ARV) | $906,000 | $906,000 |
| Repair costs | −$90,000 | −$180,000 |
| Holding costs | −$25,000 | −$35,000 |
| Transaction costs | −$35,000 | −$45,000 |
| Investor profit margin | −$90,000 | −$135,000 |
| Your offer | ~$666,000 (74% ARV) | ~$511,000 (56% ARV) |
In other words, the 50–70% ARV minus repairs isn't all profit. Most of the gap is made up of costs the investor absorbs so you don't have to. The discount is the price of speed and certainty.
Your actual number will depend on condition (move-in-ready homes get a higher percentage of ARV than full renovations), the investor's business model, and competition. San Diego, CA has a moderate pool of vetted cash buyers — 17 local operators plus 31 statewide — enough to compare a few offers side by side.
Our own data suggests that sellers who explored both paths typically net 20–40% more listing with an agent — though the full cost of a traditional sale narrows that gap more than most people expect. Of course, that assumes your home is in sellable condition, you can wait 2–3 months, and you can cover carrying costs in the meantime. In a seller's market like this one, a well-priced listing may move quickly — which makes the traditional path more competitive than usual.
Should you sell to a cash investor in San Diego?
Selling to a cash investor is the fastest exit in San Diego — but the discount is steep even in a slower market. On a $905,872 home, cash offers land $271k–$451k below the median sale price. Listing isn't painless either — homes sit about roughly 35 days and price cuts happen — but most sellers still come out ahead. Talk to an agent first.
San Diego sits in the middle, so the decision comes down to your timeline and priorities. The gap between cash and listing is real, but listing costs are worth weighing before you take a discount.
-
Sell to a cash investor if speed or certainty matters more than price. On a $905,872 home, cash offers typically land between $455k–$635k — a $271k–$451k gap versus the median sale price. Across 26 Clever deals where sellers had both a cash offer and an agent sale, 73% netted more by listing, with a median gain of $65,000. Cash still fits when waiting compounds costs: two mortgages, a home tied up in probate, major repairs, or a deadline you can't move.
-
List on the open market if you can absorb the timeline. San Diego's numbers: 35 days on market, 2 months of supply, and about 17% of listings taking a price cut [1]. Commissions run ~$50k, and carrying costs add ~$2,250/month while you wait.
-
Consider an iBuyer or bridge loan for a faster timeline without the full cash discount. San Diego has iBuyer and bridge-loan programs. With 17 vetted local buyers, comparing across all your options is how you find which path actually nets you more.
How to spot a cash home buyer scam
Of the 157 companies marketing cash offers in the San Diego area, 89 don't have a verifiable track record. That's more than half. It doesn't make them scams, but it means a seller doing their own research online has very little to work with. Caution toward cash investors is common for good reason, and the warning signs below are your best filter.
-
They push for a same-day signature. Legitimate buyers give you time to review an offer with an attorney or a trusted advisor. If someone says the offer "expires today," they're trying to keep you from shopping around.
-
They can't show proof of funds. A real cash buyer can produce a bank statement or proof of funds letter before you sign anything. If they dodge that request, they may not actually have the money to close.
-
You can't find them online. Look up the company name with the California Secretary of State and search for reviews on Google and the BBB. No registered entity, no reviews, no address beyond a P.O. box: slow down.
-
They want money from you. Cash buyers profit from the gap between their purchase price and the home's value. They have no reason to charge you processing fees, appraisal deposits, or "earnest money."
-
They're not the actual buyer. Some operators lock your home under contract and then sell that contract to someone else for a fee, without ever planning to close themselves. This is called wholesaling. It's legal in California, but you should know if that's the deal you're signing.
The markers are straightforward: reviews you can actually read, a registered business entity, proof of funds provided upfront, and a written offer with a clear closing timeline. The companies on our featured list passed these checks. For anyone not on that list, the same standards apply.

Why trust us
Data and sources
We identified 161 cash home buyer companies in San Diego. We started with public business directories and review platforms, then narrowed the list to companies actively marketing cash offers to local homeowners.
We then collected data from third-party sources for each company — customer ratings, review volume, business credentials, and how long they've been operating. We reviewed company websites for additional information and key credibility signals. And we reached out to companies directly to verify operating status and key business details (this process is ongoing).
We use a mix of public and proprietary sources for local and state market data:
- Review and directory platforms: Company profiles on BBB, Google Business Profiles, Yelp, Trustpilot, and other major platforms — ratings, review counts, and business credentials.
- Public records: U.S. Census Bureau housing data, county property records, and state business registries.
- Clever Market Pulse: Local home prices, days on market, inventory levels, and sale-to-list ratios — pulled from Realtor.com, Redfin, Zillow, and Census data, updated monthly.
- Clever Market Heat Index: A 0–100 score for each housing market based on supply, demand, and pricing trends.
- Investor activity data: Public transaction records tracking cash buyer patterns — flip rates, distressed sales, and bank-owned property volume — at the local level.
How we score companies
Every company gets an overall score out of 100. The overall score reflects a combination of individual scores across four key categories. Each category's influence on the overall score is weighted in accordance with its relative importance and/or the depth and reliability of the data feeding into it. We are continually improving our source data and ranking methodologies. Here are the four categories we currently use to rank cash home buyer companies:
- Customer satisfaction: Based on verified reviews — average ratings, total volume, and how recent they are. A company with 200 reviews at 4.8 tells us more than one with three reviews at 5.0. We adjust for thin review histories so small sample sizes don't inflate scores.
- Credibility: How much we can verify about the company from independent sources — BBB standing, registered business status, website transparency, and whether they've been vetted by Clever. The more we can confirm, the higher the score.
- Recent activity: What the last six months look like — new reviews, consistent quality, and signs the company is actively buying homes right now. A strong score here means they're likely to respond if you reach out.
- Track record: How long the company has been operating and how steady they've been. Eight years of consistent activity scores higher than eight years on paper with most reviews from a single year.
Of the 157 cash property investors we identified in San Diego, 68 had enough data to get scored by our model. The other 89 didn't — so they're not ranked. Our featured list highlights the top-scoring cash investors from the group that met the minimum credibility threshold.
What the scores mean
A higher score means stronger evidence, not necessarily a better company. A lower-ranked company could be great to work with — we just don't have as much verifiable data to go on, so don't feel confident in recommending them.
You can see what's behind each cash buyer company's score in the profiles on this page. We update rankings regularly as new reviews come in and conditions change.
